Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/10/24: The tub faucet drips slightly when the off, the tub is tagged as such. The toilet in the bath with the shower runs continuously when the water main is on. Neither of these are an issue when the water main is off.
12/10/24: The inside of the residence has not changed in appearance since the last service call. The new drywall is waiting to be textured, painted & plantation shutters put back on windows. The inside of the residence will need to be throughly cleaned when renovations are completed. The garage appears to have had several inches of water in it during the hurricane but is currently dry. The walls on the front & the back of the garage are not concrete & may need to be remediated. Client is addressing. All ceiling fans are off. Mesh storm shutter on lanai is closed.
12/10/24: Some plants are blown over and wind whipped, both reported previously.
12/10/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, two pieces appeared to be important, photo below. Raised and lowered the back hurricane screens. Some debris/yard clippings blow inside the pool area under both doors, photo below. Some of this debris made it into the pool and is on the bottom.
12/10/24: Brought in one piece of mail with some sales flyers see photo below. Truly Nolan arrived to spray the lawn as I was leaving. Two large sections of pool cage screens are torn. The plates on both cars expire soon. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
12/10/24: The smoke detector just inside the hall from the garage is beeping indicating a low battery. Brought the buckets of paint behind the front pillars into the garage.
12/10/24: The pool water level was extremely low below the top skimmer port & the pool pump was running dry when I arrived. I turned off the pool pump, turned on the water hose & set the timer for 120 minutes to bring the water level back up. Brought in three pieces of mail with a stack of sales flyers see photo below. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/10/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Garage side entry door handle unlocked for access.
12/10/24: There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Put all sales flyers in the trash can. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
12/10/24: Drive by. Put the empty garbage cans back inside the garage. Closed the garage overhead door & made sure the side door was locked when leaving.
12/6/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
12/6/24: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 12. Front load washing machine lid is open to prevent odors.
12/6/24: Brought in eight pieces of mail with some sales flyers see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
12/6/24: All of the glass windows & doors throughout the residence will need to be cleaned on the outside. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
12/6/24: The lanai may need to be pressure washed soon photos below. The pool water level was extremely low when I arrived. I ran the hose in it & set the timer for 120mins to bring the water level back up. The ac system was still off & the thermostat was blank again when i arrived. I did not find any tripped breakers & I was unable to get the ac to turn on. The ac system will need to be repaired at this time. There is a small section of soffits damaged on the middle of the left side & front right corner of the house. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/5/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
12/5/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, reported previously. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust.
12/5/24: All of the storm shutters have been opened except the shutters on the lanai since the last service call. The storage room in the parking garage has been remediated recently & is waiting on new walls & door to be installed. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
12/5/24: The thermostat is set to 65 (heat)
12/5/24: I poured a few ounces of bleach in each toilet. I poured 4oz of vinegar down the AC drain.
12/5/24: Made sure the water heater, range & ice maker were off. The parking garage storage room has been remediated recently & is waiting on new walls & door to be installed. All ceiling fans are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All storm shutters are closed but cracked open for light.
12/5/24: Poured 2oz of bleach in each toilet
12/5/24: Made sure the water heater & range were off. The parking garage storage room has been remediated recently & is waiting on new walls & door to be installed. All ceiling fans are on. Checked all damp rid buckets. Monitoring the two spots on the upstairs ceiling closely. All storm shutters are closed but cracked open for light.
12/5/24: The sink in the upstairs bathroom is leaking at the trap, reported previously.
12/5/24: Permit for new ac system on front window. The new water heater which was recently partially submerged in flood water may need to be inspected by a professional plumber before being turned on & raised to try & prevent future water damage. The storage room in the parking garage has been remediated recently & is waiting on new walls & door to be installed. One of the sun screens on the lanai is damaged.
