Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

12/12/24: I poured vinegar down the HVAC condensate tube and then chased with water. Opened the refrigerator doors.
12/12/24: The tag on the vehicle appears expired. Monitoring all old water stains on the ceilings closely. Portable dehumidifier in kitchen read 44. All ceiling fans are on. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both attic spaces were dry. All storm shutters are closed. I left the shutter over the front door half open for now.
12/12/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. Spot on the wall in the office/den has not gotten any worse.
12/12/24: Removed a problem solved pest sign dated 12/9 from the front yard. Some large cracks have developed in the stucco & tiles along the back of the pool cage. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house is waiting to be replaced. Client is addressing. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
12/12/24: There are some perishable items inside the refrigerator. I removed a package of cheese from the refrigerator that was starting to get moldy see photos below. The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
12/12/24: Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer in the living room. All ceiling fans are off. All the clear panels on the lanai are off. Breezeway ceilings are still waiting to be painted. Left everything show ready & turned off all water main handles when leaving.
12/11/24: When I arrived, the fan for the HVAC system was set to circulate. It should be set to auto. The reason is when the fan circulates even when the system is not cooling, it begins to build humidity inside the home/condo. I set it to auto before I left that should bring down the humidity that we see in the readings above. I checked the golf course windows for damage, there was none. I placed the box of tiles at the front door inside the storage room.
12/11/24: I poured 1/4 cup of vinegar down the AC drain as requested.
12/11/24: The pool pump is set to pull from the bottom center drain. The water main was on upon arrival, the hose was in the pool so I suspect the pool company was using the timer to film the pool. I pooled the hose out of the pool because the time had stopped and the pool was in the middle of the slimmer port.
12/11/24: Some plants remain bent over a bit, they will require re-staking.
12/11/24: Brought in a package from target that was laying by the front door when I arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
12/11/24: The irrigation circuit breaker was tripped again. Trees out back are still leaning over from the storms. I brought the UPS delivery notice inside. The GFI under the electrical panel was tripped.
12/11/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The lanai has a great deal of sand and dirt, reported previously, and today it is wet from the rain.
12/11/24: The lawn has a small brown spot in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
12/11/24: There appeared to be some oil stains on the driveway pavers & an oil drain container was laying outside the garage when I arrived photos below. Brought in a package that was laying by the front door when I arrived photo below. Some of the landscape lighting appears to be damaged around the exterior of the residence. Water softener salt container is full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plants on the lanai.
12/11/24: Made sure the water heater, range & ice maker were off. Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. The ac air filter was recently changed. The humidity level was over 55% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
12/10/24: I poured a few ounces of bleach in each toilet. The valve inside the garage will not turn to completely off, reported previously. This means there would still be water pressure on the lines so I turned it off as well outside. The refrigerator is not cooling or freezing.
12/10/24: I placed the mail in the blue recycling bin in the garage as requested.
12/10/24: Water is to remain off and never ran. You have some plant and tree damage outside, reported previously. You also have lost some shingles on the caps off the roof, reported previously. The roof has been patched temporarily. The toilets are getting low as the RV antifreeze has evaporated some, photo below. I suggestion allowing me to run water into the system to ensure the drains and traps do not dry out. Ants are working the cracks of the side walk, may want to hire a pest control company to treat them prior to your arrival, Truly Nolen is my suggestion, 941-220-7719
12/10/24: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has a great deal of debris on the bottom, photo below. The neighbor (on the corner) suggested keeping the lights out front next tot the garage on as a deterrent for bad actors that may be looking through the community. I told her I would pass that suggestion on to you.
12/10/24: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
12/10/24: I brought in a pool slip from the lanai dated 12/5. The old softener equipment is still here. The door between the house and the door is unlocked. There is no front screen door. There are 3 bags of yard debris out front, however the yard has many many small twigs and branches that could be picked up. There are several places around the house that could be trimmed better, photo below. Several important pieces of mail photos below. Plants have plenty of moisture based on my plant moisture meter.
12/10/24: The dehumidifier read 52 and was running/working.
12/10/24: I did not see any more bugs in the kitchen after removing the container of bread crumbs on the last service call. The garage appears to have had water go several feet into the garage during the hurricane but is currently dry. The walls on the front of the garage are drywall & may need to be remediated. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
12/10/24: The garage has not been sanitized yet & the car is temporarily parked in the parking lot for now. The car will be returned to the garage once it is finished being sanitized. Both guest bedroom windows are still waiting for new screens. Facade of building & some damaged soffits are still waiting to be repaired. Client advised that the soffits & building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
