Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,271 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/30/25: Unplugged the battery charger on the kitchen counter. Made sure the water heater, range & ice maker were off. I did not see any ants inside the residence. All ceiling fans are off.
4/30/25: Brought in 10 pieces of mail & magazines with some sales flyers see photos below. The pool water level was slightly low again when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
4/30/25: New sod has been placed down in the front yard since the last service call see photos below. All ceiling fans are off. Water softener salt container is 1/2 full. Irrigation system is in the off position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered all the plants on the lanai.
4/30/25: Put both empty garbage cans back on the left side of the house. The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries removing the low battery warning from the display photos below. There appears to have been some activity inside the residence since the last service call.All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
4/30/25: Made sure the water heater, range & ice maker were off. Photo below of the area behind the ac air handler where the condensate drain line was recently repaired. The floor & surrounding areas were dry. Ac system uv light was blue. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
4/30/25: Made sure the water heater, oven & ice maker were off. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
4/29/25: Drive by. Checked the water level in the pool which was just below the middle of the top skimmer port when I arrived. I turned the hose on & set the timer for 60mins as it was also starting to rain which should bring the water level back up to over half the skimmer port. I made sure everything was closed & locked up when leaving.
4/29/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/29/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
4/29/25: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Ac thermostat settings say that it is currently connected to the WiFi internet. The new sliding glass doors & entry doors have not been installed yet. Plastic temporarily on furniture in living room & kitchen for protection. Will open all the damp rid buckets once the new door construction is complete. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Front load washing machine door is open to prevent odors.
4/29/25: Both new lanai doors have been installed since the last service call see photos below. There was an amplified termite & pest control service slip dated 4/16 on the kitchen counter when I arrived see photo below. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
4/29/25: Made sure the water heater & the range were off. There is a bunch of perishable items inside the refrigerator see photo below. There are a couple sections of soffits pushed up along the back of the house see photo below. Removed an elite pest sign dated 4/17 from the front yard. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
4/29/25: The entire lawn had excessive browning when I arrived see photos below. Made sure the water heater & oven were off. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
4/29/25: The humidity level is too high inside the residence with the ac system in eco mode. Turning off Eco mode to better control humidity & temperature levels inside the residence is recommended. The lawn has some browning in the front & backyard. The pool water level was low & the pool pump was sucking in air again when I arrived. I ran the hose in the pool during the entire service call to help bring the water level back up. The gutter downspout on the back left corner of the house is still waiting to be repaired. Brought in four pieces of mail with a stack of sales flyers see photo below. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
4/29/25: Brought in one piece of mail from the post office see photo below. Picked up the envelope from the kitchen counter. Made sure the water heater, oven & ice maker were off. Wine cooler was on & cold. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Left the water main on when leaving for the pool water auto filler.
4/28/25: Contractor access. Met with Adam & Josh from Hughes pest control & let them into the residence for inspection. I stayed with them until they were finished with their inspection. The technicians spoke with the client on the phone & stated that a centricon termite system will be installed. I will be meeting with Hughes next Wednesday morning for the installation. I made sure everything was closed and locked up when leaving. Brought in a sales flyer from the mailbox. 1:30pm-4:00pm.
4/25/25: Drive by. Put the key to the residence inside the lockbox on the front door per Jason ester the remax realtor.
4/25/25: The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
4/25/25: The hole around the buried tank in the front yard has been filled in since the last service call see photos below. Removed a problem solved pest sign dated 4/25 from the front yard. Brought in one piece of mail with a stack of sales flyers photo below. I left everything on when leaving for clients guest. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
4/25/25: One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running see photos below. Made sure the water heater was off. All ceiling fans are off. All storm shutters are open. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
4/25/25: Picked up the house key from the kitchen counter. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 58. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
4/25/25: Drive by. Went back to the residence after pavel the cabinet installer advised me that he was finished. Photos of the kitchen below. I made sure everything was closed & locked up when leaving.
4/25/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/25/25: Made sure the water heater, range & ice maker were off. The washable ac air filter is dirty & needs to be washed or replaced. All ceiling fans are off. Lanai screen door is locked.
4/25/25: Made sure the water heater, range & ice maker were off. There was a load of damp towels in the washing machine when I arrived. I put them all in the dryer for now. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
