Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/5/24: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The vehicle is water damaged & still wet inside. Storage room in parking garage has been remediated recently & is waiting on new walls & a door. Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
12/5/24: Both doors were open , no one was here, photos below. The AC is set to 71 so shouldn’t run today based on outside temperatures.
12/5/24: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
12/5/24: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
12/5/24: Unable to provide service for any length of time, condo was just treated with the ozone machines. There was no note on the door when I walked in. I could tell immediately that they had just finished. All items that were inside the rooms are outside on the lanai photo below.
12/5/24: The condo is under renovation from being flooded during Milton. The items left inside last service call are outside underneath the carport in prep for the ozone treatment to be done yet this week, photo below.
12/5/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with hot water. There has been no ozone treatment that I can tell.
12/5/24: I was able to connect the new battery maintainer & air dryer to the car as the old extension cord in the garage storage room has dried out & appeared to be working again. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
12/5/24: Visual check of SUV outside is dirty but otherwise appears fine. The kitchen sink trap leaks, reported previously and tagged as such. The bushes out front could be trimmed, reported previously. The guest bathroom toilet is filling very slowly, so slow it did not fill up the entire time I was here. It will be necessary to fill the tank manually and I did. It is tagged as such. The other toilet runs continuously so I tagged it as such. This doesn’t pose a problem as I shut the water main off after each service call. I retrieved the mail today, tow pieces appear important, photo below.
12/5/24: Brought in two notices from fedex that were on the front door when I arrived photo below. Made sure the water heater, range & ice maker were off. The downstairs ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided in the laundry room closet & wrote the date of installation on it. The air filters provided are the wrong size & need to be larger. Both plates on the vehicles appear to be expired. Wine cooler is off & door open. All storm shutters are closed. Building is still waiting on a small section of louvers to be replaced. Turned the water on & off using the water main inside the residence.
12/5/24: Soffit and fence damage reported previously remains in the same condition. The homeowner maintains the pool level remotely. The garbage disposal that’s been a bit loud and is now frozen. The thermostat for the house is blank and the system is not running. This does not pose an immediate problem with the current and forecasted humidity levels.
12/5/24: Brought in two packages that were laying on the front porch when i arrived photo below. The ac system appeared to be working correctly again. The humidity level was back under 60% inside the residence after having the ac system repaired. The roofing company arrived with maintenance personnel to inspect the water stain above the front door as I was leaving. The new water stain on the ceiling above the front door has not changed in appearance since the last visit. Will continue to monitor closely. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from a previous storm.
12/5/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was on in #603.
12/5/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
12/5/24: All of the storage rooms in the parking garage have been remediated recently & are waiting on new walls & doors. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
12/3/24: The pool pump is set to pull from the bottom center drain. The windows look very good so they must have washed the exterior after the power wash.
12/3/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
12/3/24: The lanai has some pieces of old screen laying around but all the screens have been repaired, reported previously. The large hurricane screen bottom remains bent. There is a rain diverter at the front door that needs repaired, reports previously.
12/3/24: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
12/3/24: I poured 4oz of water down the AC drain chased by 12oz of hot water. There was a packaged at the front door, I brought it into the garage. A photo of the package is below.
12/3/24: Client advised the damaged soffit & facia above the garage will be repaired soon. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
12/3/24: Pool cage is down, photo below. The pool pump is circulating as well as the pool heater.
12/3/24: Water is to remain off and never ran. You have some plant and tree damage outside, reported previously. You also have lost some shingles on the caps off the roof, reported previously.. The roof has been patched temporarily. The storm debris out front has been removed, reported previously.
12/3/24: Drive by. Went to the residence to perform an inspection but the residence appears to have been occupied since the last attempted service call on 11/19.
12/3/24: The pool water level was slightly low when I arrived. I ran the hose in it during the service call to help bring the water level up. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Mini fridge in living room was on & cold. All accordion storm shutters are closed except for the lanai shutter. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
