Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,970 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/26/25: The ac system was back on & appeared to be working correctly again after being repaired. An electric pump has been installed on the ac condensate drain line to help prevent the line from clogging photo below. Automatic ac condensate drain line cleaner attached to air handler is 3/4 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.6/26/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/26/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
6/26/25: Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
6/26/25: Found breakers #24 & #35 tripped in the breaker panel when I arrived & reset them. One of the new landscaping bushes on the right side of the house appears to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
6/26/25: The lawn has some browning in the backyard see photo below. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
6/26/25: Brought in one piece of mail with some sales flyers see photo below. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
6/26/25: Swept numerous dead hornets off the lanai floor & window sills again. I’m unable to locate where the hornets are entering the residence. Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
6/25/25: Read the note and picked up the envelope from the dining room table. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Stairwell was clean.
6/25/25: I did not see any ants inside the residence. All ceiling fans are off.
6/25/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
6/25/25: Removed an elite pest signed dated 6/19 from the front yard. The citrus tree that’s covered in the backyard appears to be dying. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
6/25/25: The hose connected to the chlorinator on the pool pump equipment is leaking while the pool pump is running. The lawn has some browning in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
6/25/25: The lawn was being mowed when I arrived. All ceiling fans are off. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered all the plants on the lanai.
6/25/25: All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
6/25/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 25% for now to circulate air & mitigate the high humidity level. The air coming out of the vents was warm & ac condenser will not turn on. I did not find any trip breakers. The ac system will need to be repaired at this time. Will contact the client & advise them of the situation. Will continue to monitor closely & adjust accordingly. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
6/25/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
6/25/25: Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
6/25/25: Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
6/25/25: All ceiling fans are off. Storage room door on breezeway is locked.
6/25/25: All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
6/25/25: All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
6/25/25: Contractor access. Met with ac technician Ryan with total comfort cooling & heating & let him into the residence for ac repair. Ryan stated that the condensate drain line was clogged. Ryan cleaned out the line & serviced the ac system restoring power to the system. I stayed with until he was finished & made sure the ac system was working correctly again. I made sure everything was closed & locked up when leaving.
6/24/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/24/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
