Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,851 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/4/25: The plate on the vehicle is expired. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.9/4/25: The lawn had just been mowed & the smoke detector in the master bedroom hallway was chirping when I arrived. I replaced the batteries with six new AA batteries provided on the kitchen counter and made sure to test it after installing the new batteries. Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
9/3/25: Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/3/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
9/3/25: The lawn was being mowed when i arrived. The humidity level was back under 60% inside the residence. Will continue to monitor closely and adjust accordingly. Weeds are starting to build up in the pool pavers. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
9/3/25: Weeds are starting to grow in the lanai pavers & deco drain. The garage door opener over the Corvette is making an intermittent beeping sound every couple of minutes. Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/3/25: All ceiling fans are off. Storage room door on breezeway is locked.
9/3/25: Found breaker #26 for the kitchen tripped when I arrived & reset it restoring power to the kitchen. Rebooted the internet modem. Made sure the water heater, range & ice maker were off. Found The lawn has some browning in the front yard. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered all the plants on the lanai.
9/3/25: The lawn is starting to look better throughout the entire yard. The tires on the car were starting to get a little low. I inflated them all to the manufacturer specifications of 33psi using my cordless inflator. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
9/3/25: Made sure the water heater, oven & ice maker were off. There are some perishable food items inside the refrigerator see photo below. Brought in one pool boy service slip dated 8/20 from the lanai. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
9/3/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
9/3/25: The guest bathroom shower faucet handle would not turn off during today’s service call & appears to need repair at this time. I was able to get the water to shut off by turning the water main off. I have tagged it as such. I did not see any ants inside the residence. All ceiling fans are off.
9/3/25: All ceiling fans are off. Stairwell was clean.
9/3/25: All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
9/3/25: The humidity level was still slightly over 55% inside the residence. I lowered the thermostat to 75 for now to circulate air and mitigate the humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
9/3/25: Left everything show ready when leaving. Checked damp rid bucket in storage closet.
9/2/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
9/2/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/2/25: Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client will address. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/2/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
9/2/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
9/2/25: The façade of the building was being repaired when I arrived photo below. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
9/2/25: Sections of façade on the front of the building were being repaired when I arrived photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
9/2/25: Removed a truly Nolan pest sign dated 9/2 from the front yard. Brought in one piece of mail see photo below. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
9/2/25: There are some perishable items inside the refrigerator. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 76.7% & 84.2. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
