Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/8/24: Brought in two large packages that were on the front porch when I arrived see photo below. The ac air handler was leaking water into the guest bedroom closet when I arrived. I turned the AC system off for now and removed everything from the closet see photos below. Will contact the client & advise them of the situation. Opened up All the storm shutters, turned everything back on & put the furniture back out etc for clients return. One of the storm shutters over the dining room windows will not open. The ac condenser access on the front of the building appears to be waiting on new louvers still. Mini fridge in foyer read 37/54. All storm shutters are open. Left the front door unlocked for the AC company when leaving.
8/8/24: The browning in the yard remains the same. The pool level is at the top of the skimmer port.
8/8/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/8/24: I did not find any obvious evidence of storm damage to your home with the exception of one blown out screen on the lanai, photo below.
8/8/24: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
8/8/24: Browning in the yard remains the same. I poured 4oz of vinegar down the HVAC condensate tube. Pool level is at the top of the skimmer port. Some plant damage, reported previously. I did not find any obvious evidence or storm damage to your home. There was an Express UPS letter at your front door, photo below.
8/8/24: The upstairs humidity level was slightly over the acceptable level of 60% when I arrived. I lowered the humidistat to 60% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
8/8/24: Drive by post storm check. Did not see any evidence of water intrusions anywhere throughout the residence. Power was on & the ac system was working correctly. Vehicles were ok.
8/8/24: Raised and lowered the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. I did not find any obvious evidence of storm damage to your home. The smoke detector on the ceiling just off the staircase downstairs is chirping indicating a low battery.
8/8/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
8/8/24: The storm shutter over the front door was closed when I arrived. I opened it halfway to enter the residence. The west addict had water on the floor again see photos below. Portable dehumidifier was off. I turned it back on before leaving. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
8/8/24: I poured vinegar down the HVAC condensate tube chased with water. Browning of the yard has not improved. I did not find any obvious evidence of storm damage to your home.

8/8/24: Brought in one piece of mail with some sales flyers see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
8/8/24: I found a large package in the front bedroom, photo below. I found a very slight ceiling spot in the office/den, photo below. On my walk around outback one of the large palm fronds has split one of your bushes, two photos below.
8/8/24: There is some heavy washout starting to happen on the back right corner of the house which may start to damage the concrete slab soon. The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
8/8/24: The few brown spots throughout the lawn are getting smaller. The plate on the vehicle appears to be expired. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
8/8/24: Browning of the yard has not improving in my opinion. There rare some ceiling spots I believe came from TS Debby, photos below. Location of issue by photo order 1) above kitchen range 2) along cabinets to the right as you walk into the kitchen 3) inside back corner of master closet 4) front bathroom ceiling
8/8/24: The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
8/8/24: A portable dehumidifier has been installed on the kitchen counter since the last service call and the AC air filter has been replaced. Portable dehumidifier read 30. Minor drywall work and painting is still waiting to be completed inside the residence and the lanai ceiling is still waiting to be finished. Terry advised that they will still be accessing the attic to install the blown in insulation soon. The entire residence will need to be thoroughly deep cleaned when construction is complete. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
8/8/24: Weeds & grass are growing in all the landscape beds. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Watered the plants during the service call.
8/7/24: I watered 2 of the plants on the outer pool deck, I watered 1 plant just inside the hurricane screen. I did not water the 2 plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously, appear to have been sprayed? Photos below of plants that have been blown over slightly.
8/7/24: I could not find any obvious evidence of storm damage to your home. Below is a photo of the back dining window with some past damage for your comparison.
8/7/24: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
