Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/30/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. There was a service slip from fire & ice heating & air conditioning dated 1/28 on the kitchen counter when I arrived see photo below. The inside of the residence is still waiting to be cleaned. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
1/30/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
1/30/25: Brought in an index card that was on the front door when I arrived see photos below. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
1/30/25: Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
1/30/25: All doors are locked. Watered all the potted plants. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address.
1/30/25: Brought in two pieces of mail with a stack of sales flyers see photo below. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced see photo below. There is a missing section of soffits on the left side of the front entryway of the house see photo below. Make sure the water heater, range & ice maker were off. There are numerous perishable items inside the refrigerator photo below. Found one of the living room sliding glass doors unlocked & locked it. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are off/open.
1/30/25: The pool water level was low again when I arrived. I ran the hose in it during the service call & set the timer for 120mins to bring the water level back up. The lanai may need to be pressure washed soon. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/29/25: Drive by. Brought all the Medicare documents collected during service calls to the post office for forwarding. Photo of the receipt with tracking number below.
1/28/25: The lamp on the right nightstand in the master bedroom is on.
1/28/25: The front yard appears a bit dry, photo below. Not any more dry than the neighbors as it appears.
1/28/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/28/25: More vinegar for the ac condensate drain line will be needed soon. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
1/28/25: I brought in a pool slip from the lanai dated 1/23. I watered all the plants within the pool cage.
1/28/25: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage. The pool level is below the skimmer port, pump is off and spa is empty, reported previously. Two tiny tarragon in top pool cage screen next to the bathroom door, reported previously.
1/28/25: There were 2 lamps on in the larger master bedroom I turned them off. The lamp next to the camera in the living room was on I turned it off. The slider in the dining area opposite the camera in the LR was unlocked, I locked it.
1/28/25: Brought in five pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
1/28/25: The pool pump is still making a loud noise while running. Client is addressing. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
1/28/25: One of the neighbors cars was in the driveway when I arrived. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Was unable to water the plants as there are no more water jugs provided. Put the keys back in the lockbox when leaving.
1/28/25: The inside of the residence has not changed in appearance since the last service call. The ac system is still off. Client is aware & addressing the situation. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
1/28/25: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
1/28/25: Brought in four pieces of mail with a stack of sales flyers see photo below. Will be bringing all Medicare documents to the post office for forwarding. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
1/28/25: The repaired section of roof & facia on the left side of the house appears to still be waiting on a new piece of metal flashing at this time. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
1/28/25: A new kitchen sink has been installed since the last service call see photo below. The guest bathroom sink appears to have been repaired & was not leaking during today’s service call. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
1/28/25: All of the weeds that were growing in the Landscape beds have been removed since the last service call. Removed several true green signs from throughout the yard. Brought in two pieces of mail with a stack of sales flyers see photo below. Did not use the garbage disposal as it is temporarily broken. Client is addressing. I made sure to use the left side sink only. Cleaned up some dead ants in the master bathroom. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
1/27/25: A new pool pump motor has been installed since the last service call see photos below. The new pool pump was on & appeared to be working correctly. Some utility wires were being installed on the power pole in the front yard when I arrived see photos below. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
