Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!

8/7/24: All ceiling fans are off.
8/7/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water. The two front tiny trees are blow over a bit, photos below.
8/7/24: Weeds are starting to build up in the landscape beds and pavers see photos below. The lawn still has a couple small brown spots in the backyard & left side of the house that are getting smaller. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
8/7/24: The browning in the yard is about the same. The lanai has gotten dirty at the outside edge, reported previously. I could not find any obvious evidence of storm damage. There is a spot on the ceiling in the front bathroom, photo below. But as I recall, that’s been there as it appears to be an old spot painted over. Front tree has blown over a bit, photo below.
8/7/24: The condensate drain pan underneath the air handler in the garage is starting to rust out on one end from condensation see photos below. Brought in three pieces of mail with some sales flyers see photo below. Ran the mesh storm shutters up & down for a preventative maintenance. There are some perishable items inside the refrigerator. All ceiling fans are off. The concrete privacy wall by the garage side entry door on the front left side of the house is starting to detach from the side of the house. All storm shutters are closed. Will run the mesh storm shutters on the lanai once per month for preventative maintenance. Visual check of the boat photo below.
8/7/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a smell to it. I did not find any obvious evidence of storm damage to your condo. The lanai has a great deal of sand and dirt, photo below.
8/7/24: Brought in four new AA batteries and replaced the batteries in the keypad on the front door restoring power to the keypad. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
8/7/24: I checked under the windows for wet carpet and I did not find any dampness. The window next to the kitchen where the two chairs are in front of the window. It has dead bugs inside, the wood blinds and on the floor, reported previously. I could not see any live bugs. I did not find any obvious evidence of storm damage.
8/7/24: It was warm inside the residence & the ac thermostat was not holding set temperature when I arrived. I found the condenser not running and was unable to get it to turn on. I did not find any trip breakers. The AC system will need to be repaired at this time. Weeds are starting to build up in the landscape beds & pool pavers see photos below. The backflow preventer on the left side of the house is dripping water. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
8/7/24: The MB toilet fills very slowly, I think it has to do with the flapper leaking a bit, so I turned the toilet tank off at the wall valve just in case the water is turned on inadvertently. The ceiling fan light on the left of the lanai is on and will have to remain on until they return cannot figure out how to shut off. The light just is due the front door was on as well as the one above the alarm pad, even before I walked in. The lamps next to the MB bed were on. The door to the garage was unlocked. I corrected these. When I first walked in, I guess I got thrown a little bit with all the lights on thinking maybe your neighbors were still there? Anyhow, there was no beeping of the alarm system at the pad, so I thought maybe it had been left turned off. Then a few seconds later, I realized when it started to go off that I needed to shut it down and there must be no beeping as a warning inside your home Other home alarms do. Tried to call you, but got disconnected immediately. Figured maybe you were dealing with the alarm company. I found one plant bent over from the storm, photo below. I straightened it as best I could, but it’s my experience with those thin rods. There are no match for wind and plant weight. It will probably be blown over the next time I come.
8/7/24: The lawn has some browning in the front yard. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
8/7/24: I did not find any obvious evidence of storm damage to your condo.
8/7/24: One of the neighbors cars are in the driveway. Lanai screen door is locked. All storm shutter panels are on. Green slip in mailbox.
8/7/24: I did not find any obvious evidence of storm damage to your home. I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner. I pulled a Stayton Pest Control sign dated 7/31 from the yard.
8/7/24: Cleaned up some gecko droppings off the floors in the kitchen and living room. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
8/7/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two new and primary armadillo holes appear to still be active. The HVAC system is not functioning properly. The air handler runs but the condensing unit outside does not. I turned the system off at the thermostat no need to run it until repaired. The pool overflow hose was hooked to the pool equipment, photo below. Pool level is at the bottom of the coping.
8/7/24: The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the batteries with two new AA batteries provided from a kitchen drawer and made sure to test it after installing the new batteries. Lawn conditions have almost returned to normal. The lawn just has some slight browning throughout. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
8/7/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The smoke detector in the living room is chirping, indicating it will need a battery replaced. It is not an issue as long as no one is staying here in my opinion. I did not find any leakage or damage that’s obvious from the storm.
8/7/24: The smoke detector in the master bedroom is defective and needs to be replaced. Lawn conditions have returned to normal. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
8/7/24: Visual check of the car, battery maintainer had power. I found some water sitting in the usual spots on the lanai, however the are just outside the MB slider has algae growing, photo below. The suction cup shelf in the master bath shower has fallen, photo below.
8/7/24: Weeds are starting to grow in the pool pavers & deco drain on the lanai see photos below. The ac thermostat was blank & the ac system was off when I arrived. I did not find any tripped breakers and was unable to get the thermostat to turn on. The AC system needs repair at this time. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. All the plants appear to be healthy. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
8/7/24: I poured vinegar down the HVAC condensate tube then chased with water. When I arrived the company that is power washing the tile roofs on the garages had turned your water on and is using the spigot next to your front corner. I turned the Water main off inside and I’ll return it to its original position when this work has been completed.
8/7/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
8/7/24: Water is to remain off per client. I insured that the water valves were off outside. I made sure the slider between the 2 areas was closed upon departure. I did not find any obvious evidence of storm damage to your home. There is water setting out back, photo below. I blew off the front and back decks.
8/7/24: Turned the water heater, range & ice maker back on for clients return & left the water main on when leaving. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
