Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/2/25: Storm shutters on lanai are closed.1/1/25: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, reported previously. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust. I moved the thermostat down to 75 from 78 because of the recent high humidity levels the past service calls. The temp outside during this time of year rarely gets to or exceed 78 for any length of time. Moving the thermostat down will allow it to run several times per day to help mitigate the humidity issues.
1/1/25: I poured a few ounces of bleach in each toilet. I poured 4oz of vinegar down the AC drain.
1/1/25: The smoke detectors in both hallways are chirping which indicates the batteries are low. There are no pool cage screens with major damage, there could be small tear somewhere that I didn’t see but the panels are all intact. The cable spanning from the back corner of the house to the telephone pole is hanging a foot or two off the ground still, photo below. I pulled a PuCor Pest Control sign dated 12/27/24 from the front yard.
1/1/25: Poured 2oz of bleach in each toilet
1/1/25: I turned the thermostat down to 74° to help mitigate the higher humidity inside. The forecast is for the temperatures to stay in the mid 70s for the most part over the next week or two so we need to have the thermostat set a bit lower for that kind of a forecast so that it may run a half a dozen times during the day to help keep the humidity down. Of course, next time through I’ll check to make sure that happened and if it has, we’ll go ahead and reset the thermostat to a higher setting. I could tell the humidity had been high inside the unit because there was mold growing along the water lines in the toilets.
1/1/25: Humidity is a bit high and it will be for the next week or so if it remains at 80° because the temperature outside isn’t expected to be any higher than the mid 70s. I think the best course of action for at least the next two weeks is to move that thermostat to at least 75°. It still won’t run very often but it will run frequently enough to try to keep the humidity under 60% where it should be. When I arrive the next time through, we’ll see what the forecast will be and I can adjust the thermostat accordingly. I made sure the system was cooling before I left, and that should remedy the higher humidity. There was a package at the front door that I brought inside, photo below.
1/1/25: Condo is under renovation from being flooded by Helene and Milton. Photos of the condo below. There was a key in the door and it was closed to the jamb but not tight to the jamb. So it wasn’t open but not completely closed see photo. The humidity is way too high so I’ve turned the thermostat down to 72° and the humidity thermostat to 40. This should help mitigate the lower temperatures outside the higher humidity inside. Of course leaving the door cracked open is not a very good practice because the humidity from outside comes in. The reason the door is not locked nor closed all the way is because the door has swollen and will not close completely.
1/1/25: Both swinging doors were unlocked. I locked them. The slider was locked.
1/1/25: The humidity is high so I called the home owner to discuss moving the thermostat to 74 for the next 2 weeks. Brought a package that was at the front door inside.
1/1/25: The condo is under renovation from being flooded during Milton. The items identified and photographed that were outside underneath the carport are still outside. The humidity is very high that happens this time of year and thankfully you have a humidistat we can use to help mitigate that. Best thing to do is set the thermostat to 72°, which is about the lowest temperature we’ll have during any given day, but set the humidistat to something lower as I have here today at 35. What we’re trying to do is on cool days such as today when the temperature outside is only 73-74° once the temperature goes above 72° inside and the humidity is well above the setting of 35 the system will run and remove the humidity or until at least the temperature gets to 72° which ever comes first.
1/1/25: All items that were inside the rooms are outside on the lanai, reported previously. The back slider door was not locked. I locked it. Secondly the lights were on in the master bath and the master bedroom. I shut them off. The thermostat is set to 70°. it is reading 70°. The humidistat is set to on which means that it’s running from the thermostat itself the fan for the air handler is set to on, which means it blows all the time. This is not something I agree with it should be on auto in my opinion. If what we’re trying to do is keep the humidity down that thermostat needs to be set to auto. Running the fan all the time creates humidity within the system and blows it out into the condo. That’s why at 70° in here you’re not getting the humidity is high.
1/1/25: Visual check of SUV outside is dirty but otherwise appears fine. The kitchen sink trap leaks, reported previously and tagged as such. The bushes out front could be trimmed it is actually dangerous to try to turn the water on/off without getting very scratched up, reported previously. The guest bathroom toilet is filling very slowly, so slow it did not fill up the entire time I was here. It will be necessary to fill the tank manually and I did. It is tagged as such. The other toilet runs continuously so I tagged it as such. This doesn’t pose a problem as I shut the water main off after each service call. I retrieved the mail today.
1/1/25: The dehumidifier in the guest bathroom, read 60 and had water in the tube/hose. The dehumidifier in the master bathroom, read 55 and had water in the tube/hose. There is a large trailer on the dry, photo below. I removed an undated Ugly Bug pest control sign from the front yard.
1/1/25: Soffit and fence damage reported previously remains in the same condition. The homeowner maintains the pool level remotely. The garbage disposal that’s been a bit loud, it was frozen but I freed it up today. The thermostat for the house is working again, not sure how or why we had a blank screen 6 weeks ago. The humidity is a bit high however we have had some low daily temps combined with high humidity days leading up to this situation. I turned the thermostat down to 75 so when the temperature increases later the AC will run but certainly not often as the outside temps are to be low well into the future.
12/31/24: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
12/31/24: The pool pump is set to pull from the bottom center drain. I lowered the pool heater down to 70° as I couldn’t find an off button on the controls. This should keep the pool heater from running. The water main was on upon arrival I turned it off. I turned the thermostat down to 75° to help mitigate the high humidity.
12/31/24: Client advised they will address the damaged soffit & facia above the garage when they return. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
12/31/24: The lanai has some pieces of old screen laying around but all the screens have been repaired, reported previously. The large hurricane screen out back is up. It looks better but still bent from what I can see, reported previously. There is a rain diverter at the front door that needs repaired, reports previously. The humidity inside is a bit high, but that’s been pretty much every home today because the humidity is so high still outside. The temperature outside also isn’t even above what the temperature is set to inside on the thermostat so the system has not ran. As long as it stays in the lower 60s it should be OK.
12/31/24: There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe see photos below. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in to four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
12/31/24: I watered 4 plants outside (0 inside) the hurricane screen out back and the 3 plants out front.
12/31/24: The pool pump filter canister is now leaking when the pool pump is running see photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The plates on both vehicles appear to expire soon. Large propane tank on left side of house only has 25lbs of propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
12/31/24: I poured 4oz of water down the AC drain chased by 12oz of hot water.
12/31/24: Some of the cracks around the edge of the pool appear to be getting bigger see photos below. Ran water throughout the residence during the entire service call & did not smell any odors in the water. The pool cage & lanai may need to be pressure washed soon. Shed door is locked.
12/31/24: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has a great deal of debris on the bottom, reported previously. The humidity is a bit high however it is a very humid day and the thermostat setting is above the outside temperature so the system is running infrequently. I set the thermostat to 76 to help mitigate the humidity.
