Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/9/24: Weeds beginning to grow in the cracks of the pavers on the lanai. I found 3 ceiling spots that may have been created by TS Debby. The first photo is from the MB bathroom, 2) is the ceiling of the bathroom off the workout room, 3) along the outer wall of the workout room.
8/9/24: Checked all damp rid buckets.
8/9/24: Tested the lock box on the front door and the key inside which were both working correctly. Will water the plant on the lanai every other service call.
8/9/24: The water heater and the recirculating pump are to remain on as discussed with homeowner. I did not find any obvious evidence of storm damage to your condo.
8/9/24: Lawn conditions have returned to normal. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
8/9/24: Ran the keurig coffee maker & made sure it was off when finished. The plate on the vehicle appears to be expired. Lawn conditions have returned to normal. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
8/9/24: One of the water softener tanks on the right side of the house was dripping water when I arrived. Will contact the client and advise them of the situation. The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
8/9/24: Put the remote for the front door shutter and set of keys for all the other shutters back inside the residence. Closed the shutter over the front door when leaving using the wand for manual operation after turning the power breaker off. One of the water supply valves underneath the kitchen sink has a slow drip leak see photo below. The pool pavers may need to be pressure washed soon. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. All storm shutters are closed.
8/8/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

8/8/24: The new gutters have been installed on the building since the last service call see photos below. The garage side entry door has been locked since last service call. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
8/8/24: The new gutters have been installed on the building since the last service call see photos below. The garage side entry door has been closed and locked since the last service call. All storm shutters on the lanai are closed.
8/8/24: New gutter installation on the building appears to have been completed since the last service called see photos below. Opened the storm shutter over the front door & put all the plants back out on the front porch for now. I did not see any water stains on any of the ceilings throughout the residence. Portable dehumidifier upstairs read 57. Watered all the plants on the lanai. All storm shutters throughout the residence are closed. Left the door handle on the front door unlocked when leaving.
8/8/24: I did not find any obvious evidence of storm damage to your home. There was a package at the front door. I brought it inside and placed it on the bench to the left of the small garage entry door. There was dirt on the bottom of the pool, photo below.
8/8/24: The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
8/8/24: No van in the garage this service call. I found one spot on the ceiling in the front corner guest bedroom next to an air supply vent, photo below. I also found a garden hose at the right font corner of your yard, photo below. I brought it inside the garage.
8/8/24: Photos below of all the walls and ceilings recently painted throughout the residence. All ceiling fans are off. All storm shutters are closed.
8/8/24: A portable dehumidifier has been installed on the kitchen counter since the last service call see photo below. Portable dehumidifier in kitchen read 62. The garbage disposal appears to be seized & im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
8/8/24: I did not find any obvious evidence of storm damage to your condo.
8/8/24: The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All ceiling fans are off except for the fan in the dining room. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
8/8/24: The commercial fan was still running in the master bedroom when I arrived. The inside of the bedroom has not changed in appearance since the last visit see photos below. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed except for two in the front that will not go down. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
8/8/24: The browning of the lawn remains the same. I watered the plants on the lanai. Each car charger had power. I found two small ceilings spots that could be indication of a roof issue, 1) in the bedroom off the garage on the outer wall above the window 2) on the same wall but in the master bedroom closet. Photos in order below. The third image is the baseboard under the bedroom off the garage under the window. The fourth photo is the garage which I know has had this damage but wanted to include it in the report. The thermostat is blank and appears not to have power. The AC system has not ran the entire time I’ve been here.
8/8/24: Opened the storm shutter over the front door. The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.

8/8/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on for the pool auto fill. I found a few questionable spots on the ceiling, photos below. 1 & 2) in the kitchen above the sink and towards the wall with the fridge (may be harder to see). Third photo is of the living room some browning but not sure if that’s just how it is. Next two are of the hall just outside the kitchen. Last one is the master bedroom closet toward outer wall.
