Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/9/24: Removed a fine design pest sign dated 8/8 from the front yard. The car has been returned since the last service call. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
8/9/24: Must go through the garage to enter the home. The lawn is really not improving much anymore. Tub in guest bathroom has a note not to run water. Photos of the yard below.
8/9/24: Met Andy Marth at 2pm so he could inspect the windows.
8/9/24: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
8/9/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address when they return.
8/9/24: Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.
8/9/24: All ceiling fans are off. Lanai screen door is locked.
8/9/24: I poured an ounce of bleach in each toilet. I poured vinegar down the HVAC condensate tube and chased by water. I found some ceiling spots that appear to be from Debby. First two photos are from the master bedroom. The third from the common wall of the laundry room. The fourth from the front bedroom on the wall that meets the garage. The fifth in the TV room, the recessed light closest to the front door.
8/9/24: All ceiling fans are off. The old water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.

8/9/24: The guest bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Clients can address when they return. All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
8/9/24: The car has been removed from the garage since the last service call. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
8/9/24: All ceiling fans are off.
8/9/24: I poured a few ounces of bleach in each toilet. I found several spots along areas where the ceiling meets a wall. Some are inside walls and other outside walls. Outside walls make a bit more sense to me but I am puzzled about the inside walls. The first phot is the wall in the bedroom adjoining the guest bathroom and this is the shared guest bathroom wall. The next photo is that of the corner shared wall with the neighbors in the laundry room. The next 3 are in the office. The next 2 are in the master bedroom, opposite corners - one outer wall and one wall shared with the neighbor.
8/9/24: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
8/9/24: Portable dehumidifier in kitchen read 44. Checked light timer in living room. Lanai screen door is locked.
8/9/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. I found one ceiling issue in the garage just inside the door. I think we had so much rain it backed up that corner because of the overflow shield. Photos of both below.
8/9/24: All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
8/9/24: All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Green slip in mailbox.
8/9/24: The ladder is still in the kitchen and a few towels and sweeper just inside the door. I poured a bottle of vinegar down the HVAC condensate tube. I did not find any obvious evidence of storm damage to your home. I did not have access to the small garage so I cannot report about the interior of it.
8/9/24: Photos of all the landscaping below. Watered the new triple Pygmy date palm by the back door with numerous gallons of water. The new palm tree is alive & appears to be healthy. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
8/9/24: All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
8/9/24: Weeds growing in the cracks of the pavers on the lanai, reported previously. The pool pump has a leak but I cannot identify exactly where, reported previously. Bushes have been trimmed back. I did not find any obvious evidence of storm damage to your home. The pool level is up to the bottom side of the coping.
8/9/24: Sprayed an active hornets nest over the front door. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
