Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,603 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/24: The inside of the residence appears to have been cleaned recently. Portable dehumidifier read 66. Ceiling fan is off. Left the water main on when leaving. All storm shutters are open.
8/12/24: There was a half submerged jet ski in the water behind the house and a torn pool cage screen on the left side when I arrived see photos below. The water spigot for the pool water auto filler has been replaced since the last service call see photo below. Brought in one piece of mail with some sales flyers see photo below. The inside of the residence appears to have been clean recently. Raised the ac thermostat to 78. The plates on the vehicle and boat trailer are expired. The main refrigerator is still off and waiting for repair. The temporary refrigerator & freezer were both on and cold. All storm shutters are open.
8/12/24: The humidity level was below 60% inside the residence again. I raised the AC to 71 for now to save energy. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
8/12/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, none appeared important. Weeds growing on the lanai, will spray next week just as been too busy with storm issues. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. I found a very slight spot on the ceiling in this bedroom (Off the garage), photos of the ceiling and the roof outside above it, below.
8/12/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
8/12/24: Excessive weeds & grass are starting to build in the landscape beds. The lawn still has some slight browning throughout the yard. Watered the potted plant inside & the potted plants on the front porch. Drywall texture falling off front & back porch ceilings. Client is aware. All storm shutters are off. Left the water main on when leaving.
8/12/24: I watered the plants in the pool/lanai area as instructed. I found a pool company slip on the lanai, not dated.
8/12/24: The new water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The pool pump still appears to be leaking while running. Monitoring all water stains on the ceilings closely. Mini fridge was on & cold. Wine chiller read 59/45. Ac thermostat fields #1-#4 are all of the bedrooms & dining room. Kitchen thermostat readings are written in the observations field. Kitchen thermostat by garage door read 78/76. Temperature & humidity were 77.3 & 56.3%. Thermostat by refrigerator read 78/78. Temperature & humidity were 77.9 & 55.2%. Right side pool cage door is locked. Left the water main on when leaving.
8/12/24: Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. Weeds on lanai are getting very high, photo below. Met Rich the plumber , he arrived about 10:10 am. I left while he swapped out the water heater. I turned about 11:45 am.
8/12/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
8/12/24: Brought in three pieces of mail with some sales flyers see photo below. Ran the storm shutters up & down for preventative maintenance Excessive weeds and grass are starting to build up in the front landscape bed. Client is addressing. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
8/12/24: Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
8/12/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
8/12/24: Closed the blind over the living room sliding glass doors. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots in the back yard. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is temporarily unlocked for storm shutter repair. Almost all storm shutters are currently off/open.
8/12/24: The large damp rid bucket inside the car is full and needs to be replaced. There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. Weeds & grass are growing in the deco drain on the lanai. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
8/10/24: I poured vinegar down the HVAC air handler condensate tube. I started the car, I moved it a foot and it idled during the service call.
8/10/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 10oz of water.
8/10/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
8/10/24: I poured an ounce or two of bleach in each toilet. Half tripped breaker for the dishwasher (again), see photo.
8/10/24: Contractor access. Waited at the residence for the Xfinity technician for a 9:45am- 12pm appointment which arrived at 10:32am. I stayed with the technician until he was finished & made sure everything was locked up when leaving. I had to move the vehicle out of the garage so the technician could access the attic. The technician found a broken powered splitter in the attic causing signal loss to the Internet modem photos below. The technician replaced the splitter restoring signal to the Internet equipment. Contacted the client& confirmed that their security cameras and AC thermostats were back online. The smoke detector in the sitting room next to the dining room was chirping when I arrived. I replaced the battery with a new 9V battery provided from a kitchen drawer & made sure to test it after installing the new battery. 9:00am-12:00pm
8/10/24: I poured vinegar down the HVAC condensate tube then chased it with water. I found some troubling spots under three windows. 1) in the den/workout room 2) the window in the dining room and 3) master bedroom (2) photos because it’s so big
8/10/24: The doorbell camera is flashing red. The MB bathroom vent is loose, photo below.
8/10/24: Raised and lowered the hurricane screens. I ran the dishwasher and the washing machine. I found a dozen gnats in the guest bathroom near the garage and kitchen sink area. I killed all but a few and put stoppers in the sinks/tub. The washer was a few minutes from completion when I returned from driving the SUV, however the dishwasher shows 20+ minutes to completion? 8/9/24: Contractor access. Met with ac technician Thomas with Executive cooling & heating & let him into the residence for ac repair. Thomas stated that the coil has a refrigerant leak & has lost all refrigerant which will require an entire new coil. I stayed with Thomas until he was finished & made sure everything was locked up when leaving. 3:30pm-5:00pm.
8/9/24: The auto battery maintainer had power. I did not find any obvious evidence of storm damage to your home. One tree out back has a snapped branch and another nearly touch your home photos below.
