Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/16/23: There were two white cars in the driveway when i arrived see photo below. The pool pump appeared to be leaking photo below. The pool water level was slightly low. I ran the hose in it during the entire service call & set the timer to run for 45mins to bring the water level back up. There are brown spots in several areas throughout the lawn see photos below. Made sure the water heater & oven were off. Checked all damp rids. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving.
5/16/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai dated 5/10/23. No covered car in the garage. The pool level is within an 1” to a 1.5” of the bottoms of the skimmer port. I filled the pool while I was providing service but it needs more water. It appears the pool company comes on Wednesdays so they should fill it more then. Browning of yard photos below.
5/16/23: There was an alert on the ac thermostat display concerning routine maintenance when i arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/16/23: Made sure the water heater, range & ice maker were off. Found the back guest bedroom sliding glass door unlocked & locked it. The light on the irrigation timer in the garage was flashing. Positive battery terminal in car has excessive corrosion on it see photo below. Visual check of the boat photo below. All storm shutters are closed.
5/16/23: The pool water level was back up to the optimal level of half the top skimmer port. The master bathroom left sink has started to leak from the drain stopper connection on the trap underneath the sink when water is running through it see photos below. I shut the valves off & tagged it as such. Will send a video of the leak to the client via text. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The refrigerator & freezer were on but still warm inside. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed.
5/16/23: Drive by. Brought in nine pieces of mail & a small package see photos below. Will be bringing all important mail to the post office for forwarding. Made sure the front door was locked when leaving.
5/13/23: Drive by. Turned on the water main, water heater, ice maker & lowered the ac to 78.
5/12/23: Drive by + mail forwarding. Collected all mail from the mailbox & brought to the post office for forwarding using one of the envelopes provided. Photo of the receipt with tracking number below.
5/12/23: New roof construction progress photo below. The ac system was back on & appeared to be working correctly. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
5/12/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water damaged ceiling’s & walls in the living room, master bedroom & lanai storage room are waiting to be replaced. Watered the plant in the kitchen. Storm damaged soffits on building are waiting to be replaced.
5/12/23: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. Sections of drywall still removed from living room & kitchen ceilings. Sections of drywall still removed from both upstairs bedrooms. Water stains on master bedroom ceiling. Lanai & storage room damaged. Storm damaged soffits on building waiting to be replaced.
5/12/23: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 80 & the humidistat back up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly.
5/12/23: The new roof is complete & the scaffolding has been removed from the back of the building see photo below. There is some corrosion on one of the plumbing pipes above the water heater see photo below. There are some perishable food items inside the refrigerator.

5/12/23: The new roofs were complete & the scaffolding was being removed from the back of the building when I arrived see photo below. Made sure the water heater, range & ice maker were off. Unable to run water in the kitchen, front guest bathroom & front master bathroom sinks as they are all currently under renovation. Wine chiller in kitchen is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
5/12/23: Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived. Will contact the client.
5/12/23: Drive by. Went back to the residence to check on the pool & turn the water hose off. The pool water level was back up to the optimal level of half the top skimmer port.
5/12/23: Ran the mesh storm shutters up & down for preventative maintenance. The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged. There are several large cracks in the stucco on each side of the house. All storm shutters are currently open.
5/12/23: There are numerous tree frogs living inside the mailbox urinating & defecating all over the mail see photo below. The ac thermostat in the kitchen had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries removing the warning from the display. Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are currently open.
5/12/23: The exterior electrical outlet on the left side of the house by the ac condenser is excessively corroded & was laying on the ground when i arrived see photos below. A new electrical outlet will be required. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are currently open.
5/12/23: There was a permit for the new roof on the front of the house when I arrived see photo below. Old roof has been removed & prepped for the new roof see photos below. The pool water level was extremely low. I ran the hose in it during the entire service call & left the hose running while I performed several other services calls in the community. Will return in approximately 2hrs to check on the pool & turn the hose off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. Photo of the pool below. All storm shutters are currently open.
5/12/23: Put both empty garbage cans back inside the garage that were neatly up against the garage door when I arrived. Brought in two pieces of mail & package that was by the front door see photos below. There was a low battery warning on the ac thermostat see photo below. I replaced the batteries with two new AA batteries removing the low battery warning from the display. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
5/11/23: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Was unable to clean or flush the toilets as they have all been covered with plastic. All storm shutters on lanai are closed.
5/11/23: The storm shutter over the front window will not close see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 41. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
