Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/17/23: Picked up the key for the new keypad deadbolt. Made sure the water heater, range & ice maker were off. The cover is broken on the exterior electrical outlet on the right side of the house see photo below. Checked all damp rid bags. Replaced a full damp rid bag in the middle guest bedroom closet. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.5/17/23: Mini fridge in living room is off & door propped open.
5/17/23: Made sure the water heater, range & ice maker were off. Found the guest bedroom window unlocked & locked it. Checked small damp rid buckets in storage closet. Will start the car on the next service call.
5/16/23: Pool pump draws from the bottom drain per client. I opened the garage door and left it open during the service call as we had discussed doing occasionally to help with the musty smell.
5/16/23: I watered 12 total plants out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. I hope reposition the camera for the client so that he could read the thermostat inside. The front door electronic lock didn’t work to begin with so I went through the garage and then got the door locked to work by moving the batteries. There is some Browning in the front yard, photos below.
5/16/23: Brought in six pieces of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Will pour the Nuline drain cleaner down the hvac condensate drain line once per month for preventative maintenance. All storm shutter panels are on.
5/16/23: I poured vinegar down the HVAC condensate tube then chased with water.
5/16/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
5/16/23: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client. Damaged roof, soffits & facia of the building are still waiting to be replaced/repaired.
5/16/23: Home under renovation from flood damage. Alarm is to remain off per client. The key box numbers were jumbled indicating somebody’s been inside the house. The water in the pool is too low in the pool, so I shut the pump off. I change the lockbox code as requested.
5/16/23: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The smoke detector in the front guest bedroom with the twin beds was chirping when I arrived. I replaced the battery with a new 9v battery provided from a kitchen drawer & tested it after installing the new battery.
5/16/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened photo below. There is a circuit breaker that keeps tripping, so I have kept it off. Photo below of the breaker. Car in your driveway.
5/16/23: Brought in a three pack of new pleated ac air filters size 20x20x1 see photo below. I replaced the old ac filter & wrote the date of installation on the new filter. Ran the storm shutter up & down for preventative maintenance. The humidity level has been below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
5/16/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. I started the SUV and let it idle during the service call.
5/16/23: Ran the storm shutters down & back up for preventative maintenance. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be repaired. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
5/16/23: I poured vinegar down the HVAC condensate tube and then chased with water.
5/16/23: Made sure the water heater, range & ice maker were off. Found the left side guest bedroom window unlocked. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the ac thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
5/16/23: Watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. I did not find a package near the front door, nor a letter or package in the mailbox (Checked for there again this week) I raised and lowered the hurricane shy. I ran the dishwasher.
5/16/23: Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
5/16/23: The kitchen lights were on when I arrived. I turned them off before leaving. Ran the storm shutters up & down for preventative maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 50. Watered the plant in the kitchen & rotated it.
5/16/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside. I turn the thermostat from 73° to 78°. Only the deadbolt to the garage door was locked and I kept it that way.
5/16/23: The entire lawn is starting to brown see photos below. Client advised to turn the irrigation system back on. The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level up. All of the ac air filters throughout the residence are dirty & need to be replaced. The humidity level in the garage was still slightly over the acceptable level of 60%. I lowered the thermostat to 76 for now to lower the humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
5/16/23: When I arrived the air conditioner, condensing unit was rattling terrible but as I walked up at subsided. I sent a video to the customer with some of the rattle in it, but it wasn’t near as loud as what I heard from my first arrived. Even though the air conditioner was running inside, the temperature is coming from the vents for mid 70s at best. This indicates will not cooling efficiently. The humidity is higher than we like to see it as above 60% at 62%. Also, I found an error code of nine on the dehumidifier and it was not running. I reset it and got it running. It’s been running since I did so 15-20 minutes ago. In order to be sure the motor was not running backwards. I shut the system down at the circuit breaker turned it back on waited 10 minutes and when it came on, it was actually cooling again as I left, the humidity was under 60% in the air from the vents at about 64 to 65°.
5/16/23: The garbage can on the side of the house has garbage bags in it. The pool pump was leaking significantly when i arrived see photos below. Will send a video of the leak via text to the client. Made sure the water heater, oven & ice maker were off. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Left the water main on when leaving.
