Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,605 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/26/23: The roof was still being worked on when I arrived. Made sure the water heater, range & ice maker were off. The ac system is currently off due to a return vent being covered over with drywall. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
5/26/23: The damaged soffits on the building have been replaced since the last service call see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water damaged ceiling’s & walls in the living room, master bedroom & lanai storage room are waiting to be replaced. Watered the plant in the kitchen.
5/26/23: The damaged soffits on the building have been replaced since the last service call see photo below. Sections of drywall still removed from living room & kitchen ceilings. Sections of drywall still removed from both upstairs bedrooms. Water stains on master bedroom ceiling. Lanai & storage room damaged.
5/26/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/26/23: It was warm inside the residence, the ac thermostat wasn’t holding set temperature & warm air was blowing out of the vents when I arrived. I found the ac condenser breaker had been accidentally turned off & turned it back on restoring power to the condenser. The ac started blowing cold air out of the vents again & cooled the residence back down to the set temperature. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/26/23: Put the car keys back inside the storage room & made sure the doors were locked.
5/26/23: Made sure the water heater, cooktop, oven & ice maker were off. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
5/26/23: New roof construction progress photo below. Made sure the water heater, oven & ice maker were off. The living room & master bedroom sliding glass doors were unlocked. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
5/26/23: The water main to the home was on upon arrival. I turned it off upon departure. The automatic pool cleaner was working properly and not hung up. Brought in several sales flyers from the mailbox. I checked the small storage room of the pool. There was no car in the garage. There are 2 water spots on the ceiling just as you enter from the front door into the living room? I’m sure they’ve been there for a while, but just wanted to confirm, photo below.
5/26/23: Was unable to perform an inspection as the painters were at the residence when I arrived & stated that the doors could not be opened as they have started pressure washing with chemicals in the water that could drip onto the vehicles or inside the residence. Will return at another time.
5/26/23: The living room sliding glass door was not locked, I locked it. There is a jeep SUV in your garage as well as your car. I looked in the mailbox and at the front door and could not find a package.
5/26/23: There are numerous tree frogs living inside the mailbox. The mailbox appears to have too many large openings throughout allowing access. Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are currently open.
5/26/23: Started the car let it idle during the service call. The humidity is good now shouldn’t have any more issues. One photo of two pieces of mail. You may be interested in looking at below.
5/26/23: A section of soffits appears to be falling down on the left side of the house above the ac condenser see photos below. The exterior electrical outlet on the left side of the house by the ac condenser is excessively corroded. A new electrical outlet will be required. Previous water stain in guest bedroom has not changed in appearance. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are currently open.
5/26/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside.
5/26/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds.
5/26/23: New roof construction progress photos below. The rusty water main handle broke off in my hand when attempting to turn the water to the residence on see photo below. I was able to turn the water on & off using some pliers for now. The water main handle or valve will need to replaced. Ran water in the pool during the entire service call to help offset evaporation. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are currently open.
5/26/23: The living room smoke detector was not beeping? The browning in the backyard of the grass is about the same.
5/26/23: Brought in a box of iron out tablets for the toilets see photo below. I placed a tablet into the tank of each toilet for iron buildup prevention. Brought in one piece of mail with a stack of sales flyers see photo below. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
5/26/23: Drive by. Brought in 12 pieces of mail see photos below. Will be bringing all important mail to the post office for forwarding.
5/25/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Was unable to clean or flush the toilets as they have all been covered with plastic. All storm shutters on lanai are closed.
5/25/23: Portable dehumidifier in kitchen read 37. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation. Storm shutter over front window will not close.
5/25/23: Portable dehumidifier in kitchen read 50. Checked all damp rid bags. All storm shutters are closed.
5/25/23: New roof construction progress photos below. Air dryer by fireplace was on. All storm shutters are closed.
5/25/23: New roof construction progress photos below. Brought in two packages of toilet bowl cleaner for the bathroom’s see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered both humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 55. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
