Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,605 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/30/23: The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
5/30/23: Home under renovation from flood damage. Alarm is to remain off per client. Pool level is very low should be filled up about 3-4 inches. Pump is still off from last week when I was here? No auto fill mechanism installed as discussed.
5/30/23: The entire building & entrances were blocked off for what appears to be the start of new roof construction when i arrived see photos below. I was able to access the building on one end through the garage. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now this time to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
5/30/23: The entire building & all of the entrances were blocked off for what appears to be the start of new roof construction when I arrived see photos below. I was able to access the building on one end through the garage. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
5/30/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
5/30/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 52. Watered the plant in the kitchen & rotated it.
5/30/23: I poured vinegar down the HVAC condensate tube and then chased with water.
5/30/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off. Photo in previous report of the breaker. I started the car and it idled during the service call. Went to the mailbox as directed by the homeowner to check the mail.
5/30/23: Current lawn photos below. Irrigation system is back on. The pool water level was slightly low again when i arrived. I ran the hose in it during the entire service call to help bring the water level up. All of the ac air filters throughout the residence are dirty & need to be replaced. The humidity level in the garage was still slightly over the acceptable level of 60%. I lowered the thermostat to 74 for now to lower the humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
5/30/23: No SUV in the garage. Photos of weeds growing in the cracks of the pavers on the lanai/pool area.
5/30/23: Made sure the water heater, range & ice maker were off. There is some corrosion on the water valve above the water heater see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 60.3% & 83.1. Made sure to leave the water main on for the pool auto filler when leaving.
5/30/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. I did not find a package near the front door, nor a letter or package in the mailbox (Checked for theses again this week). The landscapers were trimming the bushes while I provided service. The front yard light is on, previously reported.
5/30/23: Drive by. Brought all important mail to the post office on Saturday for forwarding. Photo of the receipt with tracking number below.
5/30/23: There were drywall workers inside the garage when I arrived see photos below. Lowered the humidistat to 55%. Made sure the range & ice maker were off. There are large brown spots in several areas throughout the lawn see photos below. All storm shutters are currently open. Left the water heater & water main on for the workers when leaving per the client.
5/30/23: Your townhouse was quite comfortable when I arrived. AC is working properly. The dehumidifier was reading E9 again. Which from my investigation last time means that it needs repair or replacement. Photo below of the lanai windows that keep falling down. I’m not sure if they need an adjustment or what I’m doing wrong, but they just won’t stay up.
5/30/23: The pool pump was still leaking when i arrived photo below. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.
5/30/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets.
5/30/23: Turned off the irrigation system per the client. Checked all damp rids. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool pump still appears to be slowly leaking. Left the water main on when leaving. There are brown spots in several areas throughout the lawn.
5/30/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in a pool slip from the lanai I couldn’t read the date. Photos below of the palm fronds all around your home. I can’t believe all of these fell and just weak. I have to believe they’re not picking them up but how are they mowing the lawn?
5/30/23: There were brown spots in the lawn in several locations around the residence when i arrived see photos below. Removed a Problem solved pest sign dated 5/19 from the front yard. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.

The light on the irrigation timer in the garage was flashing. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.

The refrigerator was still not working & appears to need repair at this time. I turned off the breaker, removed all the perishable condiments from the refrigerator & opened the doors for now photo below. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed.
5/30/23: Drive by. Brought in seven pieces of important mail see photo below. Will be bringing all important mail to the post office for forwarding.
5/27/23: The exterior of the house has been pressure washed see photos below. The painters temporarily stored their equipment inside the garage for now. Ran the hose in the pool during the entire service call to help offset evaporation. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged & waiting to be repaired. There are several large cracks in the stucco on each side of the house. All storm shutters are currently open except for the mesh shutters on the lanai.
5/26/23: New roof construction progress photo below. The inside of the residence has not changed in appearance since the last service call. A section of drywall has been removed from the dining room & kitchen ceilings. A section of cabinets & sections of drywall have been removed from the kitchen. Sections of drywall removed from lanai storage room walls & door is open. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
