Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,970 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/18/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.2/18/25: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
2/18/25: Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building waiting to be repaired. Client advised that the building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
2/18/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. All ceiling fans are off. Mesh storm shutter on lanai is closed.
2/18/25: Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
2/13/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
2/13/25: A new door has been installed on the parking garage storage room but is still waiting on a new door handle & deadbolt locked to be installed see photos below. Grand aire services ac technician Blake was inside the residence performing routine maintenance on the ac system when I arrived. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
2/13/25: A new door has been installed on the parking garage storage room since the last service call but is still waiting on the door handle & deadbolt lock to be installed see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Permit for new ac system on front window. One of the sun screens on the lanai is damaged. Client will address.
2/13/25: Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
2/13/25: The ac thermostat has been raised to 76 since the last service call & the humidity level was over the acceptable level of 60% inside the residence again when I arrived. Maintenance appears to have been inside the residence starting to address the dining room window. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
2/13/25: Photo of the water heater information below. The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
2/13/25: Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
2/13/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
2/13/25: I had to remove mostly all of the fruits & vegetables from the refrigerator as they were starting to perish see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The car had an alert concerning maintenance on the dashboard when I started it see photo below. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. There is a missing section of soffits on the left side of the front entryway of the house. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are off/open.
2/13/25: The lanai may need to be pressure washed soon. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
2/12/25: The lamp on the right nightstand in the master bedroom is on. A trailer is in the drive, photo below.
2/12/25: The humidity in the garage is a bit high but the AC unit is running and the air coming from it is cooling. The front yard dryness appears to be no worse than last week. Some plants up front have lost their leaves, photo below. I checked the irrigation control box it has power. There was a new lag bolt on the lanai next to the pool, photo below. I could not determine where it came from. I brought it inside and placed it next to the hand saw I found in my first visit.
2/12/25: There is an electrician working on the main power box so the AC could be ran while I was on site. I could not make my way into the master bedroom and bath because the electrician had the door to the hall closed working on the panel. The condo is under renovation from being flooded during Milton. The humidity is a bit higher than suggested but within acceptable limits based on the conditions outside and the AC unit unable to run. The HVAC air handler does not have a filter which I would suggest it did when running. I could not find a filter to slip into the unit.

2/11/25: The pool water level was low & the neighbors had the hose running in the pool when I arrived. The neighbors stated they would turn the hose off when the pool water was back up to the correct level. Brought in one piece of mail with a stack of sales flyer see photo below. Make sure the water heater was off. Mini fridge in living room was on & cold. All accordion storm shutters are closed except for the shutter over the guest bathroom window. Made sure the garage overhead door was closed when leaving.

2/11/25: I turned the pool pump on briefly & it was no longer making a loud noise while running. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
2/11/25: The tag on the car expires soon see photo below. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Was unable to water the plants as there are no more water jugs provided. Put the keys back in the lockbox when leaving.
2/11/25: Brought in a notice from the Charlotte County property appraisers & one piece of mail see photos below. Some large packages of new insulation for the walls have been placed inside the residence since the last service call photo below. The ac system is still off. Client is aware & addressing the situation. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
