Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,611 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/15/24: Items in guest shower so I poured 32oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. I am filling the toilet bowl manually. There is a definite smell of some sort of chemical inside. Can’t be a cleaning chemical based on the ones I’m familiar with. Maybe a paint stripper? Also the lockbox had been used as the numbers were not returned to the 5555 I put them on each time I leave.
8/15/24: The outer room readings are 57.4% humidity and 87.2°.
8/15/24: Brought in one piece of mail see photo below. Plate on car is expired. Client advised they have the new registration sticker. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Storm shutters on lanai are closed but cracked open for ventilation.
8/15/24: I poured vinegar down the HVAC condensate tube and then chased with water. I swept all the tile areas that I could reach without moving furniture to clean up all the dead little bugs.
8/15/24: All ceiling fans inside are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All patio furniture cushions are inside. Do not paint lanai sign on front window. All storm shutters are closed.
8/15/24: Some of the storm shutters in the kitchen and breakfast nook have been opened since the last service call. All other storm shutters are closed. All of the damp rid buckets have been placed throughout the residence. The new water stains on the living room & dining room ceilings have not changed in appearance. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. All ceiling fans are on.
8/15/24: The car’s battery maintainer reads 100. Car cover was on correctly. I removed the wrap from the toilets as instructed.
8/15/24: There was a Fire & ice heating & air conditioning service slip on the kitchen counter dated 8/14 when I arrived see photo below. The plate on the car is expired. The building appears to be waiting on some siding to be installed on the peaks.
8/15/24: The circuit breakers in the image below were tripped. I reset them.
8/15/24: I swept all the tile floors and the file cabinet so we can see what is what next service call.
8/15/24: The two storm shutters that were open on the front of the residence have been closed since the last service call. The commercial fan was still running in the master bedroom when I arrived & the ceiling has not changed in appearance since the last service call photos below. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
8/15/24: The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
8/15/24: The damp rid buckets in the vehicle are full & need to be replaced. All of the storm shutters on the lanai are open, the storm shutter over the kitchen window is open, and the storm shutter in the guest bedroom is open. Some of the aluminum framework is still waiting to be repaired on the lanai. Some small tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
8/15/24: Toilets are covered, did not flush. The smoke detector in the MB is chirping, which indicates the battery is low and should be replaced. The #24 circuit breaker was tripped, I reset it.
8/15/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/15/24: The front of the building still appears to be waiting on some new louvers. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/15/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on the thermostat to keep set at 80. I found two ceilings spots that I am convinced are not wet and/or new but I want to document them with photos (below). The first is the ceiling as you walk in the front door. The second is I. The corner of the additional are (once the lanai I’m guessing) on the stairs side of the unit.
8/15/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
8/15/24: The condo smells a bit musty however I cannot find any reason why.
8/15/24: The inside of the residence appears to have been cleaned since the last service call. The lanai has been cleaned but there is still a large piece of batts insulation from the ceiling repair laying on the floor. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
8/15/24: Humidity is slightly high but still within acceptable limits. I did not detect any really loud or abnormal sounds from the AC. The air handler is a bit louder than others but not excessively.
8/15/24: Condo under renovation, photos below. The humidistat was set to 65 which should never be set above 60 and best at 55. I tagged the humidistat and thermostat to ensure the proper settings in the future, photo below.
8/15/24: Replaced the battery in the ring doorbell with a fully charged battery & put the other battery on the charger. The storm shutter over the front door was open when I arrived. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month.
8/15/24: The shed remains unlocked.
8/15/24: Visual check of the car under the carport. The one door to the storage area was open, photo below. The door mechanism does not latch. Several tripped circuit breakers, photo below. I reset them all.them all.
