Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,611 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/15/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such. I did not check mail this service call. I did not find any obvious storm related damage to your condo.
8/15/24: There were no lights on inside the residence and none of the AC settings have been changed when i arrived. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/15/24: There were 6 tripped breakers, photo of those breakers below. I reset them all and none re-tripped while I was here. Kitchen lights, LR/DR lights, Dining, Master, Guest bed and Floor
8/15/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/15/24: All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
8/15/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. All damp rid buckets throughout the residence are full and need to be replaced. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. Water was on in #603.
8/15/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
8/15/24: Storm shutters on lanai are closed.
8/15/24: Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. All ceiling fans are off. Storm shutters on lanai are closed.
8/14/24: Weeds are growing from the cracks in the lanai, if you would like the sprayed let me know.
8/14/24: Weeds growing from the cracks of the tiles on the lanai, I sprayed them today. There is a spot on the ceiling in the corner above the master bath tub, photo below. Photo of what may be a slightly lifted tile on the roof near that inside spot below.
8/14/24: I started the car and it idled during the service call.
8/14/24: There is browning in the front yard that does not appear to be getting better. The gutter baffle to the right of the front door needs to be repaired, photo below.
8/14/24: I poured vinegar down the HVAC condensate tube and chased with water. Some sort of evidence of drain back up in the master bath shower, photo below.
8/14/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same and not improving. Pulled a dozen weeds on the lanai.
8/14/24: Tried installing iFLO ran into issues called homeowner. Change door lock batteries, lock gave warning beeps and pulsing light and seemed not to want to open.
8/14/24: The browning of the lawn has had little to no real improvement in my opinion. The lanai has weeds growing in the cracks, current photo below. The tree out front has fallen down again, reported previously. The armadillo hole just to the left of the condensing unit appears to be inactive.
8/14/24: I watered 4 of the plants on the outer pool deck, I watered 1 plant just inside the hurricane screen. I watered the 2 plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously. Front tree that is staked is still blown over slightly.
8/14/24: I poured 4oz of vinegar down the HVAC constrained chases by 8oz of water several minutes later.
8/14/24: No need to water the plant out front, bowl still has water 1/4 full. The left MB sink leaks where the stopper actuator connect to the drain reported previously. The pool & spa edges are in need of some scrubbing as algae is beginning to grow, see photos below.
8/13/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/13/24: Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
8/13/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
8/13/24: All ceiling fans are off. Mini fridge on lanai is off & door open. Green slip in mailbox.
8/13/24: The new underground powerline is still waiting to be connected to the meter on the right side of the house. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
