Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,611 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/16/24: There were two packages at the front door when I arrived that belonged to a resident in unit #401. All ceiling fans are off.
8/16/24: The weeds growing in the landscaping, reported previously, have been sprayed. The water main was on upon arrival, i turned the water main off upon departure. The one tree/bussh that was blown over next to the driveway has been removed, photo below.
8/16/24: Mail is being placed on the dining room table. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/16/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
8/16/24: I watered the two plants on the kitchen island. I am forwarding the mail. I started the SUV and it idled during the service call. The front yard appears dry even with all the rain we’ve had, photo below.
8/16/24: All ceiling fans are off.
8/16/24: The garbage disposal is seized & im unable to free it. Wine cooler in kitchen was on & cold. Poured vinegar down both ac condensate drain lines for preventative maintenance.
8/16/24: Removed full damp rid bags from the den, both master bedroom closets & the utility closet by the front door. The damp rid bags throughout the residence are not recommended as they are prone to leaking & causing irreversible damage. Large damp rid buckets are recommended. The master bathroom right side sink is tagged for leaking from underneath where the trap connects to the bottom of the sink while water is running through it. Client will address when they return. Portable dehumidifier in kitchen read 40. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
8/16/24: Poured 2oz of bleach in each toilet.
8/16/24: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
8/16/24: Sending videos of upstairs sinks and why I run them a trickle.
8/16/24: The range hood light on the kitchen was on when I arrived. I turned it off before leaving. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
8/16/24: Several weeds are growing in the cracks of the pavers on the lanai/pool area. The smoke detector in the bedroom with two beds is chirping indicating a low battery. Two plants look to be in distress, probably heat related more than drought issue as we’ve had som much rain recently.
8/16/24: Wine chiller on lanai was on & cold. Ran water in sink on lanai. All ceiling fans are on. Screen door on front balcony is damaged. Humidistat on & off position are opposite.
8/16/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not working.
8/16/24: Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/16/24: Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
8/16/24: Met roofer from Kirky Roofing
8/16/24: The lawn has several large brown spots on the left side of the house. Watered the potted plant on the lanai. The pipe connection on top of the pool pump appears to be leaking excessively now while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
8/16/24: The large section of screen on the left side of the pool cage was torn when I arrived see photo below. Excessive weeds are growing in the pool pavers and deco drain on the lanai. The front right tire on the suv was low again. I inflated it to the manufacturers specifications on the drivers door using my cordless inflator again. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
8/16/24: Excessive grass & weeds are growing in all the pool pavers & deco drain. Portable dehumidifier in kitchen read 45. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai. Green slip in mailbox.
8/15/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/15/24: I found about a 6-8tiny ants around the door jam, heading into the MB. I looked around the entire rest of the condo and couldn’t find any others, but it’s strange that they were just at the door jam. I swept the floors and changed out the glue traps. I could get to the shed as the maintenance cart trailer was in front of it.
8/15/24: I poured 4oz of vinegar down the HVAC condensate tube chased by 10 oz of water. When I opened the freezer drawer to check that it was cold the handle broke on the left side, photo below. I tagged it telling anyone that is going to try to open it they should not pull from that side.
8/15/24: Toilets are Seran wrapped so I did not flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it. The living room looks to be ready to be painted, see photo below. I was unable to get to the kitchen, see photo below. Two FedEx delivery slips on the door, photo below.
