Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,902 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/26/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.6/26/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
6/26/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
6/26/25: I was unable to start the car as I could not locate the key fob. I’m unable to access the garage storage room as my current passcode is no longer working. Brought in one package that was by the front door when I arrived see photo below. The wine cooler in the dining room is not working. Ac condensate automatic drain line cleaner was full. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are open.
6/26/25: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
6/26/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 56. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
6/26/25: The automatic ac condensate drain line cleaner is 1/2 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
6/26/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
6/26/25: The ac system was back on & appeared to be working correctly again after being repaired. An electric pump has been installed on the ac condensate drain line to help prevent the line from clogging photo below. Automatic ac condensate drain line cleaner attached to air handler is 3/4 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
6/26/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/26/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
6/26/25: Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
6/26/25: Found breakers #24 & #35 tripped in the breaker panel when I arrived & reset them. One of the new landscaping bushes on the right side of the house appears to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
6/26/25: The lawn has some browning in the backyard see photo below. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
6/26/25: Brought in one piece of mail with some sales flyers see photo below. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
6/26/25: Swept numerous dead hornets off the lanai floor & window sills again. I’m unable to locate where the hornets are entering the residence. Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
6/25/25: Read the note and picked up the envelope from the dining room table. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Stairwell was clean.
6/25/25: I did not see any ants inside the residence. All ceiling fans are off.
6/25/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
6/25/25: Removed an elite pest signed dated 6/19 from the front yard. The citrus tree that’s covered in the backyard appears to be dying. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
6/25/25: The hose connected to the chlorinator on the pool pump equipment is leaking while the pool pump is running. The lawn has some browning in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
6/25/25: The lawn was being mowed when I arrived. All ceiling fans are off. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered all the plants on the lanai.
6/25/25: All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
6/25/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 25% for now to circulate air & mitigate the high humidity level. The air coming out of the vents was warm & ac condenser will not turn on. I did not find any trip breakers. The ac system will need to be repaired at this time. Will contact the client & advise them of the situation. Will continue to monitor closely & adjust accordingly. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
6/25/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
