Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/8/25: Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on.9/8/25: Removed a Hughes Exterminators pest sign dated 9/4 from the front yard & brought in a Hughes exterminators business card that was on the front door. Make sure the water heater, range and ice maker were off. The garbage disposal is seized & im unable to free it. There are some hairline cracks in the stucco underneath the kitchen sink window. Irrigation timer is in the run position. Sections of flooring are starting to lift up in several locations throughout the inside of the residence. All ceiling fans are off. Lanai door is locked.
9/8/25: Put the no rust concentrate & bleach in the container on the left side of the house per the instructions given. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
9/8/25: The metal water main handle is extremely rusted & getting ready to break soon. The handle & valve will need to be replaced soon. Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has some browning on the left side of the house. There is a notification on the ac thermostat concerning the UV lamp. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
9/8/25: Window ac unit has been turned off since the last service call. Portable dehumidifier read 36. Ceiling fan is on.
9/8/25: Excessive weeds are starting to grow in all the driveway & walkway rocks around the entire yard. Removed a Hometeam pest sign dated 9/3 from the front yard. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
9/8/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac condenser & air handler were running but the air handler was froze up. The ac system will need to be repaired at this time. I turned everything off and contacted the client. I did not find anything else inside the residence that would be causing increased energy usage. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal still digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
9/8/25: Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
9/8/25: Removed a lawn care extraordinaire pest sign dated 8/27 from the front yard. Vines are starting to grow on the pool cage screens & most of the landscape bushes. The pool water level is several inches below the bottom of the top skimmer port. The lawn has brown spots in the front yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
9/8/25: The lawn needs to be mowed & weeds are starting to build up in all the landscape beds see photos below. The pool company arrived to service the pool while i was inside the residence. Did not run any water through the master bathroom shower head per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
9/8/25: The yellow dodge truck was in the driveway. The garage door opener is making an intermittent beeping sound every couple of minutes due to a low back up battery. Client will address when they return. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
9/8/25: Weeds are starting to build up in the driveway & landscape beds see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 47. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
9/8/25: Made sure the water heater, range, ice maker, water softener etc were off. The lawn has a brown spot in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 48. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
9/8/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
9/5/25: Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
9/5/25: There was an alert concerning the living room right side window on the security system keypad when I arrived. I replaced both batteries in the sensor removing the alert from the keypad. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutters are closed & panels are on.
9/5/25: All ceiling fans are off. Some of the storm shutters around the residence have not been installed yet
9/5/25: Added two bags of salt to the water softener salt container. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
9/5/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
9/5/25: Mini fridge in kitchen was on & cold.
9/5/25: Checked all small damp rid buckets. All ceiling fans are off.
9/5/25: All ceiling fans are off. Lanai screen door is locked.
9/5/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
