Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,392 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/10/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
5/10/24: The pool water level was low from evaporation when i arrived. A water hose & water timer are recommended for the water spigot on the lanai to keep the pool water level at the correct level. Brought in two pieces of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Did not find any egg salad but there are some other perishable food items inside the refrigerator see photo below. The garbage disposal was seized. I was able to free it using a disposal hex key. Irrigation system is in the run position. Both lanai screen cage doors are unlocked.
5/10/24: Drive by. Went back to the residence to check on the pool after letting the hose run it it for approximately 1-2hrs & turn the water main back off. The water level was back up to the middle of the top skimmer port.
5/10/24: Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are open. Did not hear any toilets running. Did not find any water leaking anywhere. Put the key back in the lockbox when leaving.
5/10/24: The pool water level was extremely low several inches below the top skimmer port when I arrived. I ran the hose in it during the service call & set the water timer for 120mins when leaving to bring the water level back up. Made sure the water heater & ice maker were off. The ac system was off & the ac thermostat was blank again when i arrived. I did not find any tripped breakers & could not get the ac system to turn on. The ac system will need to be repaired at this time. Watered the potted plant on the lanai. The pipe connection on top of the pool pump appears to be slowly leaking while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All accordion storm shutters are open. Storm shutter on lanai is closed. Left everything show ready.
5/10/24: Drive by. Went back to the residence to check on the pool & turn the water main back off after letting the hose run for approximately 1hr. The pool water level was back up to the optimal level of the middle of the top skimmer port. Will continue to monitor closely.
5/10/24: The pool water level was low from evaporation when i arrived. I ran the hose in it during the service call to help bring the water level & will have to leave the hose running in the pool while I conduct other service calls in the community. Will return in approximately 1-2hrs to check the water level in the pool & turn the water main back off. Made sure the water heater & range were off. Found the living room sliding glass door unlocked & locked it. The ac air filter is dirty & needs to be replaced size 18x20x1. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. All accordion storm shutters are open. Mesh storm shutters on lanai are closed. Both pool cage screen doors are unlocked.
5/10/24: The pool water level was low from evaporation when i arrived. I ran the hose in it during the service call to help bring the water level & will have to leave the hose running in the pool while I conduct other service calls in the community. Will return in approximately 1-2hrs to check the water level in the pool & turn the water main back off. Portable dehumidifier in kitchen read 46. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai.
5/9/24: Items in guest shower so I poured 20 oz of water down the drain rather than running the shower.
5/9/24: I poured 4oz of vinegar down the HVAC air handler condensate tube and chased with 10 oz of water. We have used all the vinegar we need more. I can purchase it just let me know that is what you’d like done.
5/9/24: Was able to enter the residence today as the plastic has been removed from the front porch screen door & no paint was being sprayed near by. Had to get a key from the front office to unlock the top deadbolt. Painting progress photos below. Work was still being performed on the entire building when I arrived. Made sure the water heater, range & ice maker were off. All of the patio furniture was inside on a drop cloth & all of the storm shutters were temporarily open for the painters. All of the furniture was covered with drop cloth’s & the floors appeared clean. Will run the storm shutters individually every fourth service call. All ceiling fans are off. Did not put the bikes back in the storage room as the kolf’s are still here. Water was on in #2004. Left the top deadbolt unlocked & returned the key to the front office.
5/9/24: I poured vinegar down the HVAC condensate tube and then chased with water.
5/9/24: Couldn’t move around much as they are working on the bathroom. Did photos and ac check is about all. Water main is on as they are using facilities.
5/9/24: Do not paint lanai signs on the front porch & sliding glass doors. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are currently open. Storm shutters on lanai are cracked open for ventilation.
5/9/24: The humidity level was still over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% & the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All storm shutters are closed & shutters on lanai cracked open for ventilation. All patio furniture cushions are inside. Do not paint lanai sign on front window.
5/9/24: The water main was on upon arrival. The water heater was on, I shut it off at the circuit breaker.
5/9/24: The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Was unable to run any water in the upstairs bathroom as the large shelf has been pulled away from the wall & some furniture has been placed inside the bathroom since the last service call blocking access. Numerous unopened damp rid buckets on the kitchen counter. All ceiling fans are off. Storm shutters on lanai are closed.
5/9/24: The humidistat is set low and the humidity is very low so I moved the humidistat up to 50. I will monitor on the next subsequent service calls. The water heater wason I turned it of at the circuit breaker. The water main was on upon arrival, off upon departure. Visual check of SUV.
5/9/24: New roof construction has started on the building since the last service call see photos below. Brought in all the furniture from the lanai & front porch for storm preparation photos below. Made sure the water heater, range & ice maker were off. Picked up the new key to the water heater room. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/9/24: I set the thermostat as it was in years past to 80° and I said the humidistat to 60. I did this because the humid humidity is very low and the system seems to be running too frequently.
5/9/24: The light was on in the hall leading to the office, I turned it off.
5/9/24: Exterior building painting progress photos below. All storm shutters are temporarily open for painting of building. The humidity level was well below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
5/9/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80.
5/9/24: I moved the thermostat up from 77° to 78° because of the lower humidity today.
5/9/24: There was some work being performed on the roof of the building when I arrived see photo below. Half of the storm shutters on the lanai are still temporarily open for the painting of the exterior of the building. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
