Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/16/24: New electronic water main valve has been installed since the last service call & appeared to be ok. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. Found breaker #27 in the breaker panel tripped when I arrived & reset it. Picked up the envelope from the kitchen counter. Removed the trash bag from the garage when leaving. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
12/13/24: All ceiling fans are off. Storage room on breezeway is locked.
12/13/24: All ceiling fans are off.
12/13/24: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 54. Checked light timer in living room. Lanai screen door is locked.
12/13/24: The smoke detector in the den was chirping when I arrived. I replaced the battery with a new 9V battery provided from the laundry room closet & tested it after installing the new battery. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key & sprayed some lubricant into it for now. The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is on. Lanai screen door is unlocked. All storm shutter panels are off.
12/13/24: The batteries were dead in the alarm system keypad when I arrived. I replaced them with four new AA batteries provided in the kitchen drawer restoring power to the keypad. Weeds are starting to build up in the landscape beds again. Client will address. Some of the soffits on the front of the house are slightly damaged. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell & bahama shutters are closed. Green slip in mailbox.
12/13/24: There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai. The glass cover on the exterior light on the lanai was broken during pressure washing. All ceiling fans are off. Checked all damp rids. Did not run any water inside the residence.
12/13/24: The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. A new closer may need to be installed. There is a small section of soffits starting to hang down on the left side of the front door. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
12/13/24: Removed the lockbox from the front door when leaving. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Lanai floor is dirty from rain puddles. I put the key back in the lock box when leaving.
12/13/24: The lanai is really dirty from the storms & may need to be pressure washed soon. Will water the plant on the lanai every other service call.
12/13/24: Weeds are starting to build up in the lanai pavers. Lanai screen door is temporarily unlocked. Some landscape bushes have been storm damaged along the back of the lanai. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed & storm panels are on.
12/13/24: The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light for now. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is off. Photo of the pool below.
12/13/24: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. All of the landscaping has been trimmed. The plumbing water supply lines & handles throughout the residence have all been repaired. The soffits & privacy fence have all been repaired since the last visit. Monitoring all old water stains on the ceilings closely. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Checked all light timers. Permit attached to the pool heater. Pool pump timer is set to run between 9:30am-7:00pm. Watered the plants on the lanai. One of the pool cage screens still has a tear in it. Client will address. All storm shutters are closed except for the shutters along the front of the house.
12/12/24: Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed. Made sure the new front doors were completely closed & locked when leaving.
12/12/24: I poured vinegar down the HVAC condensate tube and chased with water. The lanai and sliders will need a good cleaning when you arrive.
12/12/24: The mid guest bedroom smoke alarm is chirping, indicating the battery is low. Large ant pile on lanai next to the pool, reported previously. Leaves are still inside the pool cage from when the screens were damaged. Some have been blown into the pool and are on the bottom. Garage brace still in place on the garage door, the garage opener is unplugged.
12/12/24: Made sure the water heater, range & ice maker were off. The smoke detector on the foyer ceiling is missing photo below. All of the ac air filters throughout the residence may need to be cleaned or replaced soon. Both ac thermostats have the heat setting turned on. The garage overhead door is temporarily removed. Portable dehumidifier upstairs read 47. Watered all the plants on the lanai. All storm shutters are closed except over the front door. Left the door handle on the front door unlocked when leaving.
12/12/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water. The door between the house and garage was not locked but I locked it before I left.
12/12/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garage storage room is waiting on new walls & door. The water heater room was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. All ceiling fans are off. All storm shutters are closed.
12/12/24: The keypad on the front door had a low battery warning when I arrived. I replaced the batteries with four new AA batteries provided from a kitchen drawer restoring power to the keypad. The ac system was back on & appeared to be working correctly again. Remediated storage room is waiting on new walls & door. The water heater room was also remediated but the water heater was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. Portable dehumidifier in kitchen read 44. The garbage disposal is seized & Im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
12/12/24: Brought in the three packages that were on the front porch see photo below. I put the small package that was marked perishable inside the refrigerator. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator & in the pantry see photos below. The parking garage storage room has been remediated recently & is waiting on new walls & a door to be installed. All ceiling fans are off. Watered the plants on the front porch. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are partially open. Water was on in #2004.
12/12/24: There are two boards in front of the garage when I lifted one to find it looks like someone has done a concrete patch job so I left those where they are. If you would like me to move them next time let me know. There was a package at the front door. I brought it inside and put it on the dryer.
12/12/24: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
12/12/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water. The Cadillac now has a battery maintainer attached and it has power.
12/12/24: Faint water stains on dining room and living room ceilings have not changed in appearance since the last service call. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
