Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,271 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/2/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off.
5/2/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/2/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
5/2/25: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with the new filter provided on the kitchen counter & wrote the date of installation on it. Lanai screen door is locked.
5/2/25: All ceiling fans are off.
5/2/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/2/25: Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
5/2/25: Made sure the water heater, range & ice maker were off. Made sure there was no combustible items inside the car. All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lena screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
5/2/25: Made sure the water heater, range & ice maker were off. Picked up the check & keys from the kitchen counter. Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
5/2/25: There is a perishable item inside the refrigerator. Arched window in living room is still waiting to be replaced. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
5/2/25: The water main was on when I arrived. Mud dauber wasp nests are starting to build up on the front entryway ceiling. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/2/25: The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only see photos below. I shut the valves off & tagged it as such. Made sure the ice maker was off & The water heater was on the lowest setting. The pool pump is temporarily shut off for pool repairs. The water clarity was slightly cloudy. The bottom hinge is damaged on the left side pool cage screen door see photo below. Removed a Trugreen sign from the front yard. All ceiling fans are off. All storm shutters are off/open.
5/2/25: The pool water level was a little low when I arrived. I connected the water timer to the water spigot near the well pump, set it for 60mins & ran the hose in the pool to help bring the water level back up. Tried resetting the security camera on the lanai by pressing the button on the top. The battery maintainer connected to the car had the red fault light on. I unplugged it & plugged it back in removing the fault light for now. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
5/2/25: I was unable to move the car as it would not respond to the key fob provided. Will contact the client. Make sure the water heater, range & ice maker were off. Found several windows throughout the residence unlocked & locked them. Ac condensate drain line automatic cleaner was full. All ceiling fans are off. Wine cooler in dining room read 80/78. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are open.
5/1/25: Garage floors have not been painted yet. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.

Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
5/1/25: Went to the residence to perform an inspection but was unable to enter the residence as the passcode for the door lock has been changed & a new keypad has been installed on the parking garage storage room door since the last service call.
5/1/25: Made sure the water heater, range & ice maker were off. Will plug in the air dryers if humidity level levels become an issue. Closed the storm shutter over the front door when leaving.
5/1/25: The new parking garage storage room door had a set of keys in the new door handle when I arrived. I put the keys on the kitchen counter for now. Made sure the water heater & ice maker were off. Found the guest bedroom window unlocked & locked it. Automatic ac condensate drain line cleaner attached to air handler is 3/4 full. Mini fridge in foyer read 37/54. All ceiling fans are off. Some of the storm shutters on the lanai are partially closed.
5/1/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
5/1/25: Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
5/1/25: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
5/1/25: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
5/1/25: Made sure the water heater & range were off. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
4/30/25: The humidity level was below 60% inside the residence again. I raised the thermostat to 73 for now to save energy. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
