Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,887 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/10/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.4/10/25: There appears to have been some activity inside the residence since the last service call. Permit for new ac system is on the front door. All ceiling fans are off. Storm shutters on lanai are closed.
4/10/25: A section of floor tile on the front porch has been taped off since the last service call. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
4/9/25: Met with ac technician Brett with Symbiont service corp & let him into the residence for ac repair. I stayed with Brett until he was finished & made sure the ac system was working correctly again. Brett stated that he found a blown fuse in the air handler & repaired it restoring power to the ac system. Brought in a sales flyer from the mailbox. 7:30am-10:00am
4/8/25: The hose spigot next to the water main on the right side of house was not dripping any water today. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Checked all light timers. No mailbox.
4/8/25: The humidity level was below 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/8/25: Work has started on the new underground power line in the front yard recently see photos below. Removed a Massey pest sign from the front yard. Made sure the water heater & range were off. Picked up the check from the dining room table. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
4/8/25: There is a large pile of garbage bags along the front of the house. The inside of the residence has not changed in appearance since the last service call. All the new baseboards, casing & windowsills etc are still waiting to be finished. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
4/8/25: All the storm shutter panels have been put back on since the last service call. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
4/8/25: The repaired section of roof & facia on the left side of the house is waiting on a new piece of metal flashing at this time. Client is aware & addressing the situation. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
4/8/25: Put the garbage can down by the street for collection. I rebooted the Internet modem while inside the residence but there does not appear to be any Internet coming into the residence at this time. The alarm system did not go off while I was at the residence. A section of privacy fence is damaged on the back left corner of the backyard see photo below. Client will address when they return. The cabinet drawers underneath the kitchen sink are disconnected from the base of the cabinet. The brackets holding the drawers of the cabinet onto the base of the cabinet are really loose & the bottom does not appear to have been attached to the base causing it to fall off from gravity. Client will address when they return. All ceiling fans are off. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
4/8/25: Monitoring the old water stains above the garage overhead door closely.
4/8/25: Removed trugreen & Hughes exterminator’s pest signs from the yard. Brought in one piece of mail with a stack of sales flyers see photo below. I did not see any more live ants in the master bathroom today although an excessive amount of dead ants will need to be cleaned up. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
4/7/25: Drive by. Put the recycling can across the street for collection. Will return tomorrow afternoon to put the empty can back inside the garage. Made sure everything was closed up before leaving.
4/7/25: Brought in four pieces of mail & none of them appeared to be from Bank of America see photo below. The ac thermostat was blank & the ac system was off when I arrived. I did not find any tripped breakers & I was unable to get the ac system to turn on. The ac system will need to be repaired at this time. Will contact the client & advise them of the situation. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/7/25: The humidity level was still under 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
4/7/25: The lawn has some browning in the front & backyard see photos below. Both garbage cans on the left side of the garage are full of garbage. Made sure the water heater, range & icemaker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Adjusted the irrigation system and added another day for watering per the client. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
4/7/25: Drive by. Returned to the residence to turn the hose off & check the water level in the pool after approximately 2-3hrs. The water level in the pool was back up to an optimal level just over the middle of the top skimmer port.
4/7/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
4/7/25: Both garbage cans were down by the street for collection & and there was a small can of paint for the front door on the porch when I arrived. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
4/7/25: The pool water level was extremely low when I arrived almost to the bottom of the top skimmer port & the pump was starting to suck in air. I ran the hose in the pool during the entire service call & will have to return in approximately 2-3hrs to turn the hose off & check the water level in the pool. Poured one bottle of line down the AC Condensate drain line for preventative maintenance. Weeds are starting to build up in the landscape bed. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
4/4/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
4/4/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
4/4/25: Brought in a package that was laying by the front door when I arrived see photo below. Made sure the water heater, range & ice maker were off. Unplugged the Verizon box in the master bedroom & made sure the living room light was turned off. All ceiling fans are off.
