Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,974 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/25/25: The hole around the buried tank in the front yard has been filled in since the last service call see photos below. Removed a problem solved pest sign dated 4/25 from the front yard. Brought in one piece of mail with a stack of sales flyers photo below. I left everything on when leaving for clients guest. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
4/25/25: One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running see photos below. Made sure the water heater was off. All ceiling fans are off. All storm shutters are open. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
4/25/25: Picked up the house key from the kitchen counter. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 58. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
4/25/25: Drive by. Went back to the residence after pavel the cabinet installer advised me that he was finished. Photos of the kitchen below. I made sure everything was closed & locked up when leaving.
4/25/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/25/25: Made sure the water heater, range & ice maker were off. The washable ac air filter is dirty & needs to be washed or replaced. All ceiling fans are off. Lanai screen door is locked.
4/25/25: Made sure the water heater, range & ice maker were off. There was a load of damp towels in the washing machine when I arrived. I put them all in the dryer for now. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
4/25/25: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
4/25/25: Brought in one piece of mail with some sales flyers see photo below. I met with pavel the cabinet installer & left the front door unlocked when leaving. Will be returning in a few hours once pavel is finished to check the kitchen cabinets & make sure everything is locked up. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
4/24/25: Made sure the water heater & range were off. Was unable to access the parking garage storage room as a new digital keypad has been installed. Portable dehumidifier in kitchen read 45. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
4/24/25: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lock is broken on the living room right side sliding glass door. All ceiling fans are on. All storm shutters are closed.
4/24/25: New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
4/24/25: Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are temporarily open for the hunters guest.
4/24/25: The humidity level was well below 60% inside the residence. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
4/24/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
4/24/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
4/24/25: Made sure the water heater, range & ice maker were off. The dining room lights were on when I arrived. I turned them off before leaving. Portable dehumidifier in kitchen read 47. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both washer & dryer doors are open to prevent odors. Both attic spaces were dry. Monitoring all old water stains on the ceilings closely. All storm shutters are closed except for the shutter over the front door.
4/24/25: Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
4/24/25: The ac thermostat was not holding set temperature & the humidity level was over 60% inside the residence when I arrived. I reduced the Eco setting to help better maintain the set temperature to achieve the proper humidity levels inside the residence. The temperature & humidity level started lowering after making the adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are closed.
4/24/25: All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
4/24/25: Drive by. Removed the lockbox from the front door. The ac thermostat was holding set temperature & appeared to be working correctly again.
4/23/25: Drive by. Added Monday's to the irrigation schedule per the client as the lawn was starting to brown. The lawn is now being watered three times a week.
4/22/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Checked all light timers. No mailbox.
4/22/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/22/25: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. Made sure the water heater & range were off. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
