Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/27/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.8/27/24: Brought in a notice concerning taxes that was on the front door & two pieces of mail see photos below. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai & right side garage window. Storm shutter panels will be installed over the front door if major storm is imminent. Visual check of the dock. Put the key back in the lockbox when leaving.
8/27/24: Alarm is off. The pool auto fill has been put back on and is working.
8/27/24: The browning in the front yard does appear to be improving. A piece of shingle was in the yard, photo below.
8/27/24: Brought in one piece of mail see photo below. The water stain on the back bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
8/27/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use. I swept the tile floors.
8/27/24: The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
8/27/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Weeds growing on the lanai/pool cage area, let me know if you would like these sprayed ($25 including the weed killer)
8/27/24: Living room lamp was on. All ceiling fans are on. Both storage shed doors are locked. All gates are closed. All storm shutter panels are on.
8/27/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
8/27/24: The lawn needs to be mowed and weeds are starting to build up in the landscape beds see photos below. Swept gecko droppings off the kitchen, dining room & living room floors. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
8/27/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches are still on the ground around the base of the tree out back, reported previously, new photo below. No mail in the mailbox.
8/27/24: Lawn conditions have returned to normal. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is 3/4 full. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
8/27/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
8/27/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. Weeds growing in the cracks on the lanai, too many to pull, they should be sprayed, photo below. The filter for the HVAC system should be changed, reported previously. I would change it but could not find a new one in the house. Let me know if you would like me to get one to be able to replace.
8/27/24: Contractor access. Met with Realtor Sanjeev with Thomas Ryan real estate & let him into the residence to take a video. I turned all the lights on & off for Sanjeev & made sure everything was locked up when leaving. 7:30am-8:30am
8/27/24: The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with one of the new 9V batteries provided in the kitchen & made sure to test it after installing the new battery. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
8/27/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/26/24: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
8/26/24: The ac thermostat was not holding set temperature when I arrived & the ac system was not working. I did not find any tripped breakers & I was unable to get the ac to turn on. The AC system will need to be repaired at this time. All of the weeds in the landscape beds are continuously being addressed. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
8/26/24: All of the weeds that were growing in the pool pavers appear to have been sprayed recently. Removed the permit from the front of the house and put it inside. Vacuumed dead ants from underneath the living room windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
8/26/24: Excessive weeds are growing in the pool pavers. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Green slip is in mailbox.
8/26/24: Excessive weeds are growing in all the landscape beds & pool pavers. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
8/26/24: The lawn still has some browning throughout the yard but appears to slowly getting better. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.2 degrees & 56.3% humidity. Master bath hall temps were 79.5 degrees & 56.5% humidity.
8/26/24: The pool pump filter canister lid has a crack in the top of it and was leaking excessively while the pump was running when I arrived see photo below. Will send a video of the leak to the client via text. Replaced both batteries in the security camera on the front of the house with two fully charged batteries and put the other batteries back on the battery charger. Brought in one piece of mail with some sales flyers see photo below. The bottom hinge is broken on the left side pool cage screen door making it difficult to close. Client will address. Salt container for water softener is 1/4 full. Patio furniture on lanai. All storm shutters are currently off.
