Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/25/25: Removed the piece of pizza from the refrigerator. Made sure the water heater, range & ice maker were off. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 38. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.8/25/25: Removed a problem solved pest sign from the front yard. Brought in four pieces of mail with some sales flyers see photo below. The lawn has a brown spot in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 47. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
8/25/25: The humidity level was still slightly over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
8/22/25: Removed a ranson sign from the front yard. Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
8/22/25: Swept cobwebs from around the security camera on the front porch. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutters are closed & panels are on.
8/22/25: A new pool pump appears to have been installed recently see photos below. All ceiling fans are off. Some of the storm shutters around the residence have not been installed yet
8/22/25: Water softener pump lcd screen was on. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
8/22/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
8/22/25: Mini fridge in kitchen was on & cold.
8/22/25: Checked all small damp rid buckets. All ceiling fans are off.
8/22/25: All ceiling fans are off. Lanai screen door is locked.
8/22/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
8/22/25: All ceiling fans are off. Storage room on breezeway is locked.
8/22/25: All ceiling fans are off.
8/22/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
8/22/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
8/22/25: Restored power to the kitchen sink faucet by replacing the batteries with six new AA batteries provided from a kitchen drawer. Lanai screen door is locked.
8/22/25: All ceiling fans are off.
8/22/25: Poured one bottle of nuline down the ac condensate drain line for preventative maintenance. The humidity level was below 60% inside the residence again. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
8/22/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
8/22/25: The ac thermostat was not holding set temperature and the ac system was not working when I arrived. I did not find any tripped breakers and I was unable to get the ac system to turn on. The ac system will need to be repaired at this time. Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
8/22/25: Portable dehumidifier in kitchen read 54. Checked light timer in living room. Lanai screen door is locked.
8/22/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
8/22/25: The vehicle has been removed from the garage since the last service call. Weeds are starting to build up on the lanai & all the landscape beds. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
8/22/25: All of the weeds have been removed from the Landscape beds since the last service call photos below. Did not water the palm tree in the backyard as it was raining when I arrived. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
