Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,279 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/25: Handyman Bob True was at the residence when I arrived. Brought in a service slip from Limon landscaping services see photo below. The lawn still has some slight browning throughout the entire yard but appears to be getting better. One of the travertine tiles by the pool & multiple tiles outside the lanai screen door appear to be sinking. There appears to be a broken irrigation line or something causing washout underneath the tiles. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.8/12/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with one of the water jugs provided. Put the keys back in the lockbox when leaving.
8/12/25: The pile of renovation debris has been removed from the front of the house. The guest bathroom toilet fill valve is tagged for not working. Client will address. Both bathrooms are waiting on mirrors to be installed. Blinds in Florida room appear to be broken. One of the old water shut off valves behind the utility sink in the garage is still slowly leaking onto the floor underneath the utility sink. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
8/12/25: A section of ceiling panel has fallen on the lanai. Excessive weeds are building up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
8/12/25: All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
8/12/25: Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
8/12/25: Monitoring the old water stains above the garage overhead door closely.
8/12/25: Removed tru green signs from the yard. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
8/11/25: There is a perishable item inside the refrigerator. Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
8/11/25: Excessive weeds are starting to build up in all the Landscape beds. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
8/11/25: The rubber hose connected to the pool pump chlorinator that was leaking appears to have been replaced since the last service call. Brought in two pieces of mail with some sales flyers. I did not see any more dead bugs on the floor. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
8/11/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
8/11/25: Excessive weeds are building up in the landscape beds & pool pavers. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
8/11/25: All the weeds that were growing in the pool pavers appear to have been sprayed since the last service call. Monitoring the damaged area of sod in the backyard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 79.8 degrees & 57.4% humidity. Master bath hall temps were 80.0 degrees & 57.2% humidity.
8/11/25: Removed a lawn care extraordinaire pest sign dated 8/9 from the front yard. Brought in four pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. Found the guest bathroom window unlocked and locked it. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
8/11/25: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
8/11/25: Brought in one piece of mail see photo below. Checked all damp rids. Lanai screen door is locked.
8/11/25: All ceiling fans are on. Lamp in living room is on.
8/11/25: All the weeds have been removed from the Landscape beds since the last service call. Hot tub water was clean & control panel light was on. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
8/11/25: All the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. The mini fridge in the garage is off due to it no longer working. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
8/11/25: The yard was being mowed when I arrived. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
8/11/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
8/11/25: Made sure the living room TV was unplugged. Picked up several small dead cockroaches off the floors throughout the residence. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on.
8/11/25: The clients returned to the residence as I was leaving. There are some hairline cracks in the stucco underneath the kitchen sink window. The irrigation control timer on the left side of the garage is locked & I’m unable to access it. I left the water main on when leaving for the lawn irrigation system. Client advised the perishable items inside the refrigerator are ok to leave for now. Sections of flooring are starting to lift up in several locations throughout the inside of the residence. All ceiling fans are off. Lanai door is locked.
8/11/25: Brought in a Hughes exterminators business card that was on the front door when I arrived see photo below. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
