Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,611 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/26/24: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Large crack on wall in lanai. One of the lanai screens has a large tear in it. Attic soffit vent screens are damaged. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
8/26/24: Brought in three pieces of mail see photo below. The foyer light was on when I arrived. I turned it off before leaving. There is a small section of soffits pushed up along the back of the house where the lanai is. Checked all damp rids. Lanai screen door is locked.
8/26/24: Uv lamp in air handler is off. Client will address when they return. Lamp in living room is on. All ceiling fans are on.
8/26/24: Both toilets have been saran wrapped, so I did not flush them as flushing requires air, pushing the seal of the wrap. The guest bathroom sink leaks slightly at the nut on the underside of the bowl. It has been tagged as such. Weeds growing in the landscaping, previously reported.
8/26/24: Lawn conditions are starting to return to normal photos below. I did not see any weeds in the Landscape beds. The plastic planter with the pygmy date palm on the right side of the garage is broken from dry rot & weight. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the off position. Left the water main on when leaving for the pool.
8/26/24: Photos of the yard below. Mailbox damaged, reported previously.
8/26/24: None of the plants required watering based on my plant moisture meter. The yard debris from the storm has been cleaned up and it was cut too. Brought in a pool slip from the lanai dated 8/23.
8/26/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The armadillo hole is filled with clippings from the bushes so it appears to be dormant.
8/26/24: The rope across the driveway is excessively dry rotted & broken. Client will address when they return. One of the pygmy palms in the planter on the right side of the driveway has died. Client will address. The lawn has a brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded.
8/26/24: There is browning in the yard, previously reported, but appears to be getting better. The kitchen sink trap is leaking at the transition nut, reported previously. The left side MB sink has a slow drain. Both of these sink items have been tagged. There are weeds growing in the cracks of the lanai and the weeds in the landscaping are getting a bit, reported previously. Let me know if you would like me to spray these weeds.
8/26/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
8/26/24: Brought in three pieces of mail see photo below. Weeds & grass are starting to build up in the landscape bed & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
8/26/24: The two ceiling spots are the same. Weeds growing in the landscaping, reported previously.
8/26/24: Picked up some more dead cockroaches off the floors throughout the residence. The brown spot in the lawn on the right side of the driveway appears to be getting smaller. The master bathroom sink is tagged for leaking from a corroded drain stop connection on the trap underneath the sink when water is running through it. Client will address when they return. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Left side screen door is unlocked. Shed door is locked. All storm shutter panels are on. The Storm braces will be installed on the garage overhead door and the shutter over the front door will be closed if a major storm is imminent.
8/26/24: Photo of the new well pump below. The painter Dennis was inside the residence removing the wallpaper in the kitchen when I arrived see photos below. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
8/26/24: Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
8/26/24: Replaced the batteries in the front door keypad with four new AA batteries restoring power to the keypad but the passcode doesn’t appear to work anymore. Portable dehumidifier read 66. Ceiling fan is off. Left the water main on when leaving. All storm shutters are open.
8/26/24: Replaced the dead batteries in the front door keypad with four new AA batteries restoring power to the keypad & made sure to test it after installing the new batteries. The jet ski has been removed from the canal since the last service call. A large section of screen is torn on the left side of the pool cage. Brought in one piece of mail see photo below. Made sure both pool water auto filler valves were on. The plates on the vehicle and boat trailer are expired. The main refrigerator is back on & appeared to be working correctly again. The temporary refrigerator & freezer were both on and cold. All storm shutters are open.
8/26/24: Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. Rich the plumber came at 11:22a so he could replace the valve for the guest shower. I pulled the weeds in the lanai/pool cage area while Rich worked on the shower.
8/26/24: The humidity level was below 60% inside the residence again. I raised the AC to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
8/26/24: Baseline photo of the ceiling spot in the entry hallway below.
8/26/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
8/26/24: Sprayed the weeds today. The palm trees out front and the right side of the home have been trimmed but are dead or dying, photos below.
8/26/24: The tree in the front yard that was staked has fallen over see photo below. Brought in a notice from the insurance company that was on the front door when I arrived see photo below. One of the plumbing pipe connections on top of the water heater is severely corroded and starting to leak very slowly see photos below. I turned the water supply valve on top of the water heater off for now. Excessive weeds & grass are starting to build in the landscape beds. The lawn still has some slight browning throughout the yard. Watered the potted plant inside & the potted plants on the front porch. Drywall texture falling off front & back porch ceilings. Client is aware. All storm shutters are off. Left the water main on when leaving. Neighbors car is temporarily in driveway.
8/26/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, mailing the 2 pieces that were important. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. I sprayed the weeds on the lanai today again, no charge as they should have died from being sprayed last week.
