Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/28/24: Contractor access. Met with the county building inspector & opened up the storm shutters across the back of the lanai for access to the lanai. The inspector passed the inspection & I made sure everything was closed & locked up when leaving. 10:30am - 11:30am.
8/28/24: I watered 1 of the plants on the outer pool deck, I watered 2 plants just inside the hurricane screen. I did not water the 2 plants out front. The front trees are still over a bit, reported previously. I vacuumed the AC drain, photo of contents below. I poured 1gallon of water down the drain to flush and film the tube.
8/28/24: I poured 4oz of vinegar down the HVAC constrained chases by 8oz of water several minutes later. Photos of the new back splash below.
8/28/24: I filled the plastic watering bulb for the outside plant. The left MB sink leaks where the stopper actuator connect to the drain reported previously. The cover for the table/chairs was beginning to blow off, I put it back on center, photo below. Maybe strapping it around the chairs would help keep it in place.
8/28/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/28/24: Contractor access. Met with county inspector Joe & let him into the garage to inspect the breaker panel for the new electric storm shutter over the front door. Joe stated that the inspection passed. I made sure everything was closed & locked up when leaving. Will return at 11:30am to meet with the next inspector. 8:00am - 9:00am
8/27/24: Closed the doors on the refrigerator in the garage and plugged it back in for clients return. All ceiling fans are off. Mini fridge on lanai is off & door open. Green slip in mailbox.
8/27/24: The new underground powerline is still waiting to be connected to the meter on the right side of the house. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
8/27/24: The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
8/27/24: Swept up some dead ants off the kitchen and dining room floor. Swept around the security cameras on the lanai. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
8/27/24: Unplugged the computer per the client. The electric meter is still waiting to be connected to the new underground power line photo below. The hole previously filled in by the seawall has some washout starting to transpire. Client will address. Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
8/27/24: The ac thermostat was blank & the ac system was off when I arrived. I found breaker #10 & #12 for the heat accidentally turned off & turned it back on restoring power to the ac system. Made sure the water heater, range & ice maker were off. The large damp rid bucket in the truck is full and needs to be replaced. All ceiling fans are off. Visual check of the dock.
8/27/24: Removed the hose from the pool as it is not currently needed & changed the irrigation timer to run on Wednesday & Saturday only per the client. Excessive weeds are growing in the pool pavers. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock. Green slip in mailbox.
8/27/24: Gutters are waiting to be installed on the front and sides of the house. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
8/27/24: The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closely. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
8/27/24: The ac thermostat was blank & the ac system was off when I arrived. I did not find any tripped breakers and could not get the ac system to turn on. The ac system will need to be repaired at this time. Shed door is locked.
8/27/24: The pool pump is set to pull water from the bottom center drain. The pool level is up to the bottom of the coping.
8/27/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
8/27/24: There was a notice from Comcast on the front door when I arrived explaining that the line on the ground belongs to CenturyLink photo below. The lawn needs to be mowed. Client advised that the lawn company is waiting for their lawnmower to be repaired and they should be getting the lawn mowed & the wires on the ground addressed soon. The humidity level was over 60% inside the residence. I lowered the ac thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
8/27/24: There is browning in the yard that no longer seems to be improving. Some new weeds are growing in the cracks of the pavers on the lanai, I sprayed them.
8/27/24: Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some large brown spots throughout the entire yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
8/27/24: New roof construction progress photos below. The new metal roofing is waiting to be installed. Both garbage cans are down by the street for collection. All the furniture has been put back in the Florida room recently & the car has been removed from the garage. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
8/27/24: Photos of the plants on the lanai below. The two small pots to the left in the first photo are in bad shape and nearly dead. Browning in the yard has stopped improving in my opinion, photo example below. One plant blown over a bit, photo below. Replaced the batteries in the thermostat.
8/27/24: Weeds are building up in the landscape beds & all pavers. All ceiling fans are off. Mini split ac is on.
8/27/24: The browning in the yard is no longer improving in my opinion. I pulled a half dozen weeds on the lanai. There is a very light ceiling spot in the master bedroom closet. It’s so light I’m not sure you will be able to see it in the photo below. This photo will serve as a baseline for future service calls.
