Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/29/24: Someone has been inside the condo since I was last year. The furniture in the living room and dining room has been moved around a bit, indicating somebody had been seated at the table and the love seat. The watcher valve was on upon arrival. I turned it off upon departure. Beds have been sheets and covers are off the beds, photo below. The master bathroom tub shower combination had the water diverted to the shower when I tried to run it. And the bathroom that has the shower in it that sink has standing water in it as the stopper was closed. The thermostat has been turned back one degree to 79. I was unaware of any occupancy, please advise.
8/29/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
8/29/24: I checked the washer it was not musty. The smell seems to be better this service call.
8/29/24: I brought in the mail from the front stoop, photo below. I retrieved a few pieces of mail from the mail box. I found no malt in the laundry room. The floors from the entry through the hall to the back slider need swept. I’ll bring my battery operated sweep next service call.
8/29/24: Condo under renovation, drywall workers inside. Water heater may be at the beginning stages of leaking, water in the pan, photo below. It is rested on the back side near the bottom as I can feel it. I told the workers to leave it off and only turn on/off when necessary to flush toilets.
8/29/24: The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month.
8/29/24: The shed remains unlocked.
8/29/24: The backflow valve in the garage was leaking heavily when I arrived. I was able to stop it by turning off the valves on the backflow for now. Made sure the water heater, range & ice maker were off. Both plates on the vehicles appear to be expired. Building is still waiting on a small section of louvers to be installed in the front of the building. Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
8/29/24: Visual vheck of the car under the carport.
8/29/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such. There were two first class mailed envelopes, photo below.
8/29/24: The half bathroom toilet has started to leak from between the tank and bowl when being flushed. I have shut the water supply valve off to the toilet and tagged it as such. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/29/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/29/24: The garage storage room will need to be throughly cleaned, repainted & cabinets replaced soon as the air vent lets in too much humidity & moisture which the damp rid buckets can not keep up with. All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
8/29/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All damp rid buckets throughout the residence are full and need to be replaced. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was off in #603.
8/29/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Storm shutters on lanai are closed.
8/29/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.

8/28/24: Weeds are growing from the cracks in the lanai, if you would like the sprayed let me know, $20 includes weed killer.
8/28/24: The weeds growing in the cracks of the tiles on the lanai are dead. There is a spot on the ceiling in the corner above the master bath tub, current photo below. It may be just a bit darker. A package was delivered to the front door while I was there. I placed it in the garage.
8/28/24: The water heater and the recirculating pump are to remain on as discussed with homeowner. The HVAC air handler is condensation a bit. It appears this has happened before based on the stain on the paint, photo below. I checked both condensate tube float switches and they were dry, indicating no apparent issue with blockage or backup of condensation. The garage light was on, I turned it off. The dryer door was not closed all the way and as a result the light inside was on, I shut the door completely to shut the light off.
8/28/24: There is browning in the front yard that does not appear to be getting better. The gutter baffle to the right of the front door needs to be repaired, reported previously. Water is beginning to smell slightly.
8/28/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same and not improving. Weeds growing on the lanai.
8/28/24: I poured vinegar down the AC drain chased by water. Weeds growing in the cracks of the lanai pavers.
8/28/24: The browning of the lawn has had little to no real improvement in my opinion. The lanai has weeds growing in the cracks, reported previously. The tree out front has fallen down again, reported previously. The armadillo hole just to the left of the condensing unit appears to be inactive. I poured 4oz of bleach down the AC drain then chased with 12oz of hot water. I couldn’t find any vinegar. In its absence bleach can be substituted it just isn’t as environmentally friendly.
