Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/25: Renovation progress photos below. There is a pile of renovation debris in front of the house. The water main has been turned back on. One of the old water shut off valves behind the utility sink in the garage is still slowly leaking onto the floor underneath the utility sink. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
7/15/25: A section of ceiling panel has fallen on the lanai. Excessive weeds are building up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
7/15/25: All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
7/15/25: I had to remove the open package of pepper jack cheese from the refrigerator as it was starting to get moldy photo below. The exterior light bulb on the front of the house was no longer working. I replaced the bulb with a new backup light bulb provided from the garage. Monitoring the old water stains above the garage overhead door closely.
7/15/25: Removed some true green signs from the yard. Made sure all garden hoses were in the off position. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
7/14/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
7/14/25: There is a perishable item inside the refrigerator. Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
7/14/25: Weeds are starting to build up in all the Landscape beds. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/14/25: Brought in one piece of mail with the two UPS documents see photo below. I did not see any more dead bugs on the floor. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/14/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
7/14/25: Weeds are starting to build up in the landscape beds & pool pavers. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
7/14/25: The pool company was servicing the pool when I arrived. Monitoring the damaged area of sod in the backyard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 54.2% humidity. Master bath hall temps were 79.8 degrees & 54.6% humidity.
7/14/25: Brought in one piece of mail with some sales flyers see photo below. Replaced the battery in the doorbell camera & put the other battery back on the charger. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
7/14/25: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
7/14/25: The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
7/14/25: All ceiling fans are on. Lamp in living room is on.
7/14/25: Weeds are starting to build up in all the landscape beds see photos below. Hot tub water was clean & control panel light was on. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
7/14/25: The mini fridge in the garage is off due to it no longer working. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
7/14/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/14/25: Brought in one piece of mail with some sales flyers see photo below. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
7/14/25: There are some hairline cracks in the stucco underneath the kitchen sink window see photo below. The living room tv was off when i arrived. The irrigation control timer on the left side of the garage is locked & I’m unable to access it. I left the water main on when leaving for the lawn irrigation system. Client advised the perishable items inside the refrigerator are ok to leave for now. Sections of flooring are starting to lift up in several locations throughout the inside of the residence. All ceiling fans are off. Lanai door is locked.
7/14/25: Painting etc is being performed inside the residence. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
7/14/25: Weeds are starting to build up in the front landscape beds see photo below. Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. There is a notification on the ac thermostat concerning the UV lamp. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
7/14/25: The humidity level was still over the acceptable level of 60% inside the residence when I arrived & the ac system was not working. I put the humidistat to the on position & did not find any tripped breakers but was unable to get it to turn on. The ac system will need to be repaired at this time. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
7/14/25: Brought in one piece of mail see photo below. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
