Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/30/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, photo below. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust. This concerns me that you may have termites.
8/30/24: Made sure the water heater, range & ice maker were off. Removed all perishable items from the refrigerator. Monitoring all old water stains on the ceilings closely. Irrigation system is in the run position. Both lanai screen cage doors are unlocked. All storm shutters are closed & panels are on.
8/30/24: The dehumidifier in the kitchen read 50 and had some water in the condensation tube. The dehumidifier in the bathroom read 57 and it had water in the condensation tube.
8/30/24: Golf cart goes from 50% charge to 0% instantly when attempting to drive it out of the driveway. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
8/30/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
8/30/24: The neighbor advised that the leaking pool pump equipment has been repaired recently & the pool heater has been temporarily bypassed for now. I did not see anything leaking photos of the new pool pump parts below. The lawn has several large brown spots on the left side of the house. Watered the potted plant on the lanai. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
8/30/24: A large section of screen is torn on the left side of the pool cage. Excessive weeds are growing in the pool pavers and deco drain on the lanai. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
8/30/24: All of the weeds have been removed from the pool paver since the last service called photo below. Portable dehumidifier in kitchen read 45. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai. Green slip in mailbox.
8/29/24: Plate on car is expired. Client advised they have the new registration sticker. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Storm shutters on lanai are closed but cracked open for ventilation.
8/29/24: I poured vinegar down the HVAC condensate tube and then chased with water. There is a faint ring around one of the lights in the kitchen photo below. I don’t think it is anything that is currently wet however I felt it should be documented.
8/29/24: All ceiling fans inside are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All patio furniture cushions are inside. Do not paint lanai sign on front window. All storm shutters are closed.
8/29/24: All of the ceilings have been painted since the last service call & all of the old water stains are no longer visible photos below. Some of the storm shutters in the kitchen and breakfast nook are temporarily open for showings. All other storm shutters are closed. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Client is addressing. Checked all damp rid buckets. All ceiling fans are on.
8/29/24: The car’s battery maintainer reads 100. Car cover was on correctly. I had to set the date and time on the thermostat. I rebooted the WiFi as requested.
8/29/24: The plate on the car is expired. The building appears to be waiting on some siding to be installed on the peaks.
8/29/24: The drop ceiling in the kitchen has a ceiling leak, it may be from the HVAC air handler drain as I would think the new roof could be leaking, photos below. I could not see water damage inside the cabinet. I did not find any live ants this service call.
8/29/24: Photos of the master bedroom ceiling below. There was a little bit of water sitting on top of the plastic attached to the ceiling. There was a water remediation crew inside the residence & another section of ceiling has been removed from the master bedroom ceiling see photos below. The bed & carpets were dry. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
8/29/24: No obvious signs of ceiling leaks.
8/29/24: Ran the storm shutters up and down for preventative maintenance. The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
8/29/24: No indication of drywall termites in the bedroom every looks good.
8/29/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 77 for now to save energy. The damp rid buckets in the vehicle are full & need to be replaced. All of the storm shutters on the lanai are open, the storm shutter over the kitchen window is open, and the storm shutter in the guest bedroom is open. Some of the aluminum framework is still waiting to be repaired on the lanai. Some small tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
8/29/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/29/24: Toilets are covered, did not flush. The smoke detector in the MB is chirping, which indicates the battery is low and should be replaced.
8/29/24: Electrical panel has a note not to touch any breakers without first consulting the client.
8/29/24: The front of the building still appears to be waiting on some new louvers. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/29/24: The right rear tire on the car appears to have a slow leak as it is constantly getting excessively low. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on floor. Exterior of car is dirty & will need to be washed when client returns.
