Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/10/25: The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.9/10/25: The new underground power line is waiting to be connected to the power meter on the right side of the house. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
9/10/25: Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
9/10/25: One of the cardboard boxes in the garage was leaking and unidentified liquid when I arrived see photos below. I carefully put both boxes in the garbage can for now. The patch for the hole on the mesh storm shutter on the lanai was laying on the ground photo below. One of the travertine tiles by the pool & multiple tiles outside the lanai screen door appear to be sinking. Bob stated that he would be repairing it soon. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
9/10/25: Turned the light timer in the front bedroom back on as the timer function was temporarily turned off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Made sure the water heater was off. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with one of the water jugs provided.
9/10/25: Left everything show ready when leaving. The ac air filter is still dirty and needs to be cleaned or replaced. The guest bathroom toilet fill valve is not working correctly. Both bathrooms are waiting on mirrors to be installed. One of the old water shut off valves behind the utility sink in the garage is still slowly leaking onto the floor underneath the utility sink when the water main is turned on. Mini split ac is off. I left everything show ready when leaving.
9/10/25: A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
9/10/25: The storm shutters over the front living room windows were broken when I arrived photo below. The storm shutters over the Florida window windows are broken. The windows behind the storm shutters are not damaged. All ceiling fans are off. Both lanai screen doors are locked. Almost all storm shutters are closed. Shed door is locked.
9/10/25: The alarm system started going off when I entered the residence. Living room TV was on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
9/9/25: The AC air handler in the garage was running but leaking water from underneath it and onto the garage floor below see photos. The AC system will need to be repaired at this time will contact the client advise them of the situation. Picked up the envelope from the dining room table. Monitoring the old water stains above the garage overhead door closely.
9/9/25: Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
9/8/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
9/8/25: Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
9/8/25: All of the weeds appeared to have been sprayed since the last service call. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
9/8/25: Brought in four pieces of mail with some sales flyers see below. There are some dead ants underneath the living room and guest bedroom windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
9/8/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
9/8/25: Removed a problem solved pest sign dated 9/3 from the front yard. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
9/8/25: Monitoring the damaged area of sod in the backyard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.0 degrees & 56.3% humidity. Master bath hall temps were 80.2 degrees & 58.9% humidity.
9/8/25: Brought in one piece of mail with some sales flyers see photo below. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
9/8/25: Underground utilities work was being conducted in the front yard when I arrived photo below. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
9/8/25: Checked all damp rids. Lanai screen door is locked.

9/8/25: All of the broken tree branches & palm branches have been removed since the last service call. The mini fridge in the garage is off due to it no longer working. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
9/8/25: The lawn was being mowed when I arrived. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/8/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
