Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/17/24: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage. The pool level is below the skimmer port, pump is off and spa is empty. There is no water in the house even when the water main valve is open.
12/17/24: The soft flooring appears to be the same as the first time I was here. The guest bathroom sink leaks at the trap I have tagged as such and placed a bowl under it. There are two windows I open on the lanai the home own wants to remain open.
12/17/24: New shingles & facia boards have been installed on the storm damaged section of the roof since the last service call see photos below. The repaired section of facia appears to be waiting on a new piece of metal flashing at this time photo below. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
12/17/24: Some weeds have been killed others not and still need attention. Browning of the yard persists. The front door continues to stick a bit. Spot light lens on the right back side of the house has come off, photos below. Metal piece in the front yard, maybe a gutter baffle, photo below. I have placed both inside the front screened foyer area. Placed a lockbox on the front door.
12/17/24: The security system was deactivated & there was a new faucet waiting to be installed on the kitchen counter when I arrived see photo below. There is a new bathroom vanity in the garage waiting to be installed photo below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
12/17/24: Some of the front yard is displaying signs of poor irrigation, reported previously.
12/17/24: The smoke detector just inside the hall from the garage is beeping indicating a low battery.
12/17/24: All of the new landscape trellis’s have been installed since the last service call see photos below. There was a temporary water line running to some landscape plants on the front of the house connected to a water timer on the left side of the house when I arrived see photos below. I left the water main on when leaving for now. There is a small section of damaged soffits on the front right corner of the house over the master bathroom. Client advised they are addressing the situation. The humidity level was over 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
12/16/24: Brought in one piece of mail with some sales flyers see photo below. The pool pump was leaking again while running photo below. I found that the pool pump timer was not holding correct time & was not working causing the pool pump to run continuously which the motor was excessively hot. I shut the pool pump off for now & did not find any tripped breakers. The pool pump timer will need to be repaired or replaced at this time. The pool water level was low again when I arrived. I ran the hose in the pool during the service call to help bring the water level up. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool cage west side screen door closer will not adjust & appears to be broken. A new closer for the screen door is recommended at this time. The inside of the residence will need to be professionally cleaned again soon as excessive dead ants & bugs are starting to build up again on all the floors. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
12/16/24: Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the AC not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Location flags & marks in front yard. Some of the artificial grass in the backyard by the dock is storm damaged. Client will address. Some of the landscaping bushes have been storm damaged. The garbage disposal is seized & I’m unable to free it. It is tagged as such. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
12/16/24: Brought in one piece of mail & a small package see photos below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are open.
12/16/24: The back of the house & roof have all been repaired since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
12/16/24: Brought in a note that was on the front door when I arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on.
12/16/24: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/16/24: Brought in three pieces of mail see photo below. The exterior of the house may need to be pressure washed soon. Several sections of soffits around the residence have white tape temporarily placed on them. Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
12/16/24: Brought in two pieces of mail see photo below. There were a just few small dead bugs on the floor by the front door. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on except over the guest bathroom lanai door.
12/16/24: Put the no rust concrete & bleach in the container on the left side of the house per the instructions given. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the facia boards on the front of the house on the left side of the front door appears to be rotting on the end. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
12/16/24: The lawn is starting to get excessively rutted from the lawn company mowing in the same direction too many times see photos below. It is recommended that the lawn company change the direction of mowing where applicable each visit to prevent rutting. One of the connections for the pool pump chlorinator on the top is slowly leaking while the pool pump is running see photos below. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off & door open.
12/16/24: The landscaping has been trimmed & new mulch put down around the outside since the last service call photos below. The inside of the residence has not changed in appearance since the last service call. Portable dehumidifier was on & read 36. Electronic keypad door handle has been damaged as it was submerged in water and is no longer working correctly. The storm damaged water heater has been uprighted but the breakers appear to be tripped in the panel. Unable to run water throughout the residence as all of the sinks and faucets etc have been removed & all of the plumbing is temporarily disconnected. Client is addressing. Ceiling fan is on. All storm shutters are closed.
12/16/24: The large boat has been removed from the property since the last service call photo below. All of the landscaping has been trimmed & new mulch & shell have been put down since the last service call photos below. The pool cage & screens were being repaired when I arrived photo below. All of the garbage cans appear to have been removed from the property. Both garage overhead doors are water damaged & the inside of the garages are water damaged storage rooms, walls etc. The inside of the storage rooms appear to need water remediation. Pool pump is damaged & not working. Client is addressing. Both auto fill water valves are on. Both docks along the seawall have storm damage. Client is addressing. Mesh storm shutters on lanai are damaged. Client is addressing. Both refrigerators & freezers were on & cold. The ac system was on & appeared to be working correctly. All storm shutters are closed except the shutter over the front door.
12/16/24: Brought in three pieces of mail with some sales flyers see photo below. Put the mail key back on the kitchen counter after bringing in the mail. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
12/16/24: Removed a lawn care extraordinaire pest sign from the front yard. One of the pipe connections on the pool pump is slowly leaking while the pool pump is running see photos below. The pool water level is starting to get extremely low several inches below the top skimmer port photo below. I ran the hose in it during the service call & left the hose running in it when leaving to bring the water level back up to the correct level. Will return in approximately 2-3hrs to check the water level in the pool & turn the hose off. A water timer is recommended for the pool water hose to more effectively control the water level & keep it at the proper level. Ran the storm shutters for preventative maintenance. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
12/16/24: Found the lock on the shed door unlocked & locked it. Made sure the water heater was off. Turned on the light timer in the living room. Turned off the rock salt lamp in the Florida room as it felt warm to the touch. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
12/16/24: Made sure the water heater, range & ice maker were off. The security system is temporarily deactivated for real estate showings. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
12/16/24: The truck has been removed from the driveway. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Mailbox is taped shut.
