Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,892 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/27/25: Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.6/27/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
6/27/25: Portable dehumidifier in kitchen read 50. Checked light timer in living room. Lanai screen door is locked.
6/27/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
6/27/25: Weeds are starting to build up on the lanai photo below. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
6/27/25: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
6/27/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lena screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
6/27/25: The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
6/27/25: Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
6/27/25: The ac thermostat was not holding set temperature when I arrived & the ac system was not working correctly. I did not find any tripped breakers & found that the condenser is not working. The AC system will need to be repaired at this time. Moved all the patio furniture from the lanai into the garage. Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
6/27/25: The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
6/27/25: The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
6/27/25: The refrigerator was off and everything inside was perished when I arrived. I found the breaker for the refrigerator tripped in the breaker panel from an electrical surge & reset it restoring power to the refrigerator. I removed all of the perished items from the refrigerator & wiped the inside down with bleach. Replaced the rusted propane tank for the fireplace on the left side of the house with a newer tank & reconnected it photo below. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
6/27/25: Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia expires soon. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
6/27/25: All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
6/26/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
6/26/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
6/26/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
6/26/25: I was unable to start the car as I could not locate the key fob. I’m unable to access the garage storage room as my current passcode is no longer working. Brought in one package that was by the front door when I arrived see photo below. The wine cooler in the dining room is not working. Ac condensate automatic drain line cleaner was full. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are open.
6/26/25: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
6/26/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 56. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
6/26/25: The automatic ac condensate drain line cleaner is 1/2 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
6/26/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
6/26/25: The ac system was back on & appeared to be working correctly again after being repaired. An electric pump has been installed on the ac condensate drain line to help prevent the line from clogging photo below. Automatic ac condensate drain line cleaner attached to air handler is 3/4 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
6/26/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
