Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/30/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. IThe pool level is up to the bottom of the coping. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not working.
8/30/24: All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
8/30/24: Several weeds are growing in the cracks of the pavers on the lanai/pool area. The smoke detector in the bedroom with two beds is chirping indicating a low battery. The side gate was open upon my arrival. It is closed and locked now.
8/30/24: I poured 4oz of vinegar down the HVAC condensate tube chased by 10 oz of water. Below is the manufacturer label from inside the fridge.
8/30/24: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

8/30/24: Toilets are Seran wrapped so I did not flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it. The living room is back together but I’m sure you know that. The kitchen is cleared enough so that I can get into to check the fridge and run water in the sink. There were 4 FedEx slips on the door.
8/30/24: Items in guest shower so I poured 32oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. I am filling the toilet bowl manually. There is fine black dirt all over the floor and furniture covers. The toilet in the guest bathroom had been used and lid closed which left a mess as it can’t be easily flushed. I cleaned up the toilet but the rest of the area will need swept and mopped after removal of the furniture coverings.
8/30/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
8/30/24: All ceiling fans are off.
8/30/24: The outer room readings are 54.4% humidity and 84.7° .The fridge is cold and the freezer items are frozen. There is no odd smell coming from either.
8/30/24: Used the last of the vinegar provided for the ac drain lines. An ac drain line cleaner called viper is recommended. The garbage disposal is seized & im unable to free it. Wine cooler in kitchen was on & cold.
8/30/24: Palm fronds out back have been accumulating there the past 3 service calls. I was giving the landscapers the benefit of the doubt before reporting as we have had so much rain and many are playing catch up, photo below. There are few out of the shot as well.
8/30/24: Removed full damp rid bags from the back bedroom closet & hallway closet. The damp rid bags throughout the residence are not recommended as they are prone to leaking & causing irreversible damage. Large damp rid buckets are recommended. The master bathroom right side sink is tagged for leaking from underneath where the trap connects to the bottom of the sink while water is running through it. Client will address when they return. Portable dehumidifier in kitchen read 41. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
8/30/24: Poured 2oz of bleach in each toilet. There is a concerning spot (corner) in the MB left corner on the outer wall, photo below. It is not wet. The second photo is the other side of the wall in the living room.
8/30/24: Made sure the water heater, range & ice maker were off. The master bathroom left side vanity light was hanging from the wall above the mirror when I arrived see photo below. The ac air filter appears to have been repaired since the last service call. All ceiling fans are on. All doors are locked. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Watered the plant on the lanai per the instructions provided.
8/30/24: I watered the two plants on the kitchen island. I am forwarding the mail. The browning of the yard reported last service call appears to be getting better. The bush on the corner of the garage is leaning a bit over the sidewalk, photo below.
8/30/24: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
8/30/24: I filled the guest bathroom tub up and then let it drain out. I encountered no draining issues. There are two bushes out front that have few leaves, photo below. There is water standing in the back yard, photo below. I cannot timber ever seeing that much water sitting out back.
8/30/24: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
8/30/24: I poured 4oz of vinegar down the AC drain chased by 10oz of water a few minutes later. No water in the dish on top of the water heater and none coming from under the base of the air handler. Bothe were issues last service call.
8/30/24: I replaced the HVAC filter.
8/30/24: Wine chiller on lanai was on & cold. Ran water in sink on lanai. All ceiling fans are on. Screen door on front balcony is damaged. Humidistat on & off position are opposite.
8/30/24: Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/30/24: I met Farah from Truly Nolen so that she could provide pest control service. She placed traps in several places within a condo, especially under sinks. She also baited the wall where the pipe goes through for the toilet in the master bath. She told me what to look for on my next visit. The service call there were about a quarter of the number of droppings from last service call. I moved the thermostat down 2° to help mitigate the higher humidity inside today. So it is now set at 78°.
