Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/3/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.9/3/25: The guest bathroom shower faucet handle would not turn off during today’s service call & appears to need repair at this time. I was able to get the water to shut off by turning the water main off. I have tagged it as such. I did not see any ants inside the residence. All ceiling fans are off.
9/3/25: All ceiling fans are off. Stairwell was clean.
9/3/25: All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
9/3/25: The humidity level was still slightly over 55% inside the residence. I lowered the thermostat to 75 for now to circulate air and mitigate the humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
9/3/25: Left everything show ready when leaving. Checked damp rid bucket in storage closet.
9/2/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
9/2/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/2/25: Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client will address. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/2/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
9/2/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
9/2/25: The façade of the building was being repaired when I arrived photo below. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
9/2/25: Sections of façade on the front of the building were being repaired when I arrived photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
9/2/25: Removed a truly Nolan pest sign dated 9/2 from the front yard. Brought in one piece of mail see photo below. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
9/2/25: There are some perishable items inside the refrigerator. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 76.7% & 84.2. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
9/2/25: Drive by. Still unable to enter the residence as the keypad lock on the garage side entry door is not working correctly. Clients will address. Everything else on the exterior of the residence appeared to be ok.
9/2/25: All of the rain gutters have been attached to underground drainage systems since the last service call see photos below. The lawn had some slight browning throughout the entire yard. Brought in two FedEx notices that were on the front door when I arrived photo below. There is a kayak sitting outside the pool cage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8:30am-2:00pm. Visual check of the boat photo below. Storm shutters on lanai & front door are open. Left the water main on when leaving for the pool water auto filler.
9/2/25: The pool company arrived to service the pool while I was inside the residence. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. 9/2/25: Brought in one piece of mail with a large stack of sales flyers. Will have to purchase more prepaid envelopes from the post office as the previous stack was missing the prepaid stamps. The lawn has some brown spots throughout the entire yard.
9/2/25: There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
9/2/25: Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat photo below. Green slip in mailbox. All storm shutters are closed. Left the water main on when leaving.
9/2/25: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off.
9/2/25: All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
9/2/25: The lawn has some browning in the backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
9/2/25: The lanai and back patio pavers have weeds starting to build up in them. The lawn has some browning in the front yard & left side of the house. Wine cooler read 66. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
