Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/3/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use.
9/3/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Weeds growing on the lanai/pool cage area.
9/3/24: The pipe connection on the bottom of the pool heater was leaking again today while the pool pump was running. The lawn was looking better since the last service call. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
9/3/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches are still on the ground around the back tree. No mail in the mailbox. I ran the dishwasher. I raised and lowered the back 2 hurricane shutters.
9/3/24: There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/3/24: I noticed one of the pool pump pipes inside the pool heater along the bottom had a slow drip leak while the pool pump was running when I arrived. Will contact the client & advise them of the situation. Weeds are starting to grow in all the pool pavers. Client advised they will address. Brought in one piece of mail see photo below. Lanai south screen door has a broken closer. Portable dehumidifier in kitchen read 55. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
9/3/24: The pool edges could use a little scrubbing, see photo below. The pool equipment is leaking slightly, photo below. I could find where exactly.
9/3/24: The lawn still has a few brown spots on the left & right side of the house. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
9/3/24: There were some irrigation flags in the yard where some irrigation work appears to have transpired lately when i arrived. The lawn appears to slowly be getting better but still has some brown spots in the front yard and right side of the house. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/3/24: All ceiling fans are off. Bbq grill is covered. All storm shutters are closed & panels on.
9/3/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
9/3/24: The electric meter is still waiting to be connected to the new underground power line. The hole previously filled in by the seawall has some washout starting to transpire. Client will address. Put all sales flyers in the trash can. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/2/24: The dehumidifier read 52 and is working.
9/2/24: The valves for both bathroom faucets are off. Some weeds frowning in the landscaping, example photos below. New water main valve, photo below.
9/2/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The armadillo hole is filled with clippings from the bushes so it appears to be dormant.
9/2/24: I kept the thermostat at 76 to help keep humidity inside below 60%.
9/2/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, none appeared to be important. Raised and lowered the back hurricane screens. There are 2 puzzling spots not on the ceiling but just above doors that I want to bring to your attention. One is above the door way leading to the MB. The other is above the doorway leading to the TV off the pool. I think they are nothing and I have been monitoring them, they have not changed. Nothing can be seen on the backside of these areas so I believe the paint must be showing older paint below.
9/2/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, mailing the 1 letter that was important. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. Photos below of the new landscaping project out back.
9/2/24: I watered the plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai. I found the Kit GFI 2 circuit breaker tripped, I reset it.
9/2/24: None of the plants required watering based on my plant moisture meter and the forecast is for rain most of the week. I brought in a pool slip from the lanai dated 8/30.
8/30/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
8/30/24: Front porch and lanai furniture inside for storm preparation. Watered all three plants. Checked damp rid bag in lanai closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
8/30/24: The ac thermostat was not holding set temperature when I arrived & the ac system was not on. I did not find any trip breakers & was unable to get the AC system to turn on. Will contact a client & advise them of the situation. All ceiling fans are on. Checked all damp rid buckets. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
8/30/24: Lamps in living room are off. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
8/30/24: Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
