Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/4/24: All of the soffits have been removed from the roof of the building since the last service call photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
9/4/24: Weeds are starting to grow on the lanai photos below. All of the ac air filters in the ceilings throughout the residence appear to be dirty & may need to be replaced soon. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
9/4/24: All ceiling fans are off. Wine chiller read 62. All storm shutters are closed. Green slip in mailbox.
9/3/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/3/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
9/3/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
9/3/24: Ran the storm shutter up & down for preventative maintenance. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
9/3/24: Ran the storm shutters down & up for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
9/3/24: I poured 1/4 cup of vinegar down the AC drain as requested. The ceiling spot in the master bedroom is has now broken through the ceiling, photos below.
9/3/24: New windows are still waiting to be installed in the guest bedroom. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Some plaster work and painting will need to be done around the inside of the new windows. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
9/3/24: I poured vinegar down the HVAC tube followed by 12oz of water. The bands securing the palm tree supports out front have snapped, reported previously. Weeds growing in the cracks of the pavers (front and back).
9/3/24: The ac system was back on & appeared to be working correctly again. The inside of the residence has not changed in appearance since the last service call. New drywall is still waiting to be placed over the repaired walls throughout the residence. All ceiling fans are off. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
9/3/24: New Windows are still waiting to be installed in the guest bedroom. Washing machine door is cracked open to prevent odors. Watered all plants on the lanai. Mesh storm shutters on lanai are closed.
9/3/24: The pool pump is set to pull from the bottom center drain. I blew off the pool deck area and front screened in area.
9/3/24: The alarm pad next to the garage door beeps lightly every minute or so. The ceilings spots are the same.
9/3/24: Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
9/3/24: There was no need to water any plants based on the readings of my plant moisture meter. The circuit breaker for the Ref/Kitchen island was tripped I reset it. No change in ceilings spots previously reported.
9/3/24: Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Some of the furniture has been moved in the master bedroom due to carpet cleaning. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 71.8% & 86.7. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
9/3/24: Water to remain on for plant irrigation on the lanai. I walked the house inside twice to ensure all water faucets, shower heads and toilets were not running. Photo of the plants on the lanai/ pool cage area below. Weeds growing in the cracks of the pavers front and back.
9/3/24: Made sure the water heater, oven & ice maker were off. There was a perishable item inside the refrigerator. I put it inside the freezer for now. Watered the plant in the laundry room & rotated it. Ran water through the kitchen pot filler. Wine cooler read 56.3. Mini fridge on lanai was on & cold. All ceiling fans are off. Made sure the mailbox was locked after checking for mail. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & all panels are on.
9/3/24: I vacuumed the AC drain after the service call had been completed.
9/3/24: Made sure to leave the door between the garage & the house unlocked. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Storm shutters on lanai are closed. Left the water main on when leaving for the pool water auto filler.
9/3/24: Hornets have built a nest inside the lid of your mailbox, I do not have spray with me otherwise I would have sprayed it. I will put a note on the account to bring some next call.
9/3/24: The wall & stucco are cracked & starting to bulge out on the left side of the back guest bedroom sliding glass doors from apparent water intrusion see photos below. I did not see any abnormalities on the inside walls & ceilings photos below. The inside of the hole was currently dry. Client is addressing. There was a pile of several pool tiles from the water line laying on the lanai floor photos below. Client is addressing. Sections of the metal fence behind the pool are starting to fall as some of the brackets are rusted & broken & some of the screws holding the post in place are rusted falling out. Client is addressing. Boat outlet had power. The barnacle growth on the slidemoor tracks for the boat is setting up faster then I can keep up with & it is starting to get harder to operate as the cleats are getting stuck right below the water line & the rope threatens to snap when pulled too hard. The construction cone is still in the front yard. Bird droppings on lanai floor. Rusted metal banding on the front left & right corners of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Left the water main on when leaving.
9/3/24: Alarm is off. The pool auto fill has been put back on and is working. The pool color/clarity is turning green, photos below.
