Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/5/24: Weeds & grass are growing in all the landscape beds & driveway. Client will address. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Did not water any plants as they were all wet from recent rain.
9/4/24: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
9/4/24: There was no power to the residence or garage when I arrived. Everything inside the refrigerator and freezer was still cold. Will contact the client & advise them of the situation. Reconnected the battery charger to the kayak battery for when the power comes back on. All ceiling fans are off.
9/4/24: I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner. There is an armadillo hole in the front of the landscaping where the tree was removed, photo below. Weeds are very thick around the house, photos below.
9/4/24: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
9/4/24: Underground powerline utilities work was being conducted in the front yard when I arrived. The ac system was back on & appeared to be working correctly again. Ran the mesh storm shutters up & down for preventative maintenance. The condensate drain pan underneath the air handler in the garage is starting to rust out on one end from condensation. Client is addressing. All ceiling fans are off. The concrete privacy wall by the garage side entry door on the front left side of the house is starting to detach from the side of the house. All storm shutters are closed. Will run the mesh storm shutters on the lanai once per month for preventative maintenance. Visual check of the boat photo below.
9/4/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two new and primary armadillo holes appear to be inactive. Pool level is above bottom of the coping. There is a large brown spot in the grass next to the driveway, photo below.
9/4/24: There was underground powerline utilities work being conducted in the front yard when I arrived. Weeds are starting to build up in the landscape beds photo below. The lawn has a large brown spot in the front yard. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. 9/4/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The smoke detector in the living room is chirping, indicating it will need a battery replaced. It is not an issue as long as no one is staying here in my opinion.
9/4/24: The ac system is still off and waiting to be repaired. Client is addressing. Weeds are starting to build up in the landscape beds & pool pavers. The backflow preventer on the left side of the house is dripping water. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
9/4/24: I poured vinegar down the HVAC condensate tube then chased with water.
9/4/24: Some location flags and marks have been placed in the front yard for underground utilities recently photo below. Weeds are starting to build up in the landscape beds in the backyard photos below. The lawn has some browning in the front yard. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
9/4/24: The door lock would not auto lock when holding the lock icon. It would hold a beep for a second but not lock. The red low battery indicator inside was flashing so I replaced the batteries and it worked. I could not find a stash of batteries inside your home so I used some I bring just in case.
9/4/24: One of the neighbors cars are in the driveway. Lanai screen door is locked. All storm shutter panels are on. Green slip in mailbox.
9/4/24: Cleaned up some gecko droppings off the floors in the kitchen and living room. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
9/4/24: Lawn conditions have returned to normal. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
9/4/24: I watered 2 of the plants on the outer pool deck, I watered 2 plants just inside the hurricane screen. I watered 1 of the plants out front. The front trees are still over a bit, reported previously.
9/4/24: The smoke detector in the master bedroom is defective and needs to be replaced. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/4/24: The browning in the yard is about the same. The lanai has gotten dirty at the outside edge, reported previously. Front tree has blown over a bit, reported previously.
9/4/24: All ceiling fans are off. Watered the plants on the front porch per the instructions provided. All the plants appear to be healthy photo below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
9/4/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water.
9/4/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a smell to it. The lanai has a great deal of sand, dirt and is wet from the rain.
9/4/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered the plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
9/4/24: All of the soffits have been removed from the roof of the building since the last service call photos below. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
