Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,612 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/5/24: The browning in the yard remains the same. The pool level is at the top of the skimmer port.
9/5/24: Brought in two packages that were by the front door when I arrived photo below. Portable dehumidifier in kitchen read 51. The garbage disposal appears to be seized & im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
9/5/24: Browning in the yard remains the same. I poured 4oz of vinegar down the HVAC condensate tube then chased with water. Pool level is above the skimmer port.
9/5/24: The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All ceiling fans are off except for the fan in the dining room. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
9/5/24: The master bedroom ceiling was currently dry & has not changed in appearance since the last service call. Everything was currently dry around the upstairs windows. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
9/5/24: I poured vinegar down the HVAC condensate tube chased with water. Browning of the yard has not improved. A couple of weeds growing on the lanai.
9/5/24: The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
9/5/24: Pulled weeds on the lanai . I found a ceiling leak beginning in the bathroom photo below. Photo outside of area of roof the leak is coming from below as well.
9/5/24: The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
9/5/24: An automatic ac drain line cleaner has been added to the AC air handler since the last service call see photos below. The floor in the guest bedroom closet and guest bedroom has been tiled since the last service call photos below. Mini fridge in foyer read 37/54. The ac condenser access on the front of the building appears to be waiting on new louvers. All storm shutters are closed.
9/5/24: The toilets are Seran wrapped so I did not flush them. I found a ceiling issue that just beginning in the guest half bathroom, photo below.
9/5/24: I found another very light spot in the master bedroom around the light fixture, photo below. The spot in the guest bathroom has gotten a bit worse since first photographed, current photo below. If you compare the two you will see a secondary ring inside the main area of that leak. The other areas do not appear to be worsening based on the human eye compared to past photos. The lbrowning in the lawn does not appear to be improving.
9/5/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
9/5/24: The tags on the vehicle & boat trailer expire soon. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
9/5/24: Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
9/5/24: I found what appears to be an old wet spot in the corner of the MB, photo below. View of this was obscured by the boots and the trash can which I have moved out of the corner. Also I took a photo of that corner outside for a reference to possible damage.
9/5/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
9/5/24: Read the note & picked up the money from the kitchen counter. Battery maintainer connected to vehicle & damp rid bucket placed inside since last service call. Made sure the water heater, range & ice maker were off. Did not see any water in the west attic today. Client is currently addressing the situation. Portable dehumidifier in kitchen read 54. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. All storm shutters are closed. Storm shutter over front door will be closed if a major storm is imminent.
9/5/24: The MB toilet fills very slowly, I think it has to do with the flapper leaking a bit, so I turned the toilet tank off at the wall valve just in case the water is turned on inadvertently. The ceiling fan light on the left of the lanai is on and will have to remain on until they return cannot figure out how to shut off. There are a few small spots that I see that appear to me to be paint issues and not wet ceiling spots. First is in the mid guest bedroom, second is in the guest bathroom. The last is just outside in the hall across from the camera. There are weeds growing in the landscaping and two plants up front looking poorly, photos below. The water wand out back is in a new place each time I come, photo below. I assume you may have someone helping with watering the plants? I vacuumed the AC drain today.
9/5/24: I checked under the windows for wet carpet and I did not find any dampness. The window next to the kitchen where the two chairs are in front of the window. It has dead bugs inside, the wood blinds and on the floor, reported previously. I could not see any live bugs. The irrigation control box was open, I closed it.
9/5/24: Weeds are starting to grow in the tiles on the lanai see photos below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
9/5/24: The ac thermostat In the guest bedroom hallway had a low battery warning on the display when I arrived. I replaced the batteries with four new AA batteries removing the low battery warning from the display. The lawn needs to be mowed & excessive weeds are growing in all the landscape beds. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered both thermostats to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is some heavy washout starting to happen on the back right corner of the house which may start to damage the concrete slab soon. The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
9/5/24: The plate on the vehicle appears to be expired. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
9/5/24: The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
9/5/24: Portable dehumidifier in kitchen read 30. Minor drywall work and painting is still waiting to be completed inside the residence and the lanai ceiling is still waiting to be finished. Terry advised that they will still be accessing the attic to install the blown in insulation soon. The entire residence will need to be thoroughly deep cleaned when all construction is complete. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
