Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/20/25: Made sure the water heater was off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the hallway & wrote the date of installation on it. Ran the hose in the pool during the service call to help keep the water level up. Half the accordion storm shutters around the residence are open. Made sure the garage overhead door was closed when leaving.5/20/25: All ceiling fans are off. Turned the water main off to the house only when leaving.
5/20/25: The lawn still has some slight browning in the backyard. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Mini fridge on lanai is off.
5/20/25: Weeds are growing in the front landscape beds. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
5/20/25: The pool pump filter canister is leaking while the pool pump is running see photo below. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
5/20/25: Brought in a package that was laying by the front door when I arrived see photo below. The ac air filter is dirty & needs to be replaced size 20x24x1. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
5/20/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
5/20/25: The waterfall section of the pool was almost empty again when I arrived. The lawn has some browning throughout the entire yard. I was unable to activate the alarm system when leaving as there was a fault code on the display & which would not allow me to activate it. One of the travertine tiles by the pool appears to be sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving. I’m
5/20/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
5/20/25: There is a large pile of garbage bags along the front of the house. The inside of the residence has not changed in appearance since the last service call. All the new baseboards, casing & windowsills etc are still waiting to be finished. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
5/20/25: Raised the ac thermostat to 80. There were some location flags & marks in the front yard when i arrived see photo below. Excessive weeds are starting to build up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
5/20/25: Brought in three pieces of mail with some sales flyers see photo below. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
5/20/25: All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
5/20/25: The repaired section of roof & facia on the left side of the house is waiting on a new piece of metal flashing at this time. Client is aware & addressing the situation. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
5/20/25: Reattached the paper blind in the living room using some new command strips provided. All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
5/20/25: Monitoring the old water stains above the garage overhead door closely.
5/20/25: Brought in four pieces of mail with some sales flyers see photo below. Removed some Trugreen signs from the yard. I did not see any more live ants in the master bathroom today although an excessive amount of dead ants will need to be cleaned up. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
5/19/25: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, oven & ice maker were off. There is a perishable item inside the refrigerator see photo below. Found the master bedroom window unlocked & locked it. Checked water level in endless pool & had to run the bilge pump as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
5/19/25: Photo below of the bait station attached to the living room wall by Hughes exterminators. The bait station will be examined by a Hughes exterminator after one months time. I did not see any more dead bugs on the floor. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
5/19/25: Put all the pool floats from the lanai into the garage. Made sure the water heater & range were off. Ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
5/19/25: Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
5/19/25: Weeds are starting to build up in the driveway & landscape beds see photos below. The pool pump chlorinator is still leaking while the pool pump is running. The lawn still has some slight browning in the backyard but appears to be getting better. Brought in three pieces of mail with some sales flyers see photo below. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
5/19/25: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
5/19/25: Made sure the water heater, range & ice maker were off. Checked all damp rids. Lanai screen door is locked.
5/19/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
