Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/19/25: Brought in one piece of mail with some sales flyers see photo below. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.5/19/25: Made sure the water heater, range & ice maker were off. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
5/19/25: Put the no rust concentrate & bleach in the container on the left side of the house per the instructions given. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
5/19/25: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
5/19/25: Excessive weeds are starting to grow in the pool pavers see photos below. Some storm shutters are open & some are closed
5/19/25: Window ac unit is off. Portable dehumidifier read 36. Ceiling fan is on.
5/19/25: Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
5/19/25: Made sure the water heater, range & ice maker were off. All perishable items have been removed from the refrigerator. The lawn had some browning in the front yard & back yard when I arrived see photos below. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
5/19/25: Brought in the extra pool tiles & the notice concerning the repaving of the roads see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not run any water in the master bathroom shower per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
5/19/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
5/19/25: Made sure the water heater, range & ice maker were off. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 44. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
5/19/25: There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
5/16/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
5/16/25: Mini fridge in kitchen was on & cold.

5/16/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.

5/16/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
5/16/25: Brought in a newspaper that was laying by the front door when I arrived. Lanai screen door is locked.

5/16/25: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.

5/16/25: Ran the dishwasher per the instructions given, turned it off & propped it open when finished. The humidity level was back under 60% inside the residence after making the left adjustment. Will continue to monitor closely & adjust accordingly Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
