Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,342 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/16/25: Parking garage storage room is waiting on a new door to be installed. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
1/16/25: The water heater has been placed on a metal stand since the last service call see photos below. The parking garage storage room is waiting on a new door to be installed. Permit for new ac system on front window. One of the sun screens on the lanai is damaged.
1/16/25: A new door & plywood walls have been installed in the parking garage storage room since the last service call see photos below. I put the new keys to the storage room door on the kitchen counter for now. Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
1/16/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
1/16/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
1/16/25: The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
1/16/25: Made sure the water heater, range & ice maker were off. Picked up the new keys from under the kitchen sink. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
1/16/25: Soffit and fence damage reported previously remains in the same condition. The homeowner maintains the pool level remotely. The garbage disposal that’s been a bit loud. There is a bit of digging under the fenced shower area inside the fenced area next to the garage area, photo below. Looks like it could be a rabbit sized hole.
1/16/25: Drive by. Put both empty garbage cans back inside the garage. The pool pump was making a loud noise while running when I arrived. I turned the pump off for now to prevent any further damage. Will contact the client & advise them of the situation. I made sure the garage overhead door was closed & everything was locked up when leaving.
1/14/25: Water main was on o turned it off.
1/14/25: There is a plant with some dead leaves, photo below.
1/14/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
1/14/25: There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in six pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
1/14/25: The pool pump is set to pull from the bottom center drain. Several lifted pavers, photo below. This tends to happen over time.
1/14/25: Will return to put the empty garbage cans back inside the garage once they have been collected. The lanai appears to have been pressure washed since the last service call. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
1/14/25: Replaced the lightbulb in the lamp in the sunroom. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Was unable to water the plants as there are no more water jugs provided. Put the keys back in the lockbox when leaving.
1/14/25: The large pile of debris has been removed from the front yard since the last service call photo below. The inside of the residence has not changed in appearance since the last service call. The ac system is still off. Client is aware & addressing the situation. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. The floorboards of the vehicle are still slightly damp & there is a slight musty smell but there does not appear to be any mold. Client is addressing. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
1/14/25: Both the carport & porch ceilings have been repaired since the last service call. The storm shutter over the mid guest bedroom has been repaired & the soffits on the back of the house have been repaired since the last service call. The garbage can has been returned to the carport since the last service call. Made sure the water heater, range and ice maker were off. Photos of the bathtub shower tile corners where they meet the ceilings below. Picked up the check from the kitchen table. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
1/14/25: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has debris on the bottom, reported previously.
1/14/25: Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
1/14/25: Weeds beginning to really take over, reported previously. I did not turn the water main off per client's request. I watered the four plants out front. I brought a package from the front door into the garage, photo below. I walked the house a second time to make sure toilets had shut off and no water was running because of the request to leave the water on.
1/14/25: The repaired section of roof & facia on the left side of the house appears to still be waiting on a new piece of metal flashing at this time. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
1/14/25: I brought in a pool slip from the lanai dated 1/9. I watered all the plants within the pool cage. There was some kind of pest that had dug under the hose reel case. I lifted it up and could not find anything under it. I also covered/filled the area back in.
1/14/25: The guest bathroom sink has started to leak from underneath where the trap connects to the bottom of the sink when water is running through it see photo below. I shut the valves off to the sink & tagged it as such. Swept up gecko droppings from the kitchen & dining room floors. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
1/14/25: I kept the thermostat and the humidistat the same as set last. I will keep an eye on it. There is a very large anctive ant hill in the front front corner landscaping, reported previously.
