Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/22/25: Picked up the key from the office & made sure to remove it from the door when leaving. The parking garage floor has been repainted since the last service call see photo below. Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
5/22/25: The parking garage floor has been repainted since the last service call see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The lock is broken on the living room right side sliding glass door. All ceiling fans are on. All storm shutters are closed.
5/22/25: The parking garage floor has been repainted since the last service call see photo below. New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
5/22/25: Picked up the key to the parking garage storage room from the white cabinet. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 56. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
5/22/25: The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
5/22/25: Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
5/22/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
5/22/25: All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
5/22/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
5/22/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
5/22/25: Replaced the battery in the doorbell camera with a fully charged battery & put the other battery back on the charger. New louvers are waiting to be installed on the front of the building. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
5/22/25: The tag on the vehicle expires soon. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed. New louvers are waiting to be installed on the front of the building.
5/22/25: The inside of the residence appears to have been cleaned & numerous breakers were turned off including the ac breaker & mini fridge when I arrived. I turned the breakers back on restoring power to the ac system & mini fridge. Mini fridge was off. All ceiling fans are off. Storm shutters on lanai & back windows are closed.
5/22/25: Distilled water is needed for the golf cart batteries. There was approximately 1/2 gallon left in the storage room but was not enough to fill all the batteries. Raised the downstairs ac thermostat to 78 for now. The inside of the residence appears to have been cleaned since the last service call. The upstairs humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the three orchids on the kitchen counter. Mini fridge was on & cold. All ceiling fans are off. Furniture is on front porch. Storm shutters on lanai are closed. All other storm shutters are currently open.
5/22/25: Emptied the kettle on the stove. Made sure the water heater, range & ice maker were off. The ac air filter is extremely dirty & needs to be replaced. Wine chiller in master bedroom closet was on & cold. All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
5/22/25: There was a fire & ice heating & air conditioning service slip dated 5/15 on the kitchen counter when I arrived see photo below. Portable dehumidifier in kitchen read 50. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both washer & dryer doors are open to prevent odors. Both attic spaces were dry. Monitoring all old water stains on the ceilings closely. All storm shutters are closed except for the shutter over the front door.
5/22/25: There is paint peeling on the ceiling next to the master bathroom shower which appears to be caused by moisture coming from the shower when being used. Painters will be needed to repair the ceiling. Client will address. All ceiling fans are off. Checked attic space upstairs. Section of storm damaged lanai floor is taped off & waiting to be repaired.
5/22/25: My keys provided will no longer work in the deadbolt on the front door. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
5/22/25: Brought in two packages that were by the front door when I arrived see photo below. There were two other packages sitting in the foyer. There are some perishable items inside the refrigerator see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are closed.
5/22/25: The ac system was off & the thermostat was not holding set temperature when I arrived. I reset all the breakers & it turned back on for a minute then turned back off. The ac system will need to be repaired at this time. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
5/21/25: Turned on the water timer to the pool & made sure it was set to run every three days for one hour. A different style of water hose connected to the water timer is recommended. Brought in eight pieces of mail with a stack of sales flyers see photo below. The lawn still has some browning in the backyard but it appears to be getting better. The irrigation system is in the run position. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 50. Owners pantry is locked. I left the water main on when leaving for the pool.
5/20/25: Work has started in the front yard on the new underground power line recently see photos below. Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Poured one bottle of nuline down the ac condensate drain line for prevent preventative maintenance. All ceiling fans are off. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
5/20/25: The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/20/25: Made sure the water heater, range & ice maker were off. Brought in five pieces of mail with some sales flyers see photo below. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the hallway closet & wrote the date of installation on it. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
5/20/25: All ceiling fans are off. Checked all light timers. No mailbox.
