Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,342 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/28/25: Brought in five pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.1/28/25: The pool pump is still making a loud noise while running. Client is addressing. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
1/28/25: One of the neighbors cars was in the driveway when I arrived. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Was unable to water the plants as there are no more water jugs provided. Put the keys back in the lockbox when leaving.
1/28/25: The inside of the residence has not changed in appearance since the last service call. The ac system is still off. Client is aware & addressing the situation. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
1/28/25: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
1/28/25: Brought in four pieces of mail with a stack of sales flyers see photo below. Will be bringing all Medicare documents to the post office for forwarding. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
1/28/25: The repaired section of roof & facia on the left side of the house appears to still be waiting on a new piece of metal flashing at this time. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
1/28/25: A new kitchen sink has been installed since the last service call see photo below. The guest bathroom sink appears to have been repaired & was not leaking during today’s service call. Monitoring the old water stains above the garage overhead door closely. Green slip in mailbox.
1/28/25: All of the weeds that were growing in the Landscape beds have been removed since the last service call. Removed several true green signs from throughout the yard. Brought in two pieces of mail with a stack of sales flyers see photo below. Did not use the garbage disposal as it is temporarily broken. Client is addressing. I made sure to use the left side sink only. Cleaned up some dead ants in the master bathroom. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
1/27/25: A new pool pump motor has been installed since the last service call see photos below. The new pool pump was on & appeared to be working correctly. Some utility wires were being installed on the power pole in the front yard when I arrived see photos below. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
1/27/25: The photo eye sensor for automatic dusk to dawn operation on the lamp post in the front yard appears to have failed causing the lamp to stay on in the daytime. I was unable to find the switch to turn the lamp post off for now. A new photo eye sensor is recommended. Client will address the situation. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
1/27/25: Brought in two pieces of mail with some sales flyers see photo below. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
1/27/25: Ran the storm shutters down & back up for preventative maintenance. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
1/24/25: The irrigation circuit breaker was tripped again. Trees out back are still leaning over from the storms. There is new mulch all around the house.
1/24/25: The right sink in the master bathroom has a slow drain, reported previously. The alarm was armed when I opened the door, I disarmed it. The owner told me not to re-arm upon departure. There is new mulch all around the home.
1/24/25: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The lanai has a great deal of sand and dirt, reported previously.
1/24/25: I poured vinegar down the HVAC condensate tube and then chased with water.
1/24/25: Photo of the outside front door handle and lock below. I checked the window in the master bedroom for condensation. There was none to be seen nor evidence there of. Both windows went up and remained up when not assisted, photo below.
1/24/25: I watered the 5 plants inside. The lawn has a bit of browning, reported previously. The water leak sensor under the kitchen sink is no longer beeping. The pool has debris on top and bottom due to the lanai construction. The rest of the pool cage has been removed. New pool cage pieces are in the yard, photos below. Brought in mail, letter package at front door. The ovens have been removed from the kitchen. Ceiling leak in the guest bathroom and bedroom, photos below.
1/24/25: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. Spot on the wall in the office/den has not gotten any worse. There are weeds growing in the landscaping and pavers out front, reported previously. There is a car in the garage and items just inside the front door, photos below.
1/24/25: I poured vinegar down the HVAC tube then chased it with water.
1/23/25: There appears to be a new water stain on the ceiling next to the recessed light at the top of the stairs see photos below. A new garage overhead door has been installed since the last service call. The smoke detector on the foyer ceiling is missing. All of the ac air filters throughout the residence may need to be cleaned or replaced soon. Both ac thermostats have the heat setting turned on. The garage overhead door is temporarily removed. Portable dehumidifier upstairs read 45. Watered all the plants on the lanai. All storm shutters are closed except over the front door. Left the door handle on the front door unlocked when leaving.
1/23/25: Drive by. Placed the keys to the residence underneath the front door mat.
1/23/25: All the ceilings on the breezeway have been removed since the last service call see photo below. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer in the living room. All ceiling fans are off. All the clear panels on the lanai are off. Left everything show ready & turned off all water main handles when leaving.
1/23/25: New screens appear to have been installed on the lanai since the last service call. I relocked the screen door for now. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 58. Checked light timer in living room. Lanai screen door is locked.
