Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,342 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/31/25: Condo is under renovation from being flooded by Helene and Milton. The humidity is higher than suggested at 64.5%. I move the thermostat to 70° keeping the humid thermostat at 40%. It’s my hope that it’ll run long enough to remove the humidity down to a level closer to 60%. The HVAC system is running without a filter. The filter is on the floor but has mold spores on it. It’s also dated 7/4/24 so it should’ve been replaced a time ago. The size is 20 x 20 x 2 let me know I’ll pick one up then replace it next week as I will be back here for someone else. The toilets have been used but not flushed and are looking very badly. I turned the water and heard running water so I shut it off right away. Did not see any water inside. So may be it was running outside. The upper toilet tank is cracked, see photo. So I would not be able fill/flush that toilet.
1/31/25: I poured about 6 oz of bleach down the HVAC air handler condensate evac tube as requested by the owner.
1/31/25: The condo is under renovation from being flooded during Milton. The humidity is a bit higher than suggested but within acceptable limits based on the conditions outside and inside the unit. The HVAC air handler does not have a filter which I would suggest it did when running. I could not find a filter to slip into the unit.
1/31/25: All items that were inside the rooms are outside on the lanai, reported previously. The humidity is slightly higher than suggested but still within acceptable limits especially for the conditions outside and inside the unit. The HVAC air filter should be changed or washed, photo below.
1/31/25: Condo is under renovation from being flooded by Helene and Milton. The setting changes last service call has brought the humidity down. I kept those settings to see what we have next service call. If they are similar I will move them back up.
1/31/25: The condo is under renovation from being flooded during Milton. The changes made to the thermostat and humdistat last service has made a big improvement on the humidity level. It is not exceptionally lower so I chose to leave the settings the same.
1/31/25: All items that were inside the rooms are outside on the lanai, reported previously. The back slider door was locked.
1/30/25: Parking garage storage room is waiting on a new door to be installed. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
1/30/25: The parking garage storage room is waiting on a new door to be installed. Permit for new ac system on front window. One of the sun screens on the lanai is damaged.
1/30/25: Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
1/30/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. There was a service slip from fire & ice heating & air conditioning dated 1/28 on the kitchen counter when I arrived see photo below. The inside of the residence is still waiting to be cleaned. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
1/30/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
1/30/25: Brought in an index card that was on the front door when I arrived see photos below. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
1/30/25: Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
1/30/25: All doors are locked. Watered all the potted plants. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address.
1/30/25: Brought in two pieces of mail with a stack of sales flyers see photo below. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced see photo below. There is a missing section of soffits on the left side of the front entryway of the house see photo below. Make sure the water heater, range & ice maker were off. There are numerous perishable items inside the refrigerator photo below. Found one of the living room sliding glass doors unlocked & locked it. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are off/open.
1/30/25: The pool water level was low again when I arrived. I ran the hose in it during the service call & set the timer for 120mins to bring the water level back up. The lanai may need to be pressure washed soon. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/29/25: Drive by. Brought all the Medicare documents collected during service calls to the post office for forwarding. Photo of the receipt with tracking number below.
1/28/25: The lamp on the right nightstand in the master bedroom is on.
1/28/25: The front yard appears a bit dry, photo below. Not any more dry than the neighbors as it appears.
1/28/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/28/25: More vinegar for the ac condensate drain line will be needed soon. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
1/28/25: I brought in a pool slip from the lanai dated 1/23. I watered all the plants within the pool cage.
1/28/25: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage. The pool level is below the skimmer port, pump is off and spa is empty, reported previously. Two tiny tarragon in top pool cage screen next to the bathroom door, reported previously.
1/28/25: There were 2 lamps on in the larger master bedroom I turned them off. The lamp next to the camera in the living room was on I turned it off. The slider in the dining area opposite the camera in the LR was unlocked, I locked it.
