Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,329 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/4/25: The irrigation circuit breaker was tripped again. Also the kitchen outlets, disposal and wager were tripped as well, I reset all of them. Trees out back are still leaning over from the storms. There was a notice from the water department inside the storm door. Photos of front and back are below, texting as well.
2/4/25: The right sink in the master bathroom has a slow drain, reported previously.
2/4/25: I brought in a pool slip from the lanai dated 1/30. I watered all the plants within the pool cage. Photo of an envelope received this week that looks a bit important below
2/4/25: More vinegar has been provided since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 72 for now to circulate air and mitigate high humidity level. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
2/4/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. I had to remove the small package of fruit as it was starting to perish. Read the note & picked up the envelope from the dining room table. Found the living room right side sliding glass door unlocked & locked it. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
2/4/25: Removed the title & registration from the car to forward to the client via ups. Brought in one piece of mail with some sales flyers see photo below. I included the mail document in with the car documents to be forwarded. The smoke detector in the kitchen hallway was chirping when I arrived. I replaced the battery with a new 9V battery from one of the kitchen drawers & tested it after installing the new battery. Both guest bedroom windows are still waiting for new screens. Facade of building waiting to be repaired. Client advised that the building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
2/4/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. All ceiling fans are off. Mesh storm shutter on lanai is closed.
2/4/25: The lanai may need to be pressure washed soon. The pool water level was extremely low again below the bottom of the top skimmer port & the pool pump was running dry when I arrived. I turned off the pool pump, turned on the water hose & set the timer for 120 minutes to bring the water level back up. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/4/25: Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
1/31/25: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, reported previously. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust. I moved the thermostat down to 75 from 78 because of the recent high humidity levels the past service calls. The temp outside during this time of year rarely gets to or exceed 78 for any length of time. Moving the thermostat down will allow it to run several times per day to help mitigate the humidity issues.
1/31/25: I poured a few ounces of bleach in each toilet. I poured 4oz of vinegar down the AC drain chased by 8oz of water.
1/31/25: Photo of the new water heater and water main valve below. In the photo I am pointing to the water main valve which needs to be pulled parallel to the water pipe to be on and perpendicular to it to be off. Also in the Sam cabinet is an off/on switch for the water heater (it’s marked off/on). There is also a photo of the electric panel the two breakers that have the yellow tape need to be turned on for occupancy and off for vacancy. Currently they are in the off position. The humidity is a bit high however the thermostat is only reading 70° so I hesitate to turn the thermostat down any further and let it run lower than 70° just to remove the little higher humidity. When the temperature outside becomes higher than the inside for an extended period of time that AC will run and remove the humidity. I did run the system and it was removing humidity. In fact it removed the humidity within a few minutes down below 60%. There is a ceiling spot right at the transition from the guest are to the high living room as I remember it’s been here since the hurricanes, photo below.
1/31/25: Condo is under renovation from being flooded by Helene and Milton. The humidity is higher than suggested at 64.5%. I move the thermostat to 70° keeping the humid thermostat at 40%. It’s my hope that it’ll run long enough to remove the humidity down to a level closer to 60%. The HVAC system is running without a filter. The filter is on the floor but has mold spores on it. It’s also dated 7/4/24 so it should’ve been replaced a time ago. The size is 20 x 20 x 2 let me know I’ll pick one up then replace it next week as I will be back here for someone else. The toilets have been used but not flushed and are looking very badly. I turned the water and heard running water so I shut it off right away. Did not see any water inside. So may be it was running outside. The upper toilet tank is cracked, see photo. So I would not be able fill/flush that toilet.
1/31/25: I poured about 6 oz of bleach down the HVAC air handler condensate evac tube as requested by the owner.
1/31/25: The condo is under renovation from being flooded during Milton. The humidity is a bit higher than suggested but within acceptable limits based on the conditions outside and inside the unit. The HVAC air handler does not have a filter which I would suggest it did when running. I could not find a filter to slip into the unit.
1/31/25: All items that were inside the rooms are outside on the lanai, reported previously. The humidity is slightly higher than suggested but still within acceptable limits especially for the conditions outside and inside the unit. The HVAC air filter should be changed or washed, photo below.
1/31/25: Condo is under renovation from being flooded by Helene and Milton. The setting changes last service call has brought the humidity down. I kept those settings to see what we have next service call. If they are similar I will move them back up.
1/31/25: The condo is under renovation from being flooded during Milton. The changes made to the thermostat and humdistat last service has made a big improvement on the humidity level. It is not exceptionally lower so I chose to leave the settings the same.
1/31/25: All items that were inside the rooms are outside on the lanai, reported previously. The back slider door was locked.
1/30/25: Parking garage storage room is waiting on a new door to be installed. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
1/30/25: The parking garage storage room is waiting on a new door to be installed. Permit for new ac system on front window. One of the sun screens on the lanai is damaged.
1/30/25: Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
1/30/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. There was a service slip from fire & ice heating & air conditioning dated 1/28 on the kitchen counter when I arrived see photo below. The inside of the residence is still waiting to be cleaned. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
1/30/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
1/30/25: Brought in an index card that was on the front door when I arrived see photos below. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
