Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,270 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/12/26: Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water solution down the hvac condensate drain line for preventative maintenance. The plate on the Toyota expires soon photo below. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.6/11/26: Air purifier in living room read 100%. Ran the disposal in the coffee bar sink. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All objects along the sides of the house are strapped down. All storm shutters are closed & panels are on.
6/11/26: Made sure the water heater, range and icemaker were off. Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
6/11/26: Lawn conditions have returned to normal. All damp rid bags throughout the residence were full and needed to be replaced. I replaced them all with some of the new damp rid bags provided on the kitchen counter. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
6/11/26: Ran the hose in the pool during the service call to help keep the water level up. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house. Client is addressing. Watered the two plants by the front door. Ro water system underneath the kitchen sink is unplugged. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
6/10/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Mini fridge in kitchen is off. All ceiling fans are off. Lanai screen door is locked.
6/10/26: The humidity level was still over 55% inside the residence. I lowered the thermostat to 79 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All the furniture on the front porch and lanai has been brought inside since the last service call.
6/10/26: Ran the ceiling fan on the lanai during the service call. Lithium battery in dining room is plugged in. All ceiling fans are off. Checked breezeway ceiling for Hornets nest’s. Will start the minivan on the next service call.
6/10/26: Mini fridge and coffee bar area is off and door is open. Mini fridge in laundry room was on and cold. Front load washing machine door is cracked open to prevent mildew and odors. Living room ceiling fan is on. Green forwarding slip in mailbox. Furniture out on lanai. All storm shutters are currently off.
6/10/26: The lawn is starting to return to normal. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. The plate on the car is expired. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
6/10/26: The humidity level was back under 60% throughout the inside of the residence after having the guest wing thermostat corrected by the ac company & making all the last adjustments. Will continue to monitor closely and adjust accordingly. All of the weeds appeared have been sprayed recently. The lawn is starting to return to normal. I am now able to adjust the guest wing ac thermostat after the ac company corrected the thermostat. Routine ac system maintenance will be required when the client returns. One of the large sections of pool cage screens on the right side of the house is torn and hanging. Client is addressing. All bedroom AC air filters are dirty and need to be replaced. Ac thermostat order is as follows- #1- Kitchen. #2-Master bedroom. #3-Guest wing. Checked all damp rid bags throughout the residence. Large damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Mesh storm shutter on lanai is closed. Both lanai screen doors are unlocked.
6/10/26: The floor was dry surrounding the ac air handler. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rids throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
6/10/26: One of the small pictures in the guest wing hallway has fallen off the wall due to the sticky tabs holding it on the wall no longer working. Client will address when they return. The lawn has some slight browning throughout the yard. Irrigation system light was solid blue. All ceiling fans are off. Front load washing machine door is propped open to prevent mildew and odors. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green forwarding slip in mailbox.
6/10/26: Removed a Punta Gorda pest control sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is open to prevent mildew & odors. Poured several ounces of vinegar down the ac condensate drain line per the instructions for preventative maintenance. Garage side entry door handle only is unlocked. Green forwarding slip in mailbox. Storm shutter panels over master bedroom, lanai door are on.
6/10/26: Made sure the water heater and range were off. Lanai screen door is unlocked. All storm shutter panels are on.

6/9/26: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
6/9/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/9/26: All breakers are off except for the ac & heat breakers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
6/9/26: The lawn has been mowed but there are still excessive weeds growing in all the Landscape beds. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
6/9/26: Ran the storm shutter on the lanai up and down for preventative maintenance. Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
6/9/26: Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
6/9/26: All ceiling fans are off. Mesh storm shutter on lanai is closed.
6/9/26: The lawn is looking better since the last service call and appears to be returning back to normal. The pipe connected to the top of the irrigation well pump has been repaired since the last service call photo below. Brought in four pieces of mail see photo below. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.
