Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/11/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 60. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. Closed the storm shutter over the front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.9/11/25: Ran the storm shutters up and down for preventative maintenance. The automatic ac condensate drain line cleaner is 3/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
9/11/25: Brought in a package that was laying by the front door when I arrived photo below. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
9/11/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
9/11/25: Iron out is needed for the tanks of the toilets as the water is starting to come out discolored and staining the bowl as it sits. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found that the settings on the AC thermostat have been changed since the last service call and the thermostat was set on a schedule. I lowered the thermostat back to the original setting of 78 for now.All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
9/11/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
9/11/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car has a leak & is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
9/11/25: Replaced the battery in the doorbell camera with a fully charged battery & put the other battery back on the charger. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. Left the storm shutter over the front door open when leaving. All storm shutters are closed except for the shutter over the front door.
9/11/25: Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
9/11/25: There was a fire & ice service slip dated 9/4 on the kitchen counter when I arrived photo below. All ceiling fans are off. Checked all damp rids in the master bedroom closet. Storm shutters on lanai are closed.
9/11/25: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai & back windows are closed.
9/11/25: One of the fire sprinklers is hanging down from the ceiling in the upstairs front bedroom. Watered the three orchids. Mini fridge was on & cold. All ceiling fans are off. All storm shutters are closed. Closed the Storm shutter over the front door when leaving.
9/11/25: All of the plantation shutters & valances have been removed from all of the windows & temporary blinds have been installed. Wine chiller in master bedroom closet read 50. All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
9/11/25: Made sure the water heater, range & ice maker were off. There are numerous perishable items inside the refrigerator see photo below. The humidity levels were high throughout the entire residence when I arrived. I found the east attic door open and closed it which may have been causing the high humidity levels. Portable dehumidifier in kitchen read 61. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both washer & dryer doors are open to prevent odors. Both attic spaces were dry. Monitoring all old water stains on the ceilings closely. I closed the storm shutter over the front door when leaving. All storm shutters are closed.
9/11/25: There is paint peeling on the ceiling next to the master bathroom shower which appears to be caused by moisture coming from the shower when being used. Client advised they will address the situation. The metal parking garage storage room door is excessively rusted & may need to be painted or replaced soon. All ceiling fans are off. Checked attic space upstairs. Section of storm damaged lanai floor is taped off & waiting to be repaired.
9/11/25: My keys provided will no longer work in the deadbolt on the front door. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was off in #603.
9/11/25: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
9/11/25: Photo below of the new ac thermostat installed recently. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
9/10/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/10/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked. Green slip is in mailbox.
9/10/25: The plate on the car is expired. Client will address. All ceiling fans are off. Checked all light timers. No mailbox.
9/10/25: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client will address. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/10/25: The humidity level was slightly over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
9/10/25: Removed a problem solved pest sign dated 8/28 from the front yard Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client will address. Mini fridge on lanai is off.
9/10/25: Excessive weeds are growing in all the landscape beds. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out. The lanai needs to be pressure washed soon. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
