9/11/23: The back yard has been repaired since the last service call see photos below. The pool pump was back on but the pool was still green. The water main to the house was still off. Brought in two pieces of mail see photo below. Was unable to run water throughout the residence due to the main water being off. All storm shutters are closed. Left the water main off when leaving.

9/11/23: I watered 3 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. 8 total palm fronds in the yard.
9/11/23: Some browning in the yard, reported previously. There is a water spot in the master bath shower, reported previously. The water main was on upon arrival and off upon departure. There is one small piece of facia that has slipped on the lanai, but other than that I couldn’t see any damage around the house inside or out from the roofers. Some materials left at the front door by the roofers I’m guessing, reported previously.
9/11/23: The pool pump was not running when I arrived. The timer was not holding correct time & had no power. Found breaker #2 in the sub panel above the pool timer tripped & reset it restoring power to the pool timer. Made sure to correct the time after restoring power. Opened the storm shutters over the sliding glass doors on the lanai. Brought in three pool service slips dated 8/21 - 9/4. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both toilet water supply valves are currently turned off due to one of the toilets leaking. I turned them on & off to flush them for now. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
9/11/23: Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. All storm shutters are closed. Turned the water on & off using the shut off valve in the garage only.
9/11/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool level is right at the middle of the skimmer port. The neighbors cleared the row of bushes on the garage side of your home and planted others, photo below. The gopher turtle hole is active as well the armadillo hole under the lawn mower. The pool appears to me to need scrubbing however I’m not as familiar with the side coating so there is a photo below.

There are vines & weeds starting grow on the right side of the house, pool cage, landscape bushes & in the back landscape bed see photos below. Ran the storm shutters up & down for preventative maintenance. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. All storm shutters are closed.
9/11/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. The water main was on upon arrival and off upon departure. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, photo below. Photo below of the ceiling damage at vent in front of the fridge, reported previously.
9/11/23: There was a small section of soffits laying on the ground on the back of the house next to the pool cage when i arrived see photo below. It appears to have fallen out next to the other pushed up soffits. There was a water leak on the garage ceiling see photos below. It was still dripping water & the rug underneath it was soaked see photos below. I found the ac air handler drain pan in the attic completely full & leaking onto the ceiling photos below. Moved the car out of the garage for Bowersox ac & heating. Made sure all the windows were closed & doors locked. Will contact the client & advise them of the situation. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. Checked shed in backyard. Empty lot is being maintained.
9/11/23: The new gutter downspouts may need some splash guards soon as the ground is starting to wash out underneath them from rain water. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are closed. The power pole in the backyard is leaning.
9/11/23: Weeds & grass are starting to build up in the landscape beds see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to move closely & adjust accordingly. Watered the plant. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are slightly pushed up on the left side of the house.
9/11/23: Locked the screen door & put the key back inside when leaving.
9/11/23: Weeds & grass are building up in all the landscaping beds & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.

9/8/23: Poured a measured bottle of vinegar down HVAC condensate tube.
9/8/23: It was warm inside the residence & the humidity level was over the acceptable level of 60% when I arrived. The ac thermostat was not holding set temperature & warm air was blowing out the vents. The air handler was running but the condenser was not. I found the breakers for the ac condenser tripped #10-#8 in the breaker panel & reset them restoring power to the condenser. The condenser stayed running while I was at the residence & cold air started blowing out the vents again. The temperature dropped from 93 to 91 before I left. Scale and/or aphids are starting to build up on the gardenia bushes. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. 9/8/23: Theirs is browning in the front yard reported previously. Weeds are growing on the lanai, reported previously. Tripped breaker #17 master bedroom, bath & smoke detector. There was a bunch of debris on the entry rug to the garage so I shook it off outside.

Tripped breaker #26 Family room & lanai. Debris on the bottom of the pool probably from the weeds on the lanai. The shell cross in the hall lost some shells. Letter from pool company below that I found on the lanai.

9/8/23: Raised and lowered the hurricane shutters. Watered the 3 plants on the lanai as requested. One does not appear to be doing too well, reported previously. Checked all the GFIs and I found the GFI on the wall next to the two kayaks was tripped, I reset it. The ceiling light in the outside entrance was on as well the hall leading tot he utility room. The humidity upstairs was better this time however the thermostat set temperature and the actual temperature are the same which should not be. The humidistat switch is clicking on at 62% and off at 58% which is 4% + or - and I feel that spread may be too much. I set the thermostat to 77 as suggested and the humidistat to 50%. As discussed we will see what the humidity is like next service call. There were 5 tripped circuit breakers; #25 Bedroom & bath 2, #27 Bathroom master, #30 Outlet dining, #33 Loft stair, #37 Living room & lanai
