Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/4/24: The SUV is not connected to a battery maintainer although the hood is up? The pool is exceptionally low, photo below. I found the hose hooked it up and began running water in the pool during the service call. This was not long enough to fill the pool to an acceptable level, so I’m leaving it fill while I do some other homes inBR.
6/4/24: Did not see any more live ants in the master bathroom & cleaned up all the remaining dead ants around the bathtub. The lawn has some browning throughout the entire yard. Ran the hose in the pool during the service call to help keep the water level up from evaporation. One of the neighbors cars has been removed from the garage. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Lawn has small brown spot in backyard from broken sprinkler heads. Client is aware & addressing. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
6/4/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai.
6/4/24: Brought in one piece of mail see photo below. The internet still appears to be disconnected. Irrigation system is in the run position. Storm shutters on lanai are off. Both screen doors are locked. Water softener salt container is full. Left everything as is & the water main on when leaving to keep the house show ready.
6/3/24: The pool water level was extremely low from evaporation when i arrived. I ran the hose in the pool during the service call to help bring the water level back up. A water timer is recommended for the water spigot by the pool to control the water level of the pool. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
6/3/24: The ac thermostat was in the off position when i arrived. I turned it back to cool & the system came back on. The drain line was not currently full of water. & I did not see any condensation on the air handler. Photo of the condensate drain line outside. The ac system came back on & started blowing cool air. Brought in one piece of mail see photo below. The pool water level was slightly low when I arrived from evaporation. I ran the hose in the pool during the entire service call to help bring the water level up. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
6/3/24: The lawn has some browning throughout the yard. Irrigation system is in the run position. Removed several newspapers from the driveway. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
6/3/24: All ceiling fans are off. Ran the hose in the pool during the service call to help keep the water level up. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
6/3/24: The pool pump is still leaking while running see photo below. I ran the hose in the pool during the service call to help keep the water level up. The lawn has excessive browning throughout the entire yard. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 54.8% humidity. Master bath hall temps were 80.1 degrees & 54.5% humidity.
6/3/24: The lawn is looking better since the last service call. Ran the hose in the pool during the service call to help keep the water level up. The pool pump chlorinator appears to still be slowly leaking when the pool pump is running. The garbage disposal was seized again when i arrived. I was able to free the disposal using a disposal hex key. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off.
6/3/24: The lawn had a few brown spots in the backyard when I arrived. Brought in one piece of mail with a stack of sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
6/3/24: Put the key back inside the lockbox when leaving. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
6/3/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
6/3/24: Uv lamp in air handler was on. Lamp in living room is on. All ceiling fans are on.
6/3/24: The lawn has some browning throughout the entire yard. No packages by front door. The ac air filter is dirty & may need to be replaced soon size 20x20x1. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Pond water level was low. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
6/3/24: Ran the hose in the pool during the service call to help keep the water level up. The lawn has some browning on the left & right side property lines. Did not see any weeds in the landscaping beds & all of the bushes looked good. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the auto position. Left the water main on when leaving for the pool.
6/3/24: The lawn had several brown spots throughout the yard when I arrived see photos below. Irrigation system appears to be set correctly. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded. Rope is across driveway.
6/3/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/3/24: The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
6/3/24: Rebooted the internet modem as the tablet had an alert that it lost internet connection. The lawn has some browning throughout the yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Irrigation system is in the run position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/3/24: Put the no rust concentrate & bleach in the container on the left side of the house & filled it with water. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
6/3/24: Removed a lawn care extraordinaire pest sign from the front yard. The lawn is looking better since the last service call. Current photos of the lawn. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
6/3/24: The humidity level was finally back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
6/3/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
6/3/24: Ran the storm shutters for preventative maintenance. The lawn has some browning throughout the entire yard. The large damp rid bucket in the vehicle is full & needs to be replaced. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
