Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/10/24: Photos of the driveway & walkway below. Lawn conditions are starting to return to normal. The lawn just has some slight browning throughout. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.7/10/24: Brought in a package that was laying by the front door when I arrived see photo below. The smoke detector in the master bedroom was chirping again when I arrived. I swapped the battery with another new 9v battery provided from the drawer in the foyer & tested it again after installing the new battery. I did not hear it chirping again before leaving. The lawn still has some browning on the left side of the house. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
7/10/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There are two new armadillo holes in the landscaping. One in the center front and another at corner of the pool landscaping, photos below. The downspout on the front corner of the garage has come off. I tried to put it back on but couldn’t. I believe to do it correctly you should take the elbow off put the extension on then put back on the straight down section.
7/10/24: There were some flower pedals floating on the surface of the pool. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
7/10/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The HVAC system was not working. There was condensation on the intake grate and along the base of the air handler, photos below. I left a key box so the AC tech can gain access.
7/10/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
7/10/24: Visual check of the car, battery maintainer had power.
7/10/24: I poured vinegar down the HVAC condensate tube then chased with water. I moved the humidistat down to 50 from 55 based on the high humidity last service call, the fairly high humidity today and the humidity device you have on the wall under the thermostat, see photo below.
7/10/24: All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
7/10/24: The humidity level was back under 55% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
7/10/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. I made sure the slider between the 2 areas was closed upon departure. I lowered the temp on the Florida room AC to 74 to mitigate the slightly higher humidity on that side.
7/10/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
7/10/24: The plastic gutter downspout extension on the back right corner of the house is broken. All of the ac air filters in the ceilings throughout the residence appear to be dirty & may need to be replaced soon. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
7/10/24: All ceiling fans are off. Wine chiller read 62. All storm shutters are closed. Green slip in mailbox.
7/9/24: Replaced the ac air filter with one of the new filters provided & wrote the date of installation on it. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/9/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
7/9/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
7/9/24: Ran the storm shutter up & down for preventative maintenance. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
7/9/24: Ran the storm shutters down & up for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
7/9/24: The sliding glass door on the right was not locked, did lock it. Photo of the door I’m talking about below. The door was closed but in the photo it show it open after I had tested it to find it wasn’t latched. I removed the batteries from the remotes, alkaline batteries ten to corrode over time, better safe than sorry.
7/9/24: New window installation progress photos below. New window installation has not started on the residence yet. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
7/9/24: The pool pump is set to pull water from the bottom center drain. I raised the garage door in order to ventilate the garage to get fresh air inside it. The side yard has not improved with the rains we’ve hade. A spot out front appears to be a chemical burn to the lawn such as gasoline from a lawn care mistake, what else I could guess but photo below.
7/9/24: New window installation progress photos below. New windows have been installed throughout the residence since the last service call photos below. All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
7/9/24: The alarm pad next to the garage door beeps lightly every minute or so.
