Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/12/23: Current photos of the pool & spa below. Excessive weeds, grass & vines are building up in all the landscaping & pavers. All storm shutter panels are on.
9/12/23: Brought in an H2O systems service slip dated 8/31 photo below. It was warm inside the residence & the ac thermostat was not holding set temperature when I arrived photo below. I found the air handler & condenser not running & could not find any tripped breakers. The ac system appears to need repair at this time. Will contact the client & advise them of the situation. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. Irrigation system is on. All storm shutter panels are on.
9/11/23: Weeds are starting to grow in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
9/11/23: Weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
9/11/23: Removed a Signature pest sign dated 9/6 from the front yard. Ran the hose in the pool during the entire service call to help bring the water level up. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
9/11/23: All storm shutters are closed. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
9/11/23: All of the grass & weeds that were growing in the landscape beds appear to have been sprayed recently. The front door deadbolt is extremely difficult to engage from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 45.5% humidity. Master bath hall temps were 80.6 degrees & 46.6% humidity.
9/11/23: The pool water level was extremely low when I arrived. I turned on the hose spigot & set the water timer for 120mins to bring the water level back up. The hose spigot for the fish pond needs a new splitter for the hoses as the valve for the fish pond water supply will not turn off & the line has a leak. Brought in three pieces of mail see photo below. There was a service slip from air tech concerning the dripping ac in the garage see photo below. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
9/11/23: They have finished the front door screen enclosure. There are some very small dead bugs under the window in the laundry room. There are a few dozen but none are alive.. Today I swept these up so I can monitor any additional dead bugs next time. There is, what appears to be, an armadillo hole under the bushes just right of the front door.
9/11/23: There was a small water stain on the front guest bedroom ceiling when i arrived see photos below. Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
9/11/23: Removed a Hughes Exterminators pest sign date 8/31 from the front yard. Checked all damp rids. Lanai screen door is locked.
9/11/23: The dehumidifier was reading E9, I reset it and it read 52. I kept the humidistat at 50. The neighbors van is in the drive and the convertible is gone.
9/11/23: New roof construction has not changed in appearance since the last service call. New wall & ceiling texture has been applied to the living room & dining room since the last service call see photos below. Screen on lanai is torn.
9/11/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, reported previously. I can see about 5 shingles that have blown off, reported previously. The humidity is borderline so I move the humidity to 55 from 60.
9/11/23: There is a rut of missing sod on the right side of the driveway from large mowers going through the wet lawn when the ground is soft see photo below. Removed a Lawn care extraordinaire pest sign dated 9/6 from the front yard. The alarm system was deactivated again when I arrived. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
9/11/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/11/23: I watered 1 plant(s) on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower.. I am using the pan mentioned above to fill the shower trap.
9/11/23: Brought in one piece of mail see photo below. The fill valve runs on the guest bathroom toilet & is tagged as such. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
9/11/23: The thermostat was set to 73 when I arrived I set it back to 83 after speaking with the homeowner. Photo of the pool construction below.
9/11/23: Brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. One of the lanai screen doors is unlocked for storm shutters. Closed the shutter over the front door when leaving. All storm shutters are on & closed.
9/11/23: There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
9/11/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported.
9/11/23: Mesh storm shutter on lanai is open.
9/11/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. I sprayed the weeds on the lanai.
9/11/23: Portable dehumidifier read 58%.
