Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,926 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/31/24: Both dehumidifiers had water in the lines. Kitchen read 48 and bathroom 51. I ran the RO until the stream nearly stopped.5/31/24: Watered the new triple Pygmy date palm by the back door with numerous gallons of water. Wiped off the doorbell camera. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
5/31/24: I poured vinegar down the HVAC condensate tube and then chased with water.
5/31/24: All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
5/31/24: The lawn had some browning on the side & backyard when I arrived see photos below. Made sure the water heater was in the lowest setting & the ice maker was off. The humidity level was below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
5/31/24: I poured vinegar down the HVAC air handler condensate tube. I moved the car back 12”. There were 1/2 a dozen small ants in the left sink basin in the MB, I washed them down the sink and closed the sink stoppers.
5/31/24: Removed the permit bag from the driveway light, removed the birdhouse decoration from next to the front door & removed the lockbox from the front door. I placed the items on the desk in the office. Checked all damp rid buckets.
5/31/24: I poured an ounce or two of bleach in each toilet. The mail is to be checked every other service call. Some browning of the yard, reported previously. I rebooted the Blink module as requested. I poured a bottle of vinegar in the HVAC tube. No mail in box.
5/31/24: Watered the plant on the lanai using the right side slider only. Will water the plant on the lanai every other service call.
5/31/24: New roof construction has started since the last service call see photos below. The lawn has excessive browning throughout the entire yard. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
5/31/24: The lawn has excessive browning throughout the entire yard. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/31/24: The water filtration system on the right side of the house appears to have been repaired since the last service call & was not leaking today. Brought in two pieces of mail see photo below. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. Storm shutters on lanai are closed.
5/31/24: Brought in one piece of mail see photo below. The lawn has several large brown spots throughout the entire yard. The irrigation system was on & running. All ceiling fans are off. Both lanai screen cage doors are unlocked. Irrigation system is in run position. Made sure the pool auto filler valve was on. Left the house show ready & left the water main on when leaving.
5/30/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/30/24: The building is still waiting on new gutters to be installed. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
5/30/24: The building is still waiting on new gutters to be installed. One of the escutcheon plates around one of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from the new roof construction vibrations. All storm shutters on the lanai are closed.
5/30/24: Made sure the water heater, range & ice maker were off. Found both upstairs windows completely unlocked & locked them. Portable dehumidifier upstairs read 54. Watered the plants on the front porch as they appeared dry. Storm shutters over windows are closed. Two storm shutters on each end of the lanai are partially closed. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving.
5/30/24: Poured a measured bottle of vinegar down HVAC condensate tube. Some browning in the yard reported previously.
5/30/24: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Storm shutter in dining room is partially open. Mesh storm shutters on lanai are closed.
5/30/24: The pool level was very low I ran water into the pool while I was here and left the water on per customer. The alarm was off when I entered, I set it when I departed. Browning in the yard, reported previously. Circuit breaker 18 was tripped I reset it.
5/30/24: Made sure the water heater, range & ice maker were off. The garbage disposal appears to be seized & im unable to free it. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room does not appear to be working correctly anymore. The humidity level is high & it will not respond when any of the buttons are pressed. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
5/30/24: I watered the 10 live plants on the lanai. The pool was very low so I put a hose in the water and set the water timer to max (120 minutes). The lawn is browning but that is consistent throughout the community.
5/30/24: There was work being performed on the building when i arrived see photos below. Made sure all the deadbolts & pins on the front door were engaged. Made sure all the storm shutter switches were in the neutral position. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed.
5/30/24: The car charger was lit with green light. I turned the circuit breaker to the water heater off.
5/30/24: Work was still being conducted on the building when i arrived see photos below. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. The contractors still have all of the storm shutters temporarily open. Do not paint signs on the lanai.
