Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/11/24: The downstairs ac thermostat was not holding set temperature & had a message on the display when I arrived concerning a relay on for 24rs which may explain the uneven temps on the thermostat. The air blowing out of the vents was not cold. The downstairs ac system appears to need maintenance at this time. The outside of the building is still waiting on new gutters to be installed. I did not see any water stains on any of the ceilings throughout the residence. Portable dehumidifier upstairs read 55. Watered all the plants on the lanai. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving.
7/11/24: The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Mesh storm shutters on lanai are closed.
7/11/24: The pillar on the lanai has been repaired since the last service call see photo below. All ceiling fans are off. Water stains underneath dining room windows & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Some of the storm shutters on the lanai are temporarily open.
7/11/24: The keypad on the front door had a low battery warning when I arrived. I was able to replace some of the batteries with a few AA batteries that I found throughout the residence for now restoring power to the keypad. The garbage disposal appears to be seized & im unable to free it. The humidity level was over the acceptable level of 60% inside the residence on both floors again. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room does not appear to be working correctly anymore. The humidity level is high & it will not respond when any of the buttons are pressed. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
7/11/24: The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
7/11/24: The ac condenser area on front of the building appears to be waiting on new louvers to be installed. The master bedroom was dry & has not changed in appearance since the last service call. Hole in ceiling is waiting to be repaired. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 60. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. All storm shutters are closed except for two in the front that will not go down. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
7/11/24: It appears someone has began cleaning the kitchen , photo below. Looks like a fresh armadillo hole has been du under the AC condensing unit pad, photo below. I poured a bottle of vinegar down the HVAC condensate tube.
7/11/24: Front of building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm is imminent. Water was on in #2004.
7/11/24: The ac access area on the front of the building appears to be waiting on new louvers still. The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
7/11/24: I removed a HomeTeam Peat Defense sign from the front landscaping dated 7/9/24
7/11/24: The ac condenser access on the front of the building appears to be waiting on new louvers still. Mini fridge in foyer read 37/54. All storm shutters are closed.
7/11/24: Weeds growing in the cracks of the pavers on the lanai. The pool pump has a leak but I cannot identify exactly where, reported previously.
7/11/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
7/11/24: The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
7/11/24: Weeds beginning to grow in the cracks of the pavers o. The lanai.
7/11/24: The portable dehumidifier in the garage storage room was making a loud noise & not working correctly when i arrived. The display read 30 but the humidity level was high & it was very warm in the storage room. The dehumidifier will need to be replaced at this time. Made sure the water heater, range & ice maker were off. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/11/24: Weeds beginning to grow in the cracks of the pavers on the lanai
7/11/24: 2 vans in the garage this service call.
7/11/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
7/11/24: The humidity level was over the acceptable level of 60% inside the residence on both floors again. Both ac thermostats appear to be on eco mode & following schedule causing the humidity level to be sporadic. Turning off eco mode & schedules are recommended for better humidity control. The west attic was dry & I did not find any water inside the residence during today’s service call. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed. Storm shutter over front door will be closed if storm is imminent.
7/11/24: The browning of the lawn remains the same. I watered the plants on the lanai. Each car charger had power. The smoke detector in the MB is chirping, which indicates the battery will require changing.
7/11/24: Brought in one piece of mail see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
7/11/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on.
7/11/24: The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom shower handle is working correctly again. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
7/11/24: The browning in the yard remains the same. The electronic door bell chime box above the left kitchen cabinets was humming. The HO instructed me on how to disengage the power and I did so, photo below. I replaced the Damp-Rid bags in the MB closet as requested.
