Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/12/23: Pool draws from the center bottom drain per client. I brought the equipment to vacuum out the AC drain. Below is a photo of what I cleared from the drain, it was a great deal of the slime that eventually plugs the line.
9/12/23: The pool filter appears to have been replaced recently see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rainy season has started & the palm trees are being watered by frequent rains. New palm trees appear healthy. Turned the water main off to the house only when leaving.
9/12/23: The pool cage is gone as you know. The browning in the yard persists. The pool filter ring is leaking in several places, not fast but dripping in many places, photo below.
9/12/23: The neighbors truck & car are temporarily parked in the driveway. Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Replaced the ac air filter with a new filter provided in the garage & wrote the date of installation on it. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
9/12/23: Made sure the water heater, range & ice maker were off.
9/12/23: The car charger was lit with green light.
9/12/23: Browning in the yard still persists. I moved the humidistat back to 50 from 55 based on today’s humidity level inside.
9/12/23: The ac thermostat was not holding set temperature & the ac system was off when i arrived photo below. I did not find any tripped breakers & could not get the system to turn on. Will contact the client & advise them of the situation. The right side handle on the master bathroom left side sink is tagged for not turning off when running the water. I had to turn the supply valve off underneath the sink for now. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
9/12/23: I watered 5 total plant within the hurricane shutter, 5 out on the pool deck and 2 out front. I poured 2 oz of vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai and also the potted plants, reported previously. Garbage disposal is frozen.
9/12/23: The pool pump was not leaking during today’s service call. Weeds & grass are building up in all the landscape beds. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Monitoring all previous water stains on the ceilings closely. All storm shutter panels are on. Put the key back inside the lockbox when leaving.
9/12/23: The water main was on upon arrival, off upon departure. There is a crushed downspout at the end, photo below. It is at the front left corner when standing on the sidewalk. There is a note on the account to keep the thermostat on 82 but the thermostat was set at 85 when I came in today. Which should I maintain? A light was on just before the guest bedroom, photo below. I turned it off.
9/12/23: Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is closed. Both screen doors are unlocked. There are some hairline step cracks in the exterior wall by the pool pump. Holes in ground along seawall are being addressed.
9/12/23: I poured 4oz of vinegar down the HVAC condensate tube then chased with water. I then sucked the drain line out with a vacuum for several minutes after the vinegar had a chance to work. Photo below of the gunk that was sucked out of the line. All of the ants in the master bedroom on the window sill are dead. I cleaned the remainder up.
9/12/23: The irrigation sprinklers were running when i arrived. I had to correct the irrigation timer inside the shed as it was flashing from a power surge. The pool pump was running & sounded normal again. The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked.
9/12/23: Removed a Massey pest sign from the front yard. Weeds & grass are starting to build up in the landscape beds again see photos below. The humidity level was over 60% inside the residence again. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
9/12/23: The lawn is extremely long especially in the back and should be cut very soon, photos below. The tree that was down last service call is upright again, photo below.
9/12/23: Removed a trugreen sign from the front yard. Weeds are growing in the pool tiles. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
9/12/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom including algae on the sides, photo below.
9/12/23: Mini split ac thermostat set to 80. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants. Put the keys back in the lockbox when leaving.
9/12/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks. I’ve been watching the spot at the entrance to the bedroom behind the garage/utility room all summer and it has not gotten worse. I found two more very very light ceiling stains, previously reported. You may have a roof issue that is slowly getting worse. These stains do not look to have gotten worse.
9/12/23: The ac thermostat was blank & the ac system was off when i arrived. I did not find any tripped breakers & could not get the ac to turn on. Will contact the client & advise them of the situation. Updated the security system while inside the residence. Weeds & vines are starting to build up in the front landscape bed & driveway pavers photos below. Mini split ac was on.
9/12/23: Both screen doors are locked. All shutters are closed.
9/12/23: The damaged garage overhead door has been replaced since the last service call see photos below. The lawn was being mowed when I arrived. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor.
9/12/23: Section of missing soffits & facia on the left side of the house are waiting to be repaired. Renovation progress photos below. Inside of residence does not appear to have changed much in appearance since last service call. Did not see any evidence of moisture or current water intrusions inside the residence at this time. Internet & modem equipped appeared to be working correctly. Ac system is waiting to be repaired. All ceiling fans are off. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door.
9/12/23: A black dodge truck was in the driveway when I arrived photo below. Had to push in the loose section of siding on the left side of the house again & cleaned up some gecko droppings from the dining room floor. Weeds & grass are starting to build up in the landscape beds. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
