Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/14/23: I replaced the AC filter.
9/14/23: Made sure the water heater, range & ice maker were off. Large sections of drywall removed from water damaged dining & living room ceilings waiting to be repaired photos below. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I found the ac thermostat set to 68 & the fan in the on position. I set the fan to the correct setting of auto & raised the thermostat to 74 for now. Will continue to monitor closely. Storm shutters on lanai are closed.
9/14/23: Mini fridge in kitchen is off & door open.
9/14/23: The dehumidifier read 45. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
9/14/23: The inside of the residence appears to have been cleaned since the last service call. The humidity level was over the acceptable level of 60% inside the residence again. I found the settings on the humidistat & thermostat raised since the last service call & lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs bedroom is currently under renovation. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
9/14/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not see any evidence of water intrusions inside the residence at this time. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
9/13/23: The lawn is no longer long as previously reported, it could be cut but it’s not excessively long. The weeds are starting to take over in the landscaping, reported previously. I found several dead palmetto bugs in the master bedroom and hall, i swept them up. I found no electrical abnormalities.
9/13/23: Contractor access. Met with ac technician Nick from Dales ac & let him into the residence for ac repair. Nick stated that a loose wire in the thermostat caused the ac not to work. I stayed with Nick until he was finished & confirmed that the ac was working correctly again. I activated the alarm system & made sure everything was locked up when leaving. 1:30pm-2:30pm.
9/13/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water.
9/13/23: The outer room readings are 57.5% humidity and 85.8°. The smoke detector is chirping in the master bedroom, reported previously.
9/13/23: I poured vinegar down the HVAC condensate tube and then chased with water. I swept all the bugs from all areas in the condo but concentrating in the kitchen and living room. The has been something digging out back, photo below. It appears to be an armadillo’s attempt at a den but he/she ran into the footer.
9/13/23: The car’s battery maintainer reads 100. Car cover was on correctly.
9/13/23: A gecko is coming in and out of a possible gap in your slider in the living room, evidence in the photo below. I suggest glue traps at the sliders.
9/13/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/13/23: I vacuumed the AC drain line. A photo of what was sucked out. The dark thing on the side is a live toad that was in there as well.
9/13/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
9/13/23: The carpeting where the damp rid bag leaked is still oily.
9/13/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko, reported previously. The coils on the HVAC air handler appear to be frosting up, reported previously but no worse than before. The smoke detector in the hallway is chirping, reported previously.
9/13/23: Master bathroom sink leaks at the bottom of the ball where the threads meet from the P-trap. I have tagged both the faucet and underneath where the leak is coming from. There’s a tub down below there so it looks like maybe this leaked before?
9/13/23: Pool house temperature is 77.5 and humidity is 51.3%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap. The garbage disposal was frozen but I freed it up then sprayed a liberal amount of WD40. There were two bug slips wedged in the door, photo below.
9/12/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
9/12/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
9/12/23: Plugged in the refrigerator in the garage, made sure it turned on & closed the doors. Living room ceiling has been repaired & renovation has started on the master bedroom since the last service call see photo below. Mini fridge on lanai is off & door open.
9/12/23: Vines are growing on the podocarpus bushes on the right side of the house & on the screens on the left side of the pool cage. A animal is digging large holes in all the landscape beds. There is some browning throughout the lawn. The irrigation timer is currently off. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked. Visual check of the boat photo below.
9/12/23: Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
