Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/14/23: New roof construction has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
9/14/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 37. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
9/14/23: All of the water remediation equipment has been removed since the last service call. A large section of drywall has been removed from the living & dining room ceiling since the last service call photo below. The wood floors appeared to be ok and the carpet was dry & rolled up photos below. New roof construction has not changed in appearance since the last service call. The ac air filters are dirty & need to be cleaned/replaced. Portable dehumidifier in kitchen read 45. Checked all damp rid bags. All storm shutters are closed.
9/14/23: New roof construction has not changed in appearance since the last service call. Air dryer by fireplace was on. All storm shutters are closed.
9/14/23: Inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been cut out of the living room, master bedroom ceiling, temporarily covered with plastic & are waiting to be repaired. New roof construction has not changed in appearance since the last service call. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Turned the water on & off by the softener in the garage.
9/14/23: Ran the storm shutters up & down for preventative maintenance. New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Front door storm shutter is closed & key is in the lock. Water was on in 2004.
9/14/23: A large section of drywall has been removed from the master bedroom ceiling since the last service call see photo below. New roof construction has not changed in appearance since the last service call. Monitoring all ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
9/14/23: New roof construction has not changed in appearance since the last service call. Renovation progress photos below.
9/14/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
9/14/23: New roof construction has not changed in appearance since the last service call. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
9/14/23: New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
9/14/23: Water remediation progress photos below. A section of drywall has been removed from the master bedroom ceiling since the last service call & a fan has been placed upstairs blowing on a corner of the ceiling photos below. New roof construction has not changed in appearance since the last service call. The inside of the residence has not changed in appearance since the last service call. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
9/14/23: New roof construction has not changed in appearance since the last service call. Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving. All storm shutters are closed.
9/14/23: I brought in several pieces of mail one looked important but when I opened it I realized it was a n ad. The lawn has been mown since the last time I was here. Someone put a heavier rope on the center eyelet of the cover and wrapped it around the mirrors possible to make it less like to blow off from the storm, reported previously. The fence is gone on the one side of your yard, reported previously. Several dead flies in various parts of the house, reported previously.
9/14/23: Additional service call photos.
9/14/23: New roof construction has not changed in appearance for several service calls. Renovation progress photos below. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation.
9/14/23: There was windshield wiper fluid on the floor by the front driver side of the suv when i arrived see photo below. There were two towels and a Fire & ice heating & air service slip dated 8/31 on the kitchen counter see photos below. New roof construction has not changed in appearance since the last service call. Both damp rid buckets in the master bedroom closet are full & need to be replaced. Storm shutters on lanai are closed.
9/14/23: Poured 2oz of bleach in each toilet.
9/14/23: Forwarding mail with the pre postage envelopes (1 envelope rematch). There was a personalized sealed envelope partially under your front mat, photo below. I included it in the mail. A few weeds growing in the cracks of the driveway pavers.
9/14/23: The ant situation mentioned in past service call reports have not returned however there were several dead ants in the shower and the garden tub in the master bedroom, I cleaned them up. The pool pump was very loud so I shut it off at the circuit breaker. The pool was about an inch above the bottom of the skimmer port. I filled the pool during my service call.
9/14/23: All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.
9/14/23: Mini fridge was on & cold. All storm shutters are closed.
9/14/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely.
9/14/23: The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return.
9/14/23: Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Water was off in #603.
