Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,930 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/4/24: The house appears to be back in order and things are ready to be unpacked, reported previously. The utility room doors and the bedroom doors do not have door stops, photo below of the MB door. There is a large spot that is not painted next to the guest toilet, photo below.
6/4/24: The pool pump filter canister is still leaking while the pool pump is running see photo below. Grass & weeds are starting to build up in the landscape beds see photos below. Monitoring the new sod along the seawall closley. Vacant lot is brown. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
6/4/24: The yard is even more brown this service call. The irrigation system is set to auto.
6/4/24: Weeds & grass are growing in all the landscape beds. Shed door is locked.
6/4/24: I removed the trash from the black garbage can in the garage as requested. I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered.
6/4/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked.
6/4/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
6/4/24: Browning of the yard, reported previously, is a bit better with recent rain. Photo of pond below.
6/4/24: There appears to have been something spilled all over the driveway pavers since the last service call see photos below. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has excessive browning throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
6/4/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. There is browning of the yard, reported previously., but seems to be improving with the recent rains. The front hibiscus tree has fallen over, photo below.
6/4/24: The garbage can was still down by the street for collection when i arrived. Readjusted the light timer in the front bedroom to turn on between 9pm-1am. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
6/4/24: Debris along the one side of the house, reported previously. Browning in the yard.
6/4/24: Weeds are starting to grow in all the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
6/4/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool has quite a bit of debris in it, photo below.
6/4/24: All ceiling fans are off. Mini split ac is on.
6/4/24: There is browning in the yard, irrigation company appointment has been set by HO. Bushes are getting a bit shaggy, reported previously, weeds too. I pulled the larger weeds on the lanai/pool cage area.
6/4/24: Brought in six pieces of mail with a stack of sales flyers see photos below. The guest bathroom sink is tagged for leaking from the trap when water is running through it. Client will address. Weeds & grass are growing in the landscape beds. Client will address. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Pool pump timer scheduled to run between 8am-11am. All storm shutters are currently off except for the right side garage window. Hardware for shutters on lanai & front door appear to need some maintenance. Visual check of the dock. Put the key back in the lockbox when leaving.
6/4/24: The browning in the lawn, reported previously, is better. The pool/spa was very low on water, I filled while I provided the home watch service. The edges need scrubbed still, phot below. The landscaping has digging in it consistent with an armadillo digging for bugs.
6/4/24: Brought in one piece of mail with some sales flyers see photo below. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
6/4/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, one did appear to be important photo below. Some pest digging in the front mulch, reported previously. Raised and lowered the back hurricane screens.
6/4/24: There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
6/4/24: None of the exposed walls inside have signs of moisture, and it has rained the past two days. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, I pulled the larger ones.
6/4/24: The shower head was not dripping when i arrived & turned all the way off today. The tv in the living room was on. The old plastic water main handle is slowly weeping water. Client will address. All ceiling fans are on. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off.
6/4/24: One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
6/4/24: The SUV is not connected to a battery maintainer although the hood is up? The pool is exceptionally low, photo below. I found the hose hooked it up and began running water in the pool during the service call. This was not long enough to fill the pool to an acceptable level, so I’m leaving it fill while I do some other homes inBR.
