Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/18/23: Storm prep reversal. Opened up all the storm shutters, put all the furniture & curtains back out on the lanai & left everything on when leaving for clients return see photos below.9/18/23: Drive by. Picked up the interior door key from the kitchen, carefully moved the car to the other side of the garage for shutter removal & locked the interior garage door when leaving. Put the car keys back on the kitchen counter.
9/15/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/15/23: Kitchen pantry door still waiting to be installed. Made sure all interior doors were open for air circulation. Flushed the master bathroom toilet by turning the supply valve on & off. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
9/15/23: The inside of the residence has not changed in appearance since the last service call. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
9/15/23: Both lamps in the living room are on. Checked all damp rids. Some screens & panels torn on lanai.
9/15/23: All of the new drywall appears to have been sanded since the last service call photos below. Watered the plant in the kitchen.

9/15/23: Swept dead bugs off the front porch.
9/15/23: Monitoring all ceilings closely. Water damaged ceilings waiting to be repaired. Water heater valve is temporarily turned off for now to keep the rusty colored water from running through the plumbing. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/15/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/15/23: One of the lanai screens has a small tear in it.
9/15/23: Put the car keys back inside the storage room & made sure the doors were locked.
9/15/23: Brought in a package of toilet bowl cleaner for the bathrooms see photo below.
9/15/23: The faint water stains on the master bedroom & master bedroom closet ceiling have not changed in appearance since the last service call photos below. The kitchen lights were on when i arrived. I turned them off before leaving. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
9/15/23: Checked all damp rid bags. Wine cooler in dining room read 16.
9/15/23: New roof construction progress photos below. Photo of the new ac system installed in July. Did not see any evidence of water intrusion’s throughout the residence at this time. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
9/15/23: It was warm inside the residence & the ac system was off again when i arrived. I reset the ac breakers restoring power to the thermostat. The ac system turned back on & started cooling the residence again as I was leaving. New roof construction progress photos below. All of the furniture is still covered with plastic. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed. Monitoring the front windows closely. Monitoring the previous water leak in the master bathroom closely.
9/15/23: Brought in an ups envelope that was laying by the front door photo below. Vines are starting to build up on the all the landscape bushes. Had to turn the spa off when i arrived. Pool water level was slightly low. I ran the hose in it during the service call to help bring the water level up. Client advised that the irrigation pipe leak along the left side of the house is being addressed. Excessive weeds are building up in the pool tiles. Pool cage is damaged & waiting to be repaired.
9/15/23: All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
9/15/23: The ac thermostat was blank & the ac system was off again when i arrived. The ac system appears to need repair at this time. Did not see any evidence of water intrusions inside the residence. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
9/15/23: Photo of the pool below. Weeds are starting to build up in the pool pavers photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. Irrigation system is on. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
9/15/23: Weeds are starting to build up in the pool pavers again & the pool pavers may need to be pressure washed soon see photos below. Watered the plants on the kitchen counter. All storm shutter panels are on.
9/15/23: Drive by. Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. The pool water level was low when I arrived. I turned on the hose & set the water timer for 60mins to bring the water level back up.
9/14/23: New roof construction does not appear to have changed in appearance since the last service call. Did not see any live ants during today’s service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
