Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/19/23: The humidity is a bit high so I turned the humidistat down to 50 from 55. Once the AC kicked in I made sure the system was cooling.
9/19/23: The pool pump filter canister lid was leaking when I arrived photo below. Brought in two pieces of mail with some sales flyers see photo below. Ran water through the kitchen pot filler. Wine cooler read 56.3. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
9/19/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. There were a few dead ants on the window sill in the front guest bedroom this service call. There were a few dead ants found on the master bedroom window sill this call. Weeds growing in the landscaping, as reported previously. #12 circuit breaker was tripped. This was for Bed 2 Bath 2 Foyer and Garage.
9/19/23: New roof condition has started since the last service call see photos below. Pool has been temporarily covered. Monitoring all previous water stains on the ceilings closely. Visual check of the boat photo below. The boat does not appear to be strapped to the lift. Pool pump timer is set to run between 8am-12pm. Some of the storm shutters around the residence have not been installed or closed. New pool cage is waiting to be installed. Left the water main on when leaving for the pool water auto filler.
9/19/23: Additional service call photos.
9/19/23: Removed a Signature pest sign dated 9/19 from the front yard. Was unable to run water throughout the residence as new plumbing is currently being installed. New plumbing progress photos below. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
9/19/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
9/19/23: The toilet bowl brush handle snapped when I began to brush the master bathroom toilet, reported previously.
9/19/23: There are some weeds starting to grow in the pool pavers see photos below. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/19/23: Removed a problem solved pest sign date 9/12 from the front yard. There was a single patio chair sitting by the pool when i arrived photo below. The battery maintainer on the car was disconnected & one of the terminals on the wires was broken when i arrived photo below. Made sure the water heater, range & ice maker were off. The ac system appeared to be working correctly again. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has some brown spots on the left side of the house. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Visual check of the boat photo below. All storm shutters are closed. Removed the lock box from the side of the house when leaving.
9/19/23: New plastic gutter downspout extension’s appear to have been installed in all the gutter downspouts recently see photo below. Brought in two pieces of mail see photo below. Client will address broken mirror in dining room when they return. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
9/19/23: The neighbors truck & car are temporarily parked in the driveway. Brought in one piece of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
9/19/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
9/19/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Soffits & facia on building are still waiting to be repaired. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
9/18/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have been sprayed and they have died. The pool edges have a black line on them almost all the way around, reported previously.
9/18/23: I watered all the plants out back on the pool deck and 2 out front based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Then I vacuumed the AC drain and then I repeated the vinegar and water. Permit packet to remain out front per client. The front weeds are in need of attention, photos below. Weeds growing in the cracks of the lanai pavers, previously reported and new photos below. The main long front pool cage screen has separated from the bottom channel, reported previously. Photo of what I vacuumed out of the AC drain line below.
9/18/23: Right side MB sink drains very slowly. I vacuumed out the HVAC drain. I also freed up the disposal then sprayed it liberally with WD40. After I did it was ver loud so I tagged the switch not to run.
9/18/23: The automatic pool cleaner was working again. The pool level is very good (1/2 the skimmer port). I checked the small storage room off the pool. The lawn has some browning, reported previously. The water main was on upon arrival, off upon departure. The ceiling spots in the dining area I believe have gotten worse, photos below. One with 2 circles was on 5/26/23 and the other today. Some mail with forwarding stickers today, photo below. The thermostat was set to 80 I moved it to 78 based on past settings and the higher inside humidity I found today.
9/18/23: Some browning of the yard reported previously. The spot in the master bedroom closet I think is getting worse, reported previously. There is one possibly lifted shingle that I can see from the ground. photo of the lake below.
9/18/23: Contractor access. Met with both Brad the insurance adjuster & Anthony the public adjuster & let them in the residence. I stayed with them until they were finished & made sure everything was locked up when leaving. Brought in two pieces of mail photo below. The ac system was on & appeared to be wrong correctly. Both displays on the boat read HU. 11:30am-12:30pm
9/18/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, reported previously. I can see about 5 shingles that have blown off, reported previously. The humidity is borderline so I move the humidity to 55 from 60.
9/18/23: I watered 3 plant(s) on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower.. I am using the pan mentioned above to fill the shower trap.
9/18/23: Storm prep reversal. Opened all storm shutters & put the grill back on the lanai photos below.
9/18/23: Some mail and a package at the front door, photo below. Reset the xFinity modem in the office.
9/18/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Several palm fronds in the yard. Brought in oool slip dated 9/13/23.
