Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/17/24: There is browning in the front yard that does not appear to be getting better. Weeds growing in the cracks of the lanai tile.
7/17/24: I poured vinegar down the HVAC condensate tube and chased with water.
7/17/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same as last service call. There were more than a dozen weeds growing in the cracks of the lanai, I pulled them.
7/17/24: The browning of the lawn is about the same as last service call, no real improvement in my opinion. The from small tree was blown over, photo below. I straightened but it really needs to be tri-staked to prevent it from occurring again. The lanai has weeds growing in the cracks, photo below.
7/17/24: Contractor access + open up house. Met with Xavier from Wind Mitigation Network & let him into the residence for inspection. I had to move the mini van out of the garage so Xavier could access the attic. Xavier stated that his company would be contacting the client directly. Opened up the house for clients return. Turned on all breakers, icemaker, Watermain, disconnected battery maintainer etc. 10:30am-11:30am.
7/17/24: I watered 2 of the plants on the outer pool deck, I watered 2 plants just inside the hurricane screen. I watered both of the plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously.
7/17/24: No need to water the plant out front, photo below. The left MB sink leaks where the stopper actuator connect to the drain reported previously. Broken bent plat on off garage door side of home, photo below.
7/17/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. I pulled a dozen of the larger weeds on the lanai/pool area., but there are many tiny weeds yet. Too many to pull, they should be sprayed.
7/16/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/16/24: The ac air filter is dirty & may need to be replaced soon size 16x20x1. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
7/16/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
7/16/24: Lawn conditions have returned to normal. All ceiling fans are off. Mini fridge on lanai is off & door open.
7/16/24: Water has been restored to the residence since the last service call. Underground utilities work has started in the front yard and right side of the house. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
7/16/24: Underground utilities work has started in the front yard and the right side of the house by the electric meter since the last service call see photos below. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
7/16/24: Swept cobwebs from around both security cameras on the lanai. Weeds and grass are starting to grow in all the landscape beds again see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/16/24: The damp rid buckets in the vehicles are full and I could not find any more replacements inside the residence. The lawn still has a few small brown spots throughout the yard. The pool water level was all the way to the top of the pool pavers so I did not run the hose in the pool at this time. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock. Green slip in mailbox.
7/16/24: The new pool cage has been installed since the last service call see photos below. New gutters are waiting to be installed on the front and sides of the house. Weeds are starting to build up in the landscape beds and the deco drain by the pool see photos below. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/16/24: Location marks & flags are in the front yard for utilities work. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closley. The breaker to the microwave is off & the door temporarily open to prevent odors from building up. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
7/16/24: The pool pump is set to pull water from the bottom center drain. I vacuumed out the HVAC condensate tube, below is a photo of the contents. The pool appears to have a bit of algae scum developing on the bottom, photos below. As an observation the pool pump is not currently running.
7/16/24: Excessive weeds & grass are growing in all the landscape beds. Shed door is locked.
7/16/24: The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the battery with a new 9V battery provided from a kitchen drawer and tested it after installing the new battery. Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
7/16/24: Some weeds are growing in the cracks of the pavers on the lanai. The AC was not running when I arrived. The humidistat had a blank screen. I checked the air handler float switch and there was water in it and the discharge tube. I vacuumed the HVAC condensate tube out and the system began running immediately, photo of the tube contents below.
7/16/24: Excessive weeds and grass are growing in the landscape beds. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
7/16/24: Photos of the plants on the lanai below. Browning in the yard has stopped improving in my opinion.
7/16/24: The leaking pool pump filter canister lid has been replaced with a new lid since the last service call see photo below. The plate on the motorcycle expires soon see photo below. There appears to have been some activity inside the residence since the last service call. Removed a Massey pest sign from the front yard. The alarm system will not let me arm it when I am leaving. Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some large brown spots throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
