Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/20/23: Photos of the new screens on the pool cage below. The last of the vinegar has been used for the ac condensate drain line. A new ac condensate drain line cleaner product called Nuline is recommended. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
9/20/23: Checked all damp rid bags. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the door handle unlocked when leaving.
9/20/23: The kitchen sink has been repaired since the last service call & is no longer leaking when water is running see photos below. Mini fridge in living room is off & door propped open. Mesh storm shutter on lanai is down. Put the key back in the lockbox when leaving for Anthony with A++ proformance plumbing to replace the water heater.
9/20/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The last of the vinegar has been used for the ac condensate drain line & there is no more provided. Another ac condensate drain line cleaner product called Nuline is recommended. Checked all damp rid buckets.
9/20/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
9/20/23: Removed a problem solved pest sign dated 9/19 from the front yard. Brought in two pool service slips dated 9/12 & 9/19. Right side pool cage door is locked. All storm shutters are on. Locked the door handle only when leaving.
9/19/23: Pool draws from the center bottom drain per client.
9/19/23: I watered 3 total plants within the hurricane shutter, 7 out on the pool deck and 2 out front. I poured vinegar down the HVAC condensate tube chased by water. The weeds growing in the cracks of the lanai have been pulled and cleaned up. Garbage disposal is frozen.
9/19/23: The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
9/19/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously. Dead plant in back yard, reported previously.
9/19/23: The browning in your yard persists, reported previously.
9/19/23: I poured vinegar down the HVAC condensate tube then chased with water. I did not find any ants in the master bedroom on the window sill.
9/19/23: Browning in the yard persists, photos below. The alarm was deactivated upon entry, I activated it upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I watered the plant in the kitchen. I vacuumed the AC drain line, photo of what came out below. Weeds growing on the lanai.
9/19/23: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane.
9/19/23: New roof construction progress photo below. Some new sheet metal has been installed on a section of the building since the last service call. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
9/19/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom including algae on the bottom and sides, photos below. There was no contractor lockbox on the door.
9/19/23: Some browning of the front lawn, reported previously. I sprayed two wasp nests one out front on the light under the overhang and another on the soffit near the back lanai.
9/19/23: The stickers on the mini van appear to expire next month see photo below. New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new sheet metal to be installed. The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
9/19/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new sheet metal to be installed. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are down. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
9/19/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks. I’ve been watching the spot at the entrance to the bedroom behind the garage/utility room all summer and it has not gotten worse. The other two more light ceiling stains were also previously reported. These stains do not look to have gotten worse. The tree out back has filled in tremendously, photo below. There are several small branches that are on the ground and each week it appears no one is picking them up.
9/19/23: New roof construction progress photo below. Sheet metal has been installed since the last service call. The new water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Was unable to open the garage overhead door due to a damaged breaker waiting to be repaired. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
9/19/23: Behind the master bathroom toilet appears to be some moisture more than likely a past problem as I have been monitoring for several service calls and it hasn’t gotten any worse, previously reported. One bush appears to have been blown over a bit from the wind, reported previously. It did not damage the mini-split. But it does need to be staked I would think. I found dead bugs along the baseboard of the back corner bedroom in several places, photos below. The baseboard there is loose as well. I pulled a Purcor Pest sign from the front lawn. It was not dated.
9/19/23: New roof construction progress photo below. Sheet metal has been installed since the last service call. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
9/19/23: The lawn still has some browning in the back yard photo below. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
9/19/23: There was an excessive amount of moisture on the bottom of the ac air handler in the garage which was dripping onto the floor below see photos below. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 74.5% & 84.5. Made sure to leave the water main on for the pool auto filler when leaving.
