Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/21/23: Drive by. Went to the residence to perform an inspection but the front door was locked when i arrived & I do not have a key to the new door lock.
9/21/23: There was a service slip from Bohalls total comfort heating & air dated 9/8 on the kitchen counter when i arrived photo below. Water stains on kitchen ceiling have not changed in appearance since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived most likely from the ac not turning on enough due to lower outside temperatures at night. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Removed the lockbox from the front door when leaving. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving.
9/20/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/20/23: The, HVAC, air handler condensate tube and limit switch was plugged and full of water. I vacuumed the drain line from outside and got a lot of gunk from it, photo below. The system would not start back up, the air handler kept cycling as if it were going to run and then stopped. It did this about every 30 to 45 seconds, so I shut the unit off at the circuit breaker on the air handler. I tag that circuit breaker has such for the HVAC tech when he/she comes in to work on it. I notify the customer and they were going to call Kelly air services.
9/20/23: Contractor access. Met with ac technician Mike from Eze air solutions & let them into the garage for ac repair. Mike stated that the condensate drain line was clogged causing the excessive moisture on the air handler & in the air causing the humidity level to be high inside the residence. Mike also put some chlorine tablets in the pan for now to try & prevent it from clogging again. I stayed with Mike until they were finished & made sure everything was locked up when leaving. The garage overhead door behind the car would not close when i tried to close it. After several attempts & the emergency release not working I had to manually push the door down to close it completely. I Also engaged the lock & unplugged it for now to keep it from opening again. 2:00pm-3:30pm
9/20/23: I poured vinegar down the HVAC condensate tube and then chased with water. Some dead ants at the living room slider, reported previously. I did not see any live ants.
9/20/23: I poured vinegar down the HVAC air handler condensate tube. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. The car started and idled during the service call. There was a package on the back trunk I cannot recall seeing before, photo below.
9/20/23: I checked under the windows for wet carpet and I did not find any dampness.
9/20/23: The black ant situation along the slider is no different, I found no live ants. There was a light white film on the one recliner on the arm of the one recliner. This generally is the type of film that I see in automobiles in high humidity garage. It always forms were the oil on the body is so prevalent. So anyhow, I just took a damp piece of paper towel, wiped it off and then dried it good we’ll see what happens next service call. I cannot find any other evidence of this anywhere else.
9/20/23: The towels that were against the front door area last service call appear to be washed? and folded on the kitchen island. There is an irrigation head that appears to be broken and is washing out the area around it, photo below. It’s to the left side of the walkway to the front door.
9/20/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There are no new holes in the yard that I could see.
9/20/23: Storm damaged garage overhead door has not been replaced yet.
9/20/23: Construction work being done inside. The disposal is frozen.
9/20/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are open and the unit is off.
9/20/23: New roof construction has not changed in appearance since the last service call. Roof appears to be waiting for new tiles. Brought in eight pieces of mail & two packages see photos below. Pool Bathroom renovation progress photo below. All the gutter downspout’s will need to be reattached after roof construction is completed. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Mini fridge & keg cooler on lanai were both on & cold. Monitoring all previous water stains on the ceilings closely. Visual check of the boat photo below. All storm shutters are closed.
9/20/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet. I vacuumed the AC drain line.
9/20/23: Brought in two packages that were laying by the front door when i arrived & reconnected the battery charger to the kayak battery photo below. Monitoring all ceilings closely.
9/20/23: Removed an undated truly nolen sign from the front yard. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
9/20/23: Turned the dock sub panel breaker back on per the client. Pool pavers may need to be pressure washed soon see photo below. Plants on lanai were wet from rain. Mesh storm shutters are closed. Irrigation system is on.
9/20/23: There were two packages letters that came in. I thought you might be interested in photo below. The AC system for the master bedroom tray is filled with water and its condensating around it as well photos below. This will need to be cleaned professionally and drained. The master bathroom tub is draining slowly, and I’ve tagged it as such.
9/20/23: Both dehumidifiers ran while I was here. Kitchen read 39 and bathroom 34.
9/20/23: I did not see any geckos today but there were gecko droppings on the wood floors in several locations. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
9/20/23: The lawn is starting to look greener throughout. Irrigation system light was blue. Storm shutter panels are on over the front door.
9/20/23: The dehumidifier was running and read 33. There is a stain on the living room ceiling that looks like an old bleed through stain and not a fresh new one, photo below.
9/20/23: Weeds are starting to grow in the pool pavers again see photo below. Current photo of the palm tree by the driveway. The pool pump filter canister lid was not leaking during today’s service call. There are several brown spots in the lawn. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked. All storm shutters are on.
