Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,616 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/10/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
9/10/24: The pool pump is set to pull from the bottom center drain. I pulled a Juniper Landscaping sign, dated 9/4/24, from the front yard.
9/10/24: The new underground powerline is still waiting to be connected to the meter on the right side of the house. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
9/10/24: Dock construction progress photo below. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
9/10/24: There is browning in the yard that no longer seems to be improving.
9/10/24: All of the weeds have been sprayed again. Swept around all security cameras for cobwebs. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
9/10/24: Photos of the plants on the lanai below. The two small pots to the left in the first photo are in bad shape and nearly dead. Browning in the yard has stopped improving in my opinion, photo example below. One plant blown over a bit, report previously.
9/10/24: The electric meter is still waiting to be connected to the new underground power line. Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has some washout starting to transpire. Client will address. Put all sales flyers in the trash can. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
9/10/24: The large damp rid bucket in the truck is full and needs to be replaced. All ceiling fans are off. Visual check of the dock.
9/10/24: The browning in the yard is no longer improving in my opinion. The spot on the ceiling in the MB closet has not change from what I can see and based on the last photo. I started the SUV and it idled during the service call. They have put side down on the right side of you home, photo below. The water main was on when I arrived and I turned it off upon my departure.
9/10/24: All of the landscaping bushes need to be trimmed soon. Excessive weeds are growing in the pool pavers. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
9/10/24: The Deco drain on the lanai needs to be cleaned out again photos below. Gutters are waiting to be installed on the front and sides of the house. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
9/10/24: Removed an elite pest sign dated 9/5 from the front yard. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closely. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
9/10/24: The ac system was back on & appeared to be working correctly again. Shed door is locked.
9/10/24: Alarm is off. The pool auto fill has been put back on and is working. The pool is better but still a bit discolored, photos below.
9/10/24: The tag on the boat trailer expires soon photo below. Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
9/10/24: The browning in the front yard does appear to be improving.
9/10/24: The lawn has been mowed & the lines have been moved off the ground since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
9/10/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use.
9/10/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Weeds growing on the lanai/pool cage area. There were two very large palm fronds in the landscaping that I brought to the front for general pick up. The pool is beginning to grow algae on the steps, sides and bottom, photos below
9/10/24: The tires on the vehicle were starting to get low. I inflated them all to 33psi using my cordless inflator. Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some brown spots throughout the entire yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
9/10/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches have been removed that were on the ground around the back tree. No mail in the mailbox.
9/10/24: The new roof appears to have been completed since the last service call photos below. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All the plants were wet from recent rain. Put the keys back in the lockbox when leaving.
9/10/24: Removed several active hornets nest from the soffits. Weeds are building up in the landscape beds & all pavers. All ceiling fans are off. Mini split ac is on.
9/10/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. Weeds growing in the cracks on the lanai, too many to pull, they should be sprayed, photo below. I can spray these for $25, let me know if you would like this done. The filter for the HVAC system should be changed, reported previously. Filters we discussed have not arrived. The smoke detector in the front hall is chipping and saying low battery. This is not an issue for me while I’m here and while it is vacant however you will need to address this when you return.
