Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,616 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/10/24: The lawn needs to be mowed & weeds are starting to build up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
9/10/24: The pool was slightly green on the bottom when I arrived photos below. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai & right side garage window. Storm shutter panels will be installed over the front door if major storm is imminent. Visual check of the dock. Put the key back in the lockbox when leaving.
9/10/24: Sprayed several active hornets nest on the front porch ceiling & soffits. The water stain on the back bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
9/10/24: The ac air handler in the garage was dripping water when i arrived see photos below. The ac system was still running but the condensate water was dripping from the air handler. Will contact the client & advise them of the situation. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
9/10/24: All ceiling fans are on. Both storage shed doors are locked. All gates are closed. All storm shutter panels are on.
9/10/24: Made sure the water heater, range & ice maker were off. Portable dehumidifier in master bedroom read 40. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. Both pool cage screen doors are unlocked. Inside porch screen door is locked. Water softener salt container is 1/2 full. Left the water main on for the pool auto filler & closed the garage overhead door when leaving.
9/10/24: One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
9/10/24: Removed a Trugreen sign from the front yard. Wiped dead ants off the master bathroom floors & from around the bathtub. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is 3/4 full. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
9/9/24: Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. Weeds are starting to grow in the pool pavers photos below. The ac air filter is dirty & needs to be replaced size 20x20x1. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
9/9/24: The ac system was back on & appeared to be working correctly again. All of the weeds in the landscape beds are continuously being addressed. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
9/9/24: Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
9/9/24: Excessive weeds are growing in the pool pavers. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Green slip is in mailbox.
9/9/24: Excessive weeds are growing in all the landscape beds & pool pavers. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
9/9/24: Removed a lawn care extraordinaire pest sign dated 9/6 from the front yard. Lawn conditions are slowly returning to normal photos below. Photo of the new pool pump below. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 56.3% humidity. Master bath hall temps were 80.7 degrees & 56.0% humidity.
9/9/24: Photo below of the new pool pump filter canister lid. The pool company was servicing the pool when i arrived. Removed a lawn care extraordinaire pest sign dated 9/4 from the front yard. Replaced the battery in the doorbell camera with a fully charged battery & put the other battery back on the charger. The bottom hinge is broken on the left side pool cage screen door is still waiting to be repaired. Client will address. Salt container for water softener is 1/4 full. Patio furniture on lanai. All storm shutters are currently off.
9/9/24: The lawn has several brown spots throughout the yard. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
9/9/24: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Large crack on wall in lanai. One of the lanai screens has a large tear in it. Attic soffit vent screens are damaged. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
9/9/24: Both toilets have been saran wrapped, so I did not flush them as flushing requires air, pushing the seal of the wrap. The guest bathroom sink leaks slightly at the nut on the underside of the bowl. It has been tagged as such. Weeds growing in the landscaping seem to be taking over. Lawn is long but not excessive, photos of these below. Three pieces of mail all were election related.
9/9/24: There is a small section of soffits pushed up along the back of the house where the lanai is. Checked all damp rids. Lanai screen door is locked.
9/9/24: Uv lamp in air handler is off. Client will address when they return. Lamp in living room is on. All ceiling fans are on.
9/9/24: Photos of the yard below. I feel it is a bit longer and neglected a bit and these photos I hope show you what I mean. Mailbox damaged, reported previously. Sales flyer I found inside was so mutilated I just threw it away. Wasn’t sure my be hidden in it.
9/9/24: None of the plants required watering based on my plant moisture meter. I brought in a pool slip from the lanai dated 9/5/24
9/9/24: The screens covering the access holes on the garage wall had circular holes eaten in them & something has pushed the flood vent flaps open from the outside to gain access to the inside of the garage when i arrived. There was also some pine needles & leaves around the screens as well. I temporarily taped up the screens the best I could and covered the holes tightly with plywood. I recommend a pest control company to inspect the residence at this time. Will contact the client & advise them of the situation. The plastic planter with the pygmy date palm on the right side of the garage is broken from dry rot & weight. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the off position. Left the water main on when leaving for the pool.
9/9/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The pool equipment had a large leak next to the pool heater, photo below. Sent a video to the HO. I shut the pump off at the timer for safety.
9/9/24: Brought in the large chewy package that was by the front door when I arrived photo below. The rope across the driveway is excessively dry rotted & broken. Client will address when they return. One of the pygmy palms in the planter on the right side of the driveway has died. Client will address. The lawn has a brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded.
