Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,616 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/12/24: Visual vheck of the car under the carport.
9/12/24: The garage storage room will need to be throughly cleaned, repainted & cabinets replaced soon as the air vent lets in too much humidity & moisture which the damp rid buckets can not keep up with. All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
9/12/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such.
9/12/24: The AC will not run, called HO
9/12/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. All damp rid buckets throughout the residence are full and need to be replaced. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was off in #603.
9/12/24: The humidity level was over the acceptable level of 60% inside the residence on both floors again. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Storm shutters on lanai are closed.
9/12/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.

9/11/24: Weeds are growing from the cracks in the lanai.
9/11/24: There is a spot on the ceiling in the corner above the master bath tub, reported previously. It appears to be the same from last service call. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
9/11/24: I started the car and it idled during the service call. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
9/11/24: The water heater and the recirculating pump are to remain on as discussed with homeowner.
9/11/24: There is browning in the front yard that does not appear to be getting better. The gutter baffle to the right of the front door needs to be repaired, reported previously. There are 2 small trees that a leaning but in opposite directions which leads me to believe they are leaning because the soil is so wet and their braces have given way, photos below.
9/11/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same and not improving. I pulled about 2 dozen weeds on the lanai. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.

9/11/24: The browning of the lawn has had little to no real improvement in my opinion. The tree out front has fallen down, reported previously. The armadillo hole just to the left of the condensing unit appears to be inactive. I sprayed the lanai weeds.
9/11/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/11/24: Contractor access. Met with ac technician Jacob with Four seasons air conditioning & let him into the residence for ac system routine maintenance. Jacob stated that everything was ok with the system. I stayed with Jacob until he was finished & made sure everything was locked up when leaving. 9:30am-11:00am.
9/11/24: I watered 2 of the plants on the outer pool deck, I watered 1 plant just inside the hurricane screen. I did not water either of the plants out front. The front trees are still over a bit, reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
9/11/24: I poured a few ounces of bleach in each toilet. I shut the water heater breaker off. FYI the dryer breaker is/was off upon my arrival. It is the breaker just under the water heater breaker.
9/11/24: I poured 4oz of vinegar down the HVAC condensate chases by 8oz of water.
9/11/24: The plant out front does not need watering, water bulb is full. The left MB sink leaks where the stopper actuator connect to the drain, reported previously. The plant out back is in need of restaking, reported previously.
9/10/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
9/10/24: Photos below of all the clothes in the closet. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
