Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,404 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/24/23: All of the weeds that were growing in the landscape beds appear to have been pulled and/or sprayed recently. Caught & removed a live lizard off the dining room floor when I arrived. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
10/24/23: The pile of dead grass & weeds that was previously pulled from the yard was scattered all over the yard when I arrived see photos below. The pool water level was a little low. I ran the hose in it during the service call to help bring the water level up. All storm shutter panels are on.
10/24/23: Brought in one of the lanai camera batteries & plugged it in to charge. Will replace it on the next service call & put the other battery on the charger. Interior painting progress photos below. Work has started in the kitchen & living room. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. Irrigation system is on. All storm shutter panels are on.
10/23/23: I pulled a dozen of small weeds growing in the cracks in the pool/lanai area.
10/23/23: I poured vinegar down the HVAC condensate tube then chased with water.
10/23/23: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk.
10/23/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. Pool is in very poor shape still, NEW photos below.
10/23/23: The dehumidifier read E9 again. The neighbors van is in the drive and the convertible is gone. There are circular saw and saw dust on the floor, photo below. Small light spots on the ceiling in the front bedroom right corner, reported previously.
10/23/23: Weeds are growing in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
10/23/23: The ac thermostat was blank & the ac system was off when I arrived. I did not find any tripped breakers & was unable to turn the ac on. The ac system appears to need maintenance at this time. Will contact the client & advise them of the situation. Ran the hose in the pool during the service call to help bring the water level up. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
10/23/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. There is a what appears to be an armadillo hole just to the right of the right front corner of the garage, photo below. I can see about 5 shingles that have blown off, reported previously. The guest bathroom faucet is loose. Sandy grit on the steps of the pool, reported previously.
10/23/23: Removed the lockbox from the front door when leaving. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
10/23/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The gopher turtle hole is active as well the armadillo hole under the lawn mower. The pool appears to me to need scrubbing however I’m not as familiar with the side coating, reported previously.
10/23/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
10/23/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active again.The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a new water spot on the ceiling in the living room, previously reported. I found a dozen live tiny ants on the floor in the master bathroom and hall area. I killed them. I also found three live tiny ants in the shower and I killed them. There are several spiders that have taken up residence in the pantry area so I will bring my sweeper next time and clean that up. The water main valve was on upon arrival. I turned it off upon departure.
10/23/23: The small plastic bracket that holds the flush buttons in place on the underside of the master bathroom toilet lid is dry rotted & broke when I flushed the toilet today causing the flush buttons to be loose in the tank lid. The toilet can still be flushed by pressing the buttons but they are loose. I have tagged it as such. Brown spot in lawn on right side of driveway. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
10/23/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously. Irrigation flags all over the yard, photo below. Someone has been inside your house and it appears they are changing door hardware, photo below. The door to the back yard from the pool cage was open, I closed it.
10/23/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
10/23/23: An orange cable is coming out of the side yard (taped at one end) not sure why, photo below.
10/23/23: New roof construction progress photos below. The roof & lanai appear to have been completed since the last service call & new gutters have been installed around the residence see photos below. The fill valve runs on the guest bathroom toilet & is tagged as such. Mini fridge in kitchen was on & cold. Checked all light timers. All previous water stains on ceilings have not changed in appearance since the last service call. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
10/23/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. I put 30 pounds of air in the front passenger tire of the car. There was no display on your thermostat and I could not get it to display. This generally indicates that your condensate AC drain is plugged. I want to your air handler unit pulled out the float switch and saw that there was water in that tube. I pulled out my shop vac And vacuumed the AC drain from outside and inside to clear the line. A photo of what was in the lines and the system is below. And then turn the AC system thermostat to 75 and waited for the system to begin to cool to ensure that solve the problem , which is dead. The system is well below 70° and cooling.
10/23/23: Portable dehumidifier read 53%. Left the water main on when leaving.
10/23/23: There appears to be some rust staining on some of the pool tiles by the waterfall & the pool pump filter canister lid was leaking when I arrived see photos below. All storm shutters are closed. Left the water main on when leaving.
10/23/23: The humidity level was below 60% inside the residence again. I raised the ac to 75 for now to save energy. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
10/23/23: Some mail, 2 pieces, neither appeared important. Browning front plant, reported previously. I found the front door unlocked, I locked it. I found lights on in the kitchen, photo below. I shut them off, of course. The water heater is on its lowest setting. The downstairs thermostat was set to 72° I said it back to 80°. It was one bag of trash in a container that was fairly smelly, so I just took that with me.
