Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,404 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/25/23: The car’s battery maintainer reads 100. Car cover was on correctly. I found about a 100 small dead ants on the kitchen counter, photo below. I cleaned them up. I could not find any live ants.
10/25/23: Water main is off outside and water heater is off at the switch next to the tank inside.
10/25/23: Checked the car, the front passenger side tire is getting low, photo below. The back plastic down spout is damaged, photo below.
10/25/23: The plants along the back fence have lost almost all their leaves, photo below.
10/25/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously. The master bathroom shower head is becoming corroded and will need some cleaning, reported previously. There are several active ant hills on the outside lanai, photo below.
10/25/23: Pool house temperature is 74.8 and humidity is 48.9%. I found several dead bugs on the floor and 3 live black ants which I killed. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. Photos of the yard, weeds have been removed.
10/25/23: Replaced the HVAC filter
10/25/23: The fence is gone on the one side of your yard, reported previously. Several dead flies in various parts of the house, reported previously. It doesn’t seem to have gotten worse. Nothing in the mail appears important. A small bowl is on the front wall leading to your home, reported previously. Weeds are growing in the gutters. It appears they need to be cleaned, photo below. Nothing has been done in the backyard as far as mowing or weeding for a long time, reported previously. Some pest activity on the ledge of the tub upstairs. Some granules are on the edge could be ants, or even possibly termites can’t tell, previously reported. I started the car and it idled during the service call.
10/24/23: Made sure the water heater, range & ice maker were off. There is a package of expired bagels inside the refrigerator. The humidity level was slightly over the acceptable level of 60% inside the residence at 80 when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked.
10/24/23: The ac thermostat was blank & had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided restoring power to the thermostat. Found an extra one gallon container of vinegar in the guest bedroom closet. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
10/24/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
10/24/23: Brought in one piece of mail see photo below. Weeds are starting to grow next to the pool. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
10/24/23: Raised the humidistat to 65% per the client. New palm trees appear healthy. Turned the water main off to the house only when leaving.
10/24/23: Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
10/24/23: The glue traps placed by the master bathroom windows have caught a significant amount of ants so far and the dead ants on the floor are back to a minimum. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
10/24/23: Brought in two pieces of mail see photo below. Removed the lockbox from the front door when leaving. Weeds & grass are building up in all the landscape beds. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Monitoring all previous water stains on the ceilings closely. All storm shutter panels are on.
10/24/23: The garbage disposal was not seized today. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. There are some hairline step cracks in the exterior wall by the pool pump. Holes in ground along seawall are being addressed.
10/24/23: The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is off.
10/24/23: Ran the hose in the pool during the service call to help keep the water level up. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
10/24/23: The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
10/24/23: Made sure the water heater was off. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water provided. Put the keys back in the lockbox when leaving.
10/24/23: Weeds & vines are starting to build up in the front landscape bed & driveway pavers. Mini split ac was on.
10/24/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both screen doors are locked. All shutters are closed.
10/24/23: The inside of the residence has not changed in appearance since the last service call. The internet modem appeared to be working correctly. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on.
10/24/23: Met with ac technician Jeff from Abel air & heat & let him into the residence for ac repair. Jeff stated that the condensate drain line was clogged again from algae & cleaned out the air handler & drain line. Jeff stated that it is not safe to pour bleach down the line & he coated the coils with a product called viper to help keep the drain line clean. Jeff stated that if the other preventative products are not working for the drain line then the system will need to be professionally cleaned out at least twice a year. I stayed with him until he was finished & confirmed that the ac was back on & working correctly again. Made sure to activate the alarm & everything was locked up when leaving. I also ran the hose in the pool the entire time to help keep the water level up. 9:30am-11:30am.
