Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,404 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/23/23: Checked all the tire pressures on the car & made sure they were inflated to the manufacturer specifications on the drivers door using my cordless inflator. Weeds are starting to build up in all the rocks around the pool cage & house. Brought in two pool service slips dated 10/8& 10/16. Both toilet water supply valves are currently turned off due to one of the toilets leaking. I turned them on & off to flush them for now. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. Left the water main on when leaving. Storm shutters over the front door & lanai slider are open.
10/23/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Photo of debris on the bottom of the pool below. Some palm fronds in the yard not yet picked up. Water heater circuit breaker was on upon arrival and I kept it in that position as requested. The water main was on upon arrival, I kept it on as requested. The door between the garage and home was not locked, I locked it.
10/23/23: Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open.
10/23/23: Brought in one piece of mail with a stack of sales flyers see photo below. Ran the storm shutters on the lanai up & down for preventative maintenance. There is an alert on the security system keypad concerning the backyard camera. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
10/23/23: The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turned on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/23/23: Brought in a package that was laying by the front door when I arrived see photo below. Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
10/23/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Pool safety fence is installed. All storm shutters are off.
10/20/23: A whole home surge protector is recommended for the breaker panel in the garage to prevent large surges from entering the residence. Monitoring all previous water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked.
10/20/23: The master bathroom bathtub faucet appears to be stuck in the shower position when water is running through it.
10/20/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
10/20/23: The tires on the car were starting to get low from lower outside temperatures. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator.
10/20/23: The tires on the car were starting to get low again from cooler outside temperatures. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator.
10/20/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
10/20/23: Poured a measured bottle of vinegar down HVAC condensate tube. Some weeds growing in the cracks of the pavers on the lanai.
10/20/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storage room door is missing weather stripping.
10/20/23: Raised and lowered the hurricane shutters. I watered the 3 plants on the lanai as requested. One does not appear to be doing too well, reported previously. Checked all the GFIs and I found the GFI on the wall next to the two kayaks was tripped (again), I reset it. The humidity upstairs is good so it appears 77° is where it should stay on the thermostat.
10/20/23: The ac air filter was dirty & needed to be changed. I replaced it with a new filter provided underneath the air handler & wrote the date of installation on it.
10/20/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance with the vinegar recently provided.
10/20/23: Excessive weeds are building up in all the landscape beds. Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
10/20/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported. Your water is beginning to smell like rotten eggs. Generally this means the water heater anode rod needs to be replaced. I started the SUV and it idled during the service call. The master bath, toilet tank is leaking at the fill point. I cleaned up the water that was sitting on the floor. I also turned the water off at the valve to the tank, and I checked to ensure that there was no dampness on the other side of all the wall in the closet and there wasn’t, photos below. I also shut the water off to the guest bathroom tank. I turn the water main off to the house as a precaution with regard to the leak.
10/20/23: Made sure the lanai screen door was unlocked. Swept off the front porch & cleaned up some dead ants off the living room floor. The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
10/20/23: Your water is beginning to smell like rotten eggs which may indicate the water heater anode rod needs replaced, drain the water heater or some one could also run the hot water side of the system until the smell dissipates.
10/20/23: The water heater and the recirculating pump are to remain on as discussed with homeowner.
10/20/23: There were some live ghost ants on the kitchen counter behind the coffee maker when I arrived. I put some Terro liquid ant bait out in several locations on the counters for now. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. Had to replace one full bag.
10/20/23: The smoke detector in the guest bedroom is chirping, indicating the batteries are low.
